Vista Development courts business community ahead of Andaz-Hyatt resort
November 26, 2018 By Delana Isles THE LOCAL business community was on Friday, November 16, given an opportunity to familiarise itself with the newest upcoming five star development - the Hyatt branded Andaz luxury resort and residences. Executives of Vista Development, which is responsible for the management of the project, mingled with local developers, agents and other business men and women during an evening of wine, cocktails and hors d’oeuvres at the company’s sales office at Le Vele Plaza on Grace Bay in Providenciales. Those involved in bringing the luxury brand to Turks and Caicos Islands are Vista Development’s managing directors Matt McDonald and Jon Siegel, director of development John Fair and director Ramez Hakoura. Andaz is a global luxury boutique hotel management company that is a subsidiary of Hyatt Hotels Corp. The resort, which touts itself as a one-of-a-kind offering on the famed Grace Bay beach, is now set to break ground in early 2019, one of the developers said last Friday. Hakoura spoke briefly with the press, explaining the reasoning behind Friday’s event: "Today is basically the opening of the sales office for Hyatt Andaz hotel. "It’s really more for the business community in Provo, it’s not really for potential investors or buyers who want to purchase condos. "This is more for the professionals that live in Turks and Caicos to introduce them to our project.”
Hakoura stated that in the months since announcing the development in June, they have not revealed much about the project, and last Friday’s party was to give any interested parties the opportunity to get to know the brand and what it will bring to the TCI. In terms of the feedback the project has received locally, Hakoura said it has been mixed, but mostly positive, hopeful and excited. "We’ve had great feedback, a lot of it has been about a project finally getting off the ground. "To be completely honest, we’ve had some hesitation, some people are stuck in their ways they don’t want Provo to change - some people like it because it brings more jobs and a bit of excitement, other people don’t like the fact that another brand is coming up and it’s such an exclusive brand like Hyatt Regency. "But I would say 90 percent of the feedback has been absolutely fantastic.” Previously, the developers said they were hoping to break ground before the end of 2018, but Hakoura now says that they are looking more realistically at late January or February. He also disclosed that in the meantime their reservations are climbing steadily as there is a lot of interest in the upcoming five star luxury resort. "I’m really happy, I’m really proud that this is happening, and I am also very, very excited to be part of the project. It’s a really good team that we have here,” Hakoura said. He added: "We have a sort of work hard ethic, but we’re also quite relaxed, we’ve all been friends for a long time so we get on very, very well. "I think that is a really, really good combination and every person within the team is really good at what they do - Matt is really good at investment, Jon Seigel is really good at looking at the legal part, dealing with lawyers… it’s an all round very good team. I couldn’t be happier.” Andaz Turks and Caicos will feature 59 hotel suites and 74 luxury residences, for a total of 170 accommodations, on a stunning five-and-a-half-acre property with a plethora of amenities designed by RAD Architecture Inc. It is expected that the $100 million TCI development will be one of the premiere flagship residential Andaz-branded properties in the Caribbean.
A Penthouse Loft in a Turks and Caicos Resort One of only thre penthouse lofts available in Andaz Turks & Caicos—an island resort set to open in 2021—this residence has sweeping views of the tropical landscape BY MATEO TATE ORIGINALLY PUBLISHED ON MAY 3, 2019 | MANSION GLOBAL
Listing of the Day Location: Grace Bay, Turks & Caicos Islands Price: US$1.295 million Overlooking the clear blue waters and white sands of Grace Bay Beach in Turks and Caicos—a British territory in the Bahamas (which uses U.S. currency)—this penthouse loft offers homeowners indoor-outdoor living alongside resort quality amenities in a tropical island setting. The loft’s interior was designed by U.S.-based design firm Modus Operandi to capture "the look and feel of the island," said Matt McDonald, co-managing director of Vista Development, the developer currently constructing the hotel. Located at the uppermost floor of Andaz Turks & Caicos—Hyatt’s new boutique hotel set to open on the island in 2021—Mr. McDonald said the residence’s interior is like "a studio loft you might see in New York, Montreal or Toronto." Mindfully designed to optimize interior living space, the loft features Spanish porcelain tiles, solid wood doors, and floor-to-ceiling sliding glass doors that allow light to filter into the contemporary space. "It [has] a really cool, urban lifestyle," Mr. McDonald said. "But then we combined that with the Caribbean indoor-outdoor lifestyle." The residence maintains the traditional island lifestyle with over 700 square feet of outdoor space that seamlessly flows in and out of the loft’s interior. From the balcony off the interior living and bedroom, homeowners can ascend a spiral staircase up to a private rooftop terrace with a plunge pool, wet bar, and entertainment area. "You have an entire living room on the second floor," Mr. McDonald described. Thanks to the lifestyle on offer, the amenities and location, the newly constructed properties have been met with immediate interest. "We only have three penthouse lofts," he said. "We sold one within 24-hours of releasing it," Mr. McDonald said.
