Vice President & Brokerage Manager The Wine Country Real Estate market is in a period of adjustment after the historic Wildfires of 2017. Some markets experienced a significant decline in Sales Volume of Single-Family Homes between Q2 2018 and Q2 2019, while other markets experienced slight growth or remained static. These variances may be the result of the fact that the fires affected markets differently in terms of number of homes lost, price point of neighborhoods, or whether homes were primary of secondary residences. Regardless of circumstance, most Wine Country markets have seen a decline in Average Sales Price between Q2 2018 and Q2 2019. Per Bay Area Real Estate Services (BARIES), Sonoma Valley experienced a 26% decline in Sales Volume of Single-Family Homes between Q2 2018 and Q2 2019 from $165,145,482 to $121,751,047. However, it is important to point out that during Q2 2017 Sales Volume was $122,750,999, so effectively Q2 2019 was only a 1% drop from pre-fire Sales Volume. Average Sales Price in Sonoma Valley is down 15% Q2 2019 vs. Q2 2018 from $1,300,358 to $1,106,828. Sales Volume in the City of Santa Rosa has remained static since Q2 2018. Sales Volume of Single-Family Homes increased 1% between Q2 2018 and Q2 2019 from $286,255,129 to $289,021,888. However, this reflects a 7% decline in Sales Volume over Q2 2017 when Sales Volume peeked at $310,076,078. Average Sales Price in Santa Rosa is down 9% Q2 2019 vs. Q2 2018 from $759,297 to $688,147. Sales Volume of Single-Family Homes in the City of Napa increased by 2% between Q2 2018 and Q2 2019 from $209,030,034 to $212,207,750. This is a 12% increase over pre-fire Q2 2017 when Sales Volume was $189,850,806. Average Sales Price of Single-Family Homes in the City of Napa is down 11% Q2 2019 vs. Q2 2018 from $1,004,959 to $899,195. Overall Sales Volume and Average Sales Price of Single-Family Homes in both Sonoma County and Napa County declined between Q2 2018 and Q2 2019. Sonoma County Sales Volume dropped 7% from $991,899,140 to $917,879,679 and Average Sales Price declined 9% from $856,562 to $781,841. Napa County Sales Volume dropped 2% from $307,388,159 to $300,544,245 and Average Sales Price also declined 9% from $1,004,536 to $919,096. sothebyshomes.com/winecountry
