Vice President & Brokerage Manager The Wine Country Market showed signs of both slowing and stabilization during the fourth quarter of 2019. More than two years have passed since the historic Wine Country Wildfires of 2017 and business appears to be “back to normal.� Per BAREIS MLS, the Average Sales Price in Sonoma County increased by a marginal 1% between Q4 2018 and Q4 2019 from $780K to $788K while Sales Volume remained static with $812M reported in Q4 2018 vs. $806M reported in Q4 2019. Average Days on the Market in Sonoma County also remained relatively unchanged from 98 days in Q4 2018 to 101 days in Q4 2019. Specifically, in the Sonoma Valley, Average Sales Price increased 19% to $1.4M Q4 2019 over Q4 2018. However, Units Sold decreased 16% to 76 units in Q4 2019 over Q4 2018, leaving a net decrease overall in Sales Volume of 1% to $108M in Q4 2019. The City of Santa Rosa experienced a 6% increase in Average Sales Price to $705K in Q4 2019 over Q4 2018 and a 1% decrease in Units Sold, to 386 units, during the same time period. This net effect was a 4% increase in Sales Volume in Santa Rosa to $272M during the fourth quarter of 2019. Per the BAREIS MLS, Napa County experienced a 9% decrease in Average Sales Price between Q4 2018 and Q4 2019, from $1.1M to $1.0M, and Units Sold remained static with 279 reported Units Sold in Q4 2018 vs. 276 reported Units Sold in Q4 2019. The $2M+ price segment experienced a 23% decline in Sales Volume, from $103M in Q4 2018 to $79M in Q4 2019, contributing to a net 6% decline in Sales Volume in Napa County Q4 2019 versus Q4 2018, from $296M to $279M. Average Days on the Market increased by 11% in Napa County, from 99 days in Q4 2018 to 110 days in Q4 2019. Average Sales Price in the St. Helena/Yountville market remained static in Q4 2019 over Q4 2018 at $1.8M. However, Units Sold decreased by 33% to 22 units in Q4 2019 over Q4 2018, leaving a net decrease in Sales Volume of 33%, or $40M in Q4 2019. The City of Calistoga, however, had a very strong fourth in 2019. While Average Sales Price decreased 3% to $2.3M in Q4 2019 over Q4 2018, the number of Units Sold in Calistoga increased 71% to 12 units in Q4 2019 over Q4 2018. The net effect was 66% increase to $27M in Sales Volume during the fourth of 2019. The balancing of the market, along with historically low interest rates is offering great opportunity for move-up buyers, empty nesters, and second home seekers looking to experience Wine Country living.
