Love It or Leave It? Low-rate mortgages keep homeowners from moving F
riendly neighbors, a garden that’s testament to your TLC, a good view of the sunset from your deck – all reasons homeowners may be reluctant to move. But a mortgage you can’t bear to give up? Right now, many of the owners who bought or refinanced during the several-years period following the housing crisis when rates hovered in the three or four percent range, are experiencing what housing economists are calling the “rate lock-in effect.” These owners may be “financially imprisoned in their own home,” notes Mark Fleming, chief economist at First American Financial Corp. Owners whose income hasn’t risen much and want to move to a more expensive home that would require taking on a mortgage bigger than their current, low-rate, affordable loan fall into the “imprisoned” category, notes Jin Man Lee, research director, Institute for Housing Studies, DePaul University. But some may be staying put simply because they can’t abandon their low-rate loan. But that could blind them to the bigger picture. “It’s the reverse side of staying with an investment just because it pays a high income. The infatuation with either will get in the way of making a sound decision,” says Stephen Taddie, managing partner at Stellar Capital Management. Indeed, personal finance experts say that although homeowners typically build wealth as housing prices rise and they whittle down their mortgage balance, buying a home should involve the same decision making that goes in other consumer purchase: does the expense fit in your budget, and does the purchase fit your needs/wants? An owner clinging to a 3.5 percent mortgage, but who’s paying expensive private school tuition because he doesn’t like his public school district, or who’s living in cramped quarters, should tally up the pros and cons – and costs – of moving versus staying, advises Taddie.

income and employment. In this particular situation, lenders will see several sticking points. First, your son-in-law plainly has an income at this moment. However, lenders need to look not only at current income but also at future income. Will the borrower have enough income to pay the debt in the future? Specifically, will the borrower have enough income to pay the debt 12 months from now? Normally a lender will send out a “Request for Verification of Employment” (VA Form 26-8497). However, in your situation, there is no private employer to fill out such a form, no one to verify income after June. And June, unfortunately, is less than 12 months from now. What can you do? The VA has a provision for such situations. Some veterans may have little or no employment experience other than their military occupation. Continuity of employment is essential for a veteran with no retirement income or insufficient retirement income to support the loan obligation.” The VA says there are several ways to show future income when an enlistment has less than 12 months to go:

D
espite economic gains, many homebuyers are still struggling to cough up a 10 or 20 percent down payment. At the same time, there are quite a few buyers willing to pay all cash for a home. The share of cash residential sales continued to trend down in 2017 – 21 percent – compared to 23 percent in 2016, according to the December 2017 REALTORS® Confidence Index Survey. Whatever the reason, cash buyers have some definite advantages over buyers who borrow money. Often these buyers are investors, not the traditional buyer looking for their dream home. Here are some advantages to buying a home in cash: 1. No mortgage. Anyone who’s been through the mortgage application process will tell you, it’s not easy. There’s lot of documentation and anxiety tied to borrowing money. Since the housing bust, mortgage lenders have been obliged to more strictly scrutinize applicants. Squeaky clean credit and solid income records aren’t the only qualifying criteria these days. Mortgage lenders are still adjusting to working with new disclosure documents, such as the Loan Estimate and the Closing Disclosure, that provide homebuyers with additional time to scrutinize loan terms. 2. Sellers are your new BFFs. The mortgage process is timeJanuary 4, 2019

Sellers often prefer cash buyers and take them more seriously. “It makes everything easier,” says Adam DeSanctis, economics issues and media manager at National Association of Realtors. “Closings are quicker since you don’t have to go through a lender.”
5. Instant equity. When you buy a home with cash, you own the property free and clear. There’s no fear of losing your home because of a lost job, bad investment or missed payment. You have instant equity instead of paying mortgage to free your home over a 30-year period. 6. More disposable monthly income. If you pay all at once, you don’t have to worry about the monthly mortgage ticket or missed payments. “Many buyers would love to be in that position,” Blomquist says. With the money you save on interest, you could invest elsewhere and grow your assets.
3. You have power. At least in this market, cash is king, Blomquist says. If you have cash, you automatically jump to the front of the line. Not just that, you also have the power to bargain. Motivated sellers are always looking to quickly close a deal and move on to the next investment. The cash buyer is well positioned to bargain for the best deal.
7. Laugh at appraisal oddities. According to the National Association of Realtors, all-cash buyers avoid the risk of a low appraisal and a potential deal breaker. Home appraisals, which are devised by taking into consideration comparable sales, can be unpredictable. A low appraisal means a lower loan offer, which could mean that the buyer can no longer afford the home. All-cash buyers don’t have to deal with this uncertainty.
4. Lower closing costs. There are a lot of fees that come along with applying for a mortgage. A cash buyer can save money on closing costs, bank appraisals, mortgage applications and fees and title insurance.