Stats Spanning a total of 1,281 square feet, the penthouse loft has one bedroom and one bathroom. Amenities In addition to the plunge pool and wet bar on the rooftop terrace, the residence also features both a free-standing bathtub and walk-in wet room in the bathroom. Integrated smart home technology, meanwhile, can be found throughout the loft. The home’s furniture package is available for separate negotiation. Meanwhile, since it’s a part of Andaz, the residence includes a wide range of resort amenities, Mr. McDonald noted. "The residences and the hotel blend," he said. Homeowners have access to the resort’s indoor-outdoor spa, fitness facilities, tennis court, and restaurants. Once construction is complete "[they] will have one of the best—if not the best—sunset restaurant and bar views," Mr. McDonald said. Neighborhood Notes The resort is located in Turks & Caicos at Grace Bay Beach, well known for its white sand and bright blue waters. The most popular beachfront real estate on the island, Grace Bay is home to several resorts and hotels, in addition to a national park. As a British territory, the island is under British rule of law, but uses the U.S. dollar as currency and features no property, income or capital gains taxes.

Aligned with the brand’s ethos of uniquely bringing local culture to life, the property is being thoughtfully designed by RAD Architecture Inc. with modern, light-filled interiors by Francisco Jove of Modus Operandi, designer of Andaz Mayakoba Resort Riviera Maya and Andaz Costa Rica Resort at Peninsula Papagayo, who will together reveal the contemporary, luxury lifestyle of the Andaz brand. Andaz Turks & Caicos Residences at Grace Bay will include studios, one-bedroom, two-bedroom and three-bedroom units, as well as penthouses with four bedrooms. REAL ESTATE & DEVELOPMENT
A Changing Landscape AERIAL VIEW OF TAYLOR BAY, SILLY CREEK AND CHALK SOUND NATIONAL PARK TURKS & CAICOS ISLANDS, ALTHOUGH steeped in history, is young in its real estate development. Early progress began only 50 years ago. During each passing decade, we have seen a gradual change in the landscape of our islands. Some of the first aerial photographs of the Turks & Caicos were taken when Astronaut John Glenn orbited the earth and eventually landed near Grand Turk in 1962. Real estate development followed this momentous event in 1966 with the construction of the airstrip, a network of roads and the historic Third Turtle Inn. Each decade has brought a new dimension and the proliferation of good growth and development. The 80s and 90s brought the financial industry, utility companies, and other infrastructure along with small hotels and inns, the first 3-storey condominium projects, daily air service from Miami on American Airlines and the country’s only golf club, Provo Golf & Country Club. The start of the 2nd millennium saw the formation of the Turks & Caicos Real Estate
Association (TCREA) and the decade brought an astounding thirteen new, 5 to 7storey condominium developments to the Grace Bay waterfront. The doors for tourism were wide open with increased air service from multiple destinations. The surge in vertical development set the stage for the now world-renowned Grace Bay Beach, which continues to be the main tourist hub in Turks and Caicos. The next wave of development followed in 2013 with the shift back to low density. Managed villa communities, focused on providing private villa experiences with the benefits of resort amenities, sprang up. The success of these projects continues as we see additional managed villa communities materialise throughout all neighbourhoods: Leeward, West Grace Bay, Long Bay Beach, Blue Mountain, Turtle Tail and the Chalk Sound and Sapodilla Bay areas. Positive real estate trends have continued, for seven years running, and developers and construction companies are diligently keeping up with the demand. The wave of new villa
