Vice President & Brokerage Manager The Wine Country region continues to adapt to the economic effects of the historic wildfires of October 2017. According to the Bay Area Real Estate Information Services (BARES), after a 13.5% marked increase in sales volume in Sonoma County between Q4 2016 and Q4 2017, when sales volume increased from $629M to $714M, the Sonoma County market stabilized in Q4 2018. Sonoma County sales volume decreased 10% year over year, from $714M in Q4 2017 to $642M in Q4 2018, bringing sales volume closer to that of pre-fire volume. At the same time, the average sales price in Sonoma County decreased 1.8% between Q4 2017 and Q4 2018, from $827K to $812K. The Sonoma Valley market showed a 9% increase in sales volume between Q4 2016 and Q4 2017, from $99M to $108M, and a 5% decline in sales volume between Q4 2017 and Q4 2018, from $108M to $103M. Average sales price in Sonoma Valley remained static between Q4 2017 and Q4 2018 at $1.2M. The Santa Rosa market showed a 12% increase in sales volume between Q4 2016 and Q4 2017, from $269M to $301M, and a 14% decline in sales volume between Q4 2017 and Q4 2018, from $301M to $259M. Average sales price in Santa Rosa declined 7% between Q4 2017 and Q4 2018, from $719K to $669K. The Healdsburg market showed a 43% increase in sales volume between Q4 2016 and Q4 2017, from $46M to $66M, and a 29% decline between Q4 2017 and Q4 2018, from $66M to $47M. Average sales price in Healdsburg decreased 5% between Q4 2017 and Q4 2018, from $1.16M to $1.1M. By contrast, Napa County sales volume and average sales price increased between Q4 2017 and Q4 2018. Napa County sales volume increased 20% between Q4 2017 and Q4 2018, from $219M to $262M, and average sales price increased 23%, from $952K in Q4 2017 to $1.17M in Q4 2018. In particular, the city of Napa showed a 14% increase in sales volume between Q4 2017 and Q4 2018, from $164M to $187M, and a 14% increase in the average sales price, from $856K to $1M. The St. Helena/Yountville market showed a 33% increase in sales volume between Q4 2017 and Q4 2018, from $44.4M to $59M, and a 13% increase in average sales price, from $1.6M to $1.8M. sothebyshomes.com/winecountry
