The Price is Right Sellers pay if they get asking price wrong A critical question for home sellers – getting the listing price right – has just become more difficult. “It is definitely a problem when a house has been sitting on the market, enduring one or more price reductions, because there is a psychological stigma that ends up attached to the property,” explains Kevin Deselms, agent with RE/MAX, Golden, Co. This January, the share of homes seeing prices cut rose from January, 2018, by two percent, to 15 percent of all listings, according to Realtor.com. While sales always slow in winter months, it could be a temporary blip, although the survey compares the same winter months, January 2018 to January 2019. Experts warn owners readying to list to be cognizant of the degree and reasons for reductions in their own local market. Indeed, while overall 15 percent of homes were reduced in price, some markets like Las Vegas, San Jose, Seattle and Orlando are experiencing the greatest price slashing, while others like Hartford, Ct; Pittsburgh, and St. Louis aren’t seeing

Price cuts might be a signal that the market is slowing from last year’s frantic pace, when bidding wars were common, says Deselms, who adds that he’s seen reductions mostly in the $500,000 and up category. Agrees Stephen Wagner, 2019 president of The Appraisal Institute, a trade group: “Anecdotally, I have been hearing from [colleagues] that inventories in affordably priced housing are in shorter supply.” When a seller consults with real estate agents to list his home, they provide an analysis of recent, local sales. If there have been reductions on comparable homes, “it could be a sign [market is slowing] or it could be a sign it was listed too high to begin with,” says Wagner. Especially for owners of higher-price homes, which are more likely to be unique, making finding comparable sales more difficult, sellers might want to pay a few hundred dollars to also get another opinion from an appraiser, concludes Wagner.

Beat All-Cash Question:
We’re in a market where a significant proportion of all homes are sold for cash. As someone who must borrow, how can I compete with cash buyers?
Answer:
Cash purchases are fairly common. According to the National Association of Realtors, all-cash buyers accounted for 23 percent of all existing home sales in October. Importantly, most of these purchases were made by investors. They accounted for 15 percent of October’s home sales.
It’s commonly said that buyers should offer a higher purchase price to beat out an all-cash purchaser, something more than the asking price. This strategy can surely work in some cases, but bidding more also means higher monthly costs for principal and interest if you win. It also requires more appreciation to sell at a profit. Another option is to bid for foreclosures through the FHA, VA, USDA and FHA. Owner-occupants often get first shot – but do you want a foreclosed property and all the hidden dangers it might hold? A last recommended strategy is to send the sellers a note explaining how much you love the home. This is an appeal to the emotional value represented by home. It might be attractive to some sellers, but don’t look for owners to give up value. While it may seem fairly daunting, an all-cash competitor does not automatically beat someone who needs financing to buy. To understand why, notice that most cash purchasers are investors. They are likely to offer less than other buyers. This is the point where you or your broker must explain to the sellers that they will walk away

The sellers don’t have to accept a low-ball offer – and you don’t have to make a pumped-up bid. Buyers, however, need to help their cause. While price is a central issue to sellers, so is the ability to close the deal. As a purchaser, you need to show the seller you have the financial strength to make your bid real. In practice, this means you must have a letter from a lender showing that you have been preapproved for financing. In turn, to be approved, it makes sense to check credit reports several months before applying for a mortgage to assure they do not contain any incorrect or out-of-date information that can lower your credit score.

How Long to Keep Tax Records: A Checklist For most tax deductions, you need to keep receipts and documents for at least 3 years. Unless you live in a Hollywood Hills mansion, you probably don’t have space to store years of tax and insurance paperwork, warranties, and repair receipts related to your home. But you need that paperwork if you need to prove you deserve the tax deductions you took, to file an insurance claim, or to figure out if your busted oven is still under warranty. To help you organize your piles of papers, we’ve created a handy checklist of how long to keep tax records. First, a little background on IRS rules, which informed some of our charts: The IRS says you should keep tax returns and the paperwork supporting them for at least three years after you file the r etur n — the amount of time the IRS has to audit you. So that’s how long we advise. Check with your state about state income tax records. Most states make you keep them as long as the federal government does — three years. But Montana wants you to keep them for five years. And Ohio recommends you hang on to them 10 years. Yes, an entire decade. The IRS can also ask for records up to six years after a filing if they suspect someone failed to report 25% or more of their gross income. More Than a Sale Price Home shoppers finally have some reason to rejoice, as asking prices are starting to come down and more inventory has hit the market. But that doesn’t necessarily mean we’ve turned the corner completely from a seller’s market to one that favors buyers. In fact, the latest Realtor.com data show that, in January 2019, the median listing price was $289,300, an increase of 7 percent year-over-year; and nationally, homes sold in 87 days in January – two days faster than a year earlier. All of which means that, if you’re home hunting, you need to expect competition and possible bidding wars in some markets. But with the right strategies for making an offer more enticing to a seller, you can increase your chances of claiming the home you want – hopefully for a preferred price. Ways buyers can make their offer on a home more attractive to the seller Rochester in Rochester, New York, says buyers should prepare to be flexible and aggressive in their offers, if necessary. “In some areas where there is still lots of buyer competition and low inventory, it’s important to put your best foot forward when writing an offer,” she says. Robert Taylor, a rehabber in Sacramento who has flipped dozens of homes over the years, says it’s important to put yourself in the shoes of the seller. “Sellers are looking for clean offers from buyers who will be able to close the deal in the time they say they will. That means they want shorter inspection periods, escrow closing sooner, and having some money in the bank for contingencies,” says Taylor. “Sellers will give priority to
these kinds of clean offers.” While it’s crucial to confer with your real estate agent on the best ways to sweeten your offer, here are several suggestions from experts: Make a cash offer. “This way, the seller doesn’t have to worry about a mortgage contingency. Plus, cash buyers typically close much faster,” says Rick Baker, a Realtor with Cusack & Associates in Braintree, Massachusetts. Increase your earnest money. “Sellers are always more interested in buyers who are qualified and eager to put more money down,” says Robert Nelson, broker with Chicago-based Center Coast Realty. Establish a favorable closing timeframe. “Call the seller’s agent and ask what terms work best for the seller. Being flexible on
the closing date could be more important to a seller than even price,” Jones recommends. Write a personal letter to the seller. “Tug at their heart strings. Maybe, for example, the sellers are empty nesters who raised their family in the home and you are looking to do the same,” suggests Nelson. Keep plenty of extra cash in the bank. “Having very little money in your accounts for contingencies is a red flag that says, if something goes sideways in the sale, the seller will need to pay for it,” says Taylor. Waive your appraisal. “If you put over 20 percent down or have additional cash to cover any shortcoming in the appraisal, this could do you good,” Baker says. “This means you’ll move forward with the purchase no matter what the bank appraises the property at.” Offer to pay a per diem for any days you’re late on the closing. “This tells the

seller you will keep to your timeline, stay on top of your lender, and perform your inspections on time,” Taylor notes. Offer leaseback flexibility. “Give the sellers a day or two of free ‘rentback’ so they can stay in the house after closing to finish packing and moving,” advises Jones. Include an escalation clause. “This is helpful in a multiple bid situation because it allows the seller to present a higher offer to you and enables your offer to automatically increase to a higher amount so that you don’t get outbid,” says Baker. Lastly, think twice before offering to waive your home inspection. “Unless you’re a general contractor or experienced handyman, never skip a professional inspection. There are too many details to miss that can be expensive to repair,” cautions Taylor.
