Missed payment aftermath QUESTION:

We’re late with a mortgage payment, something that has not happened even once before during our years of homeownership. The reason is complicated, but we hope the lender will be understanding. How badly will this event impact our credit?

ANSWER:

It’s not especially common, but late and missed mortgage payments happen. To make the best of an iffy situation, you have to deal with it quickly. Let’s start with payments and due dates. Mortgage payments are typically scheduled on the same day each month, say the 1st. A mortgage agreement will typically say that payments are due on the 1st (or whenever), but there’s also a 15-day grace period. After 15 days, you can face a late fee. Because of grace periods, if your payment arrives on the 10th, there’s typically no harm and no foul. Even 4

if your payment was made on the 20th and you owe a late fee, your credit report is safe because only payments at least 30 days overdue are recorded as “late.” Important: Contact the lender if you know you’re going to be late. Explain the problem and what you’re doing about it. Ask if the late fee can be waived. If the problem is a glitch, then you might want to consider how it can be paid off with as little hassle as possible. For instance, does it make sense to get the money from a retirement account? Will there be a penalty? Can you get a private loan to ward off a one-time late or missing payment? For instance, you go to a bank or credit union and ask for an $1,800 advance to be paid back over a year. At 10 percent interest for unsecured financing, you will have monthly payments of $158.25. With a two-year term, the monthly expense for principal and interest will fall to $83.06. Are such numbers comfortable in your situation?

Will you be able to make the next payment without additional borrowing? Are there friends or family who might be able to help? Once 30 days have passed, the game changes. Now a payment is not just late; it’s been missed. It will show up on credit reports. There will be a late payment fee, plus the missed payment, plus the new payment will be due. A 60-day-late payment is likely to set off a bunch of calls and letters from mortgage servicers. They will want to know what’s going on and how the growing debt will be paid off. Treat these folks nicely — they can help you. At the 90-day point, you will likely get a demand letter from the lender’s attorney. The options might include paying up, working out a repayment plan, or foreclosure. Now there can be late fees, missed payments, and legal charges to pay off. aking the train or bus may sound like a drag – especially if you own a car. But driving yourself to work and back can be an expensive and timeconsuming grind. After examining seven major metros between 2012 and 2016 – Los Angeles; Phoenix; Seattle; Boston; Hartford, Connecticut; Minneapolis-St. Paul; and Eugene, Oregon – the report showed that neighborhoods near public transportation in these cities had median sale prices 4 to 24 percent higher. Plus, the average yearly transportation cost savings earned by a typical household in these areas ranged between $2,500 and $4,400 — another surprise: One in four homes

within proximity to public transit doesn’t own an automobile. “This study demonstrates that owners can accumulate higher equity gains in areas near public transit,” says Nadia Evangelou, senior economist and director of forecasting for Washington, D.C.-based NAR. “Residents of transit-oriented neighborhoods have greater access to jobs via transit, own fewer cars, and live in dense, walkable areas – resulting in lower transportation costs.” For example, in Minneapolis-St. Paul, nearly 460,000 jobs are accessible via a 30-minute commute to residents in transit-oriented areas compared to 145,000 jobs for residents in nontransit communities. Interestingly, the report also found that areas served solely by bus rapid transit experienced higher price gains than non-transit regions, suggesting that a neighborhood doesn’t necessarily have to have both bus and commuter/speedy rail service to accommodate residents and drive property values higher. “Bus rapid transit itself is effective in spurring price increases,” Evangelou says. Sean Holland, a senior broker with Luxury Living Chicago Realty in Chicago, says these findings reinforce what he’s been preaching all along: People prefer convenience and accessibility. “Homeowners have flexibility when they live near public transit. Many

times when you want to go out on a Friday or Saturday night for dinner or a movie, you don’t want the hassle of driving, and cabs can be expensive. Having a train nearby really helps with the budget,” says Holland. Home price gains in these transit-oriented communities make sense, as well, because “these are typically areas in high demand, where more businesses, restaurants, and opportunities tend to abound,” notes Tarek El Moussa, host of HGTV’s “Flip or Flop” TV show. William Walzer, partner at the Real Estate Practice Group at Davidoff Hutcher & Citron LLP, in New York City, can vouch for the home appreciation power that public transportation provides. “Mass transit access can dramatically impact value. Since the first section of the Second Avenue Subway opened in Manhattan in 2017, property values in my neighborhood of Yorkville have steadily increased – faster than the rate for New York City as a whole,” says Walzer. As you’d probably expect, neighborhoods with high-frequency public transportation are in higher demand, which means that homes nearby are likely more expensive. But they can also represent a smart investment, based on home price gain trends. “Living near transit services makes the most sense for anyone who needs easily accessible