developments in 2013 has resulted in completed projects now celebrating a second phase of construction, along with private individuals investing and building their Caribbean dream homes. As we reach the end of this decade, the rise of new large-scale condominium complexes will yet again change our beautiful landscape while further igniting our growing economy. Notably, the Ritz-Carlton Residences have been under construction since the ceremonial ground breaking in February 2018. This condominium development will not only change the visual landscape of Grace Bay, with its 12-storey buildings, it will make history as the first international luxury brand to be built on our Grace Bay waterfront. The Ritz-Carlton hotels and resorts are currently located in 30 countries and territories world-wide and the Residences component of the brand is located in 14 of these countries, 3 of which are in the Caribbean. Our beautiful Grace Bay is one of the chosen few to be selected for the newest

The plans include 60 private condominiums along with a separate building for hotel rooms, gold standard five-star amenities on 688 linear feet of Grace Bay beachfront. With the stage set for other world-wide luxury brands to follow – enter ANDAZ. Hyatt Hotels Corporation recently announced plans for an Andaz brand hotel and residence development and the recently launched Andaz Turks & Caicos Residences at Grace Bay will serve as the flagship Caribbean resort for the luxury arm of this long-standing and trusted hotel brand. The Andaz brand ethos is not one of uniform application but one of personalisation. Taking the best of its expertise and tailoring each hotel’s aesthetic to the landscape and culture of its locale. The resort will be comprised of two buildings, a 59-key hotel and 74 residences. The indigenous beauty of the islands continues to inspire with Andaz Turks & Caicos Residences at Grace Bay kicking off a new decade in the Turks & Caicos. Another recently launched development that will enhance the diversity of our condo hotel landscape is The Bight Hotel, a bohemian chic, design-forward boutique hotel concept focusing on authentic experiences and lifestyle. It offers 66 units or 89 keys on approximately 7 acres and fulfills a long-standing gap in the Turks & Caicos real estate market for a desirable yet affordable four-star resort property with elevated sea views and simple beach access. As our country continues to grow and prosper, we enjoy sharing our incredibly beautiful landscape with all of the longstanding and new visitors and everyone who is fortunate to call Turks and Caicos Islands their home. Sorry for the Billy Ocean earworm, but word on the streets (OK, our email inboxes) is that Hyatt is now in sales mode for its new Andaz Turks and Caicos Residents at Grace Bay. Although the Caribbean development won’t open until next year, the five-and-a-half acre oceanfront property sits on Grace Bay Beach, and it’s anticipated that units will go fast. How fast? Let’s talk about the limited collection of penthouse lofts. There are currently a mere three (THREE) available that our source says “are truly an unparalleled offering that hasn’t existed until now.”
From their perches on the seventh floor atop the Andaz Hotel, each penthouse loft has ocean-facing views, 10-foot floor-to-ceiling windows, and sliding glass doors.
Francisco Jove of Modus Operandi opted for interior design that married a casual Caribbean-style with chic, modern lines, including custom millwork, Spanish porcelain tile floors, solid wood doors, and brushed stainless steel hardware.
Each one bedroom, one bath loft has 1,281 square feet of luxury living space, with an additional 700-square feet of outdoor space that includes a private rooftop complete (accessible from a circular staircase on the balcony off of each master bedroom) with a lounging area, plunge pool, wet bar, and entertainment center. But if you miss out on the limited lofts, have no fear — the entire resort has 59 hotel rooms, and a total of 74 for-sale residences.
And it’s also pretty darn easy to get to Turks and Caicos — American flies nonstop from Dallas, United flies non-stop from Houston, and there are several connecting flights through Miami. Another bonus? The archipelago has no property tax, no income tax, no capital gains tax and uses the U.S. dollar as currency. The penthouse lofts are priced at $1,295,000. Residences range from $450,000 to $6.8 million. To check out more of the development, click here.
