Vice President & Brokerage Manager The real estate market in Wine Country continues to experience the economic effects of the historic wildfires of October 2017. In the 18 months following the wildfires, supply and demand has caused a swing in sales volume and average sales price in primary Wine Country markets. Additionally, extended winter rains in the region have delayed the traditional pattern of new spring inventory hitting the market, which has affected Q1 2019 sales. The following Q1 2019 data for single-family home sales is sourced from BARIES – Bay Area Real Estate Information Services: The Sonoma Valley experienced a surge in sales volume following the fires, but has since adjusted. Sales volume decreased 42% between Q1 2018 and Q1 2019, from $93M to $53M. This compares to the prior 12-month period when sales volume increased 27% between Q1 2017 and Q1 2018, from $73M to $93M. Similarly, average sales price decreased 16% between Q1 2018 and Q1 2019, from $1.2M to $1.0M, compared to the 14% increase in average sales price during the prior 12-month post-fire period, from $1.1M to $1.2M. The City of Napa experienced a 30% decline in sales volume for single-family homes, from $147M in Q1 2018 to $104M in Q1 2019. This follows a 3% increase in sales volume during the prior 12-month post-fire period. Average sales price in Napa declined 8% between Q1 2018 and Q1 2019, from $910K to $836K. This followed a 5% increase in average sales price during the prior 12month post-fire period when average sales price increased from $867K in Q1 2017 to $910K in Q1 2018. The pattern is similar in the City of Santa Rosa. Sales volume decreased 15% between Q1 2018 and Q1 2019, from $230M to $196M. This compares to the prior 12-month period when sales volume increased 27% between Q1 2017 and Q1 2018, from $181M to $230M. Average sale price in the City of Santa Rosa decreased 14% between Q1 2018 and Q1 2019, from $799K to $688K, compared to an increase during the prior 12-month post-fire period of 20% from $665K to $799K. sothebyshomes.com/winecountry
