The Northern California Wine Country continues to show resilience to the devastation experienced during the firestorm that ravaged the area in October 2017. A strong community and economy has allowed the real estate market in this exquisite region to continue to thrive. According to BARIES (Bay Area Real Estate Information Services), overall, Sonoma County witnessed an increase in total sales volume of single family homes from $718 million in Q2 2017 to $794 million in Q2 2018, a 10.5% increase. The average sales price in Sonoma County increased 17.5% in this same time period from $771,000 to $904,000. The Sonoma Valley market had a 35% increase in total sales volume from $123 million in Q2 2017 to $166 million in Q2 2018. The average sales price in Sonoma Valley increased from $1.0 million in Q2 2017 to $1.3 million in Q2 2018, 29% year over year. The Healdsburg market also showed strength with a 59% increase in sales volume from $42 million in Q2 2017 to $67 million in Q2 2018. The average sales price in Healdsburg remained relatively unchanged with a marginal increase of average sales price of 3% to $1.2 million. This smart pricing lead to 57 units sold in Healdsburg during Q2 2018, an increase of 54% over Q2 2017 and a decrease in days on market by 30% to 83 days. The City of Napa experienced a 14% increase in sales volume from $183 million in Q2 2017 to $209 million in Q2 2018. The $2 million+ price category in the City of Napa experienced an increase in total sales volume from $21 million in Q2 2017 to $56.8 million in Q2 2018, and increase of 166% year over year. The average sales price in the City of Napa increased 23% to $1.0 million from $817,000 year over year. The real estate market will evolve as the community continues to rebuild.
