Who is a first-time buyer QUESTION:
In speaking with lenders, it looks as though there are advantages for “first-time” buyers. However, one lender said it was possible to have both owned a home previously and still qualify as a “first-time” buyer. Please explain.
ANSWER:
It’s not unreasonable to think that a “first-time” buyer is defined as someone who has never held title to real estate. However, we’re talking about the world of lending, a place where definitions sometimes have odd twists and turns. According to HUD, a first-time buyer is someone who meets any of the following definitions: An individual who has had no ownership in a principal residence during the three years ending on the date of purchase of the property are considered first-time homebuyers. A single parent who has only owned with a former

That’s because lenders want proof, not plans. “If you document rental income for one, or maybe two years, that income might help you refinance, but not get a (purchase) mortgage,” adds Stuart Feldstein, president of SMR Research. Documenting means including rental income on your income tax statement. Even buyers purchasing a duplex or two-flat with plans to rent the other unit probably won’t be able to have anticipated rent considered. Some exceptions exist, like if the extra unit currently has a reliable renter, Chedester says. However, the lender will probably still want the buyer to have cash reserves, he adds. In fact, inexperienced landlords often don’t realize that renting has costs, too, like higher property insurance bills. omparison shopping can yield all kinds of bargains, whether it’s a car, groceries, gift, or other items you’re hunting for. And the same is true for mortgage financing. By getting quotes on interest rates and financing fees from different lenders, you’re more likely to score a deal. Now, new research suggests this is especially true for homebuyers with less-thanstellar credit scores. A recent report by Zillow found that those with weaker credit—particularly buyers with scores ranging from 620 to 679—experience more variation in rate quotes than those with better credit. The median spread for standard mortgage loans (excluding loans that require PMI, private mortgage insurance) was nearly 97 basis points vs. 109 basis points for VA loans and 86 basis points for jumbo loans. That means the rates for borrowe ers with poorer credit often ranged by around a full percentage point or more. Costlier markets like Seattle, Los November 29, 2019

It’s worth your time to shop around for a mortgage loan, mainly if your credit score is less than 700. “It’s interesting to see this data suggesting variability in rates among lenders, despite the fact that today’s borrowers have ready access to tools that easily allow them to compare rates from competing lenders,” says Jennifer Henry, senior marketing officer of Mortgage and Housing at Equifax, based in Atlanta. “Different lenders have their own unique criteria and requirements that can affect the interest rate, which is reflected in this study’s findings. But the bottom line is that it’s worthwhile to compare rates. That’s actually true of all consumers, re-
gardless of whether they fall into the prime or subprime credit score category.” Mike Tassone, co-founder of Boston-headquartered Own Up, a real estate technology company, notes that lowercredit borrowers are often priced higher by lenders “because they’re perceived as having fewer options or requiring more work to complete the loan.” Tassone says Consumer Financial Protection Bureau research shows that three out of four consumers apply for a loan with a single lender or broker. “Given the variability across lenders and loan programs, this leads to a high likelihood of sub-optimization and poorer financial outcomes,” he says. A big reason why many borrowers fail to compare rates among several lenders is that “the industry has been set up to discourage shopping around,” Tassone continues. “Hard credit checks
are required by lenders as early as the preapproval stage, and consumers know that multiple hard credit checks can damage their credit scores. Also, many lenders won’t provide accurate rates without a full application, which requires the consumer to spend 30 or more minutes per application and divulge sensitive information.” In addition to requesting quotes from several lenders for conventional mortgage loans, Harold Trinh Moore, a mortgage broker for Fort Worth, Texas-located JH Moore, Inc., recommends looking closer at an FHA mortgage loan. “With an FHA loan, if you have a credit score between 580 and 620, you can get a 30-year fixed-rate mortgage with only a 3.5 percent down payment needed; and even if you have a 500 to 579 credit score, you only need 10 percent down,” says Moore.
