A MESSAGE FROM OUR MANAGER: Jonathan Soh According to Bay Area Real Estate Information Services, inconsistencies among Wine Country markets existed in nearly all categories when comparing Q3 2015 to Q3 2016. Closed volume of single-family homes varied from a 55% increase in St. Helena/ Yountville from $48.7 million in Q3 2015 to $75.5 million in Q3 2016, to a 17% decline in Healdsburg from $56.8 million to $47.3 million, to a 3% decline in Santa Rosa/Windsor from $360.2 million to $349.6 million during the same period. Average sales price also varied. A very robust St. Helena/Yountville market showed a 76% increase in average sales price between Q3 2015 and Q3 2016 from $1.19 million to $2.10 million. Sebastopol, however, showed a 14% decline in average sales price from $1.01 million to $874,000 and Napa showed a 3% decline from $828,000 to $803,000 during the same time period. Other market indicators including Days on Market and Units Closed also varied across the region. Compared to recent years, the Wine Country market appears to be balancing itself. Properties in premium locations are still in high demand. A strong job market and Bay Area economy continues to fuel the market which is good for sellers, however increases in Days on Market gives opportunities for buyers, providing a healthy equilibrium.
SONOMA VALLEY MARKET SUMMARY (SFH) The Sonoma Valley market eased its stride in the 3rd Quarter of 2016. Closed Sales Volume decreased 12% between Q3 2015 and Q3 2016 from $146,637,971 to $ 128,711,019. In particular, the price category $2M and up declined a noticeable 22% from $55,771,248 to $43,306,000. Closed Units also declined in Q3, from 132 units in Q3 2015 to 114 units in Q3 2016. This is a 14% drop year over year, and a 22% drop over Q3 2013 when 146 units close in Sonoma Valley. It is subsequently not a surprise that Days on Market increased 26% in Q3 2016 over Q3 2015 from 78 days to 98 days. Of particular note, is the price category between $1-2M where Days on Market increased 81% from 74 days to 135 days. Despite an obvious slow-down, Overall Average Sales Price managed to increase 2% between Q3 2015 and Q3 2016. While sales below $2M posted a 10% gain in Average Sale Price, Average Sale Price for sales above $2M declined by 22%.

ST. HELENA/YOUNTVILLE MARKET SUMMARY The St. Helena/Yountville market boasted robust results in the 3rd Quarter of 2016. Closed Sales Volume increased 55% between Q3 2015 and Q3 2016 from $48,706,400 to $75,462,933. Dissimilar to the Sonoma Valley market, Sales Volume in the price category $2M and up increased 424% from $8,850,000 to $46,356,000 speaking very positively for the luxury home market. While overall the number of Closed Units declined 12% in St. Helena Q3 2015 over Q3 2016, the number of sales $2M and up increased a very impressive 267% from 3 to 11 closed units. Understandably the Average Sales Price in the St. Helena/Yountville Market increased 76% between Q3 2015 and Q3 2016 from $1,187,961 to $2,096,193 and specifically in the price category $2M and up, Average Sales Price increased 43% to $4,214,182. It is unclear as to the real reason behind these strong numbers in St. Helena/Yountville, but it appears they may have been at the expense of other Wine Country second home markets such as Sonoma and Healdsburg which cooled in Q3 2016.
