The Project

High Wycombe has a rich history of manufacturing, most notably that of furniture for long periods of time. However, during the second world war the furniture businesses of High Wycombe were called upon for their services. Workers turned from chairs to the structural components of aircrafts. Designed by Geoffrey de Havilland (who coincidentally was born in High Wycombe) the de Havilland Mosquito was one of few operational front-line aircraft of the era whose frame was constructed almost entirely out of wood and was nicknamed The Wooden Wonder. Around 5,000 of the total of 7,781 de Havilland Mosquitos built had major structural components fabricated from wood in High Wycombe. Fuselages, wings, tailplanes and more were all crafted by High Wycombe’s many furniture businesses.

According to research the average cost of a property in London's traditional inner commuter belt (in towns such as Woking, Sevenoaks and St Albans) has rocketed 313 per cent over the past 20 years, during the same period, the recently considered and discounted, outer London commuter belt area has increased by a marginal 9.7 per cent (FT Adviser, 2018). In the past year house prices in High Wycombe were 5 per cent up on the year before and 20 per cent up on 2015 when property prices averaged at £286,297. (Rightmove, April 2018) The town was ranked in the Top 10 Commuter Hotspots by TotallyMoney out of 116 commuter towns with the second highest satisfaction level. The report which analyses factors such as journey time, average house price, season ticket cost and life satisfaction, frequently ranks the town within the Top 10. Aside from the magnificent Eden Shopping Centre, the thriving market town has a lively centre, anchored by vast entertainment facilities and well-known high street brands. Equally, High Wycombe has an extensive choice of restaurants within a short walk from The Old Works.

CBRE conducted a Commuter Town Report in 2017 ranking High Wycombe as the third most undervalued commuter location. “Establishing that price is not the only factor in a house purchase, the relationship between

a high desirability score and a lower-than-average purchase price might be the ‘sweet spot’ for many home buyers and movers. Therefore, what is of most meaning, is which locations might be exceptionally ‘undervalued’, as this means there is potential for future growth as price and desirability align.” (Commuter Town Report, CBRE 2017) The unwelcomed ‘£5k club’ is something that an increasing amount of Londoners are experiencing as they are having to reluctantly pay £5,000, sometimes even more, for a train season ticket per year. By choosing to live in a more suburban area, however, people could reduce their travel costs by over a half. With soaring living costs and propety prices, Londoners are making serious lifestyle changes in order to save for a property. In recent years, this has put a spotlight on possible commuting towns as Londoners migrate for a better standard of living.

Property Market Commuter Belt


Rail links to London are fantastic, with services to Marylebone station taking around 30 minutes from High Wycombe. In the opposite direction, regular services run to Oxford and last approximately an hour. Other cities that are on the Chiltern Main Line and are well served from High Wycombe include Birmingham and Aylesbury. Heathrow, the UK's largest airport, is just 22 minutes by car, making it incredibly easy for High Wycombe residents to fly overseas for business or leisure purposes. The town itself is served by buses from the central bus station, as well as buses to nearby locations including Maidenhead, Heathrow Airport and Reading.

The Economy Buckinghamshire Buckinghamshire has a strong economy with over 31,800 businesses and has been valued at a GVA of £15.5Bn between 2016-2017. At £55,000 per head, the economic output of the working age population is 12 per cent higher than the UK national average. Home to an expertly skilled workforce, high numbers of residents are educated to degree level (48 per cent relative to the Great Britain average of 38 per cent); a high proportion of wellpaid directors, senior managers and professionals (57 per cent relative to 45 per cent for the UK). High Wycombe is just a 25 minute train journey from Marylebone station and for the first time in 100 years the town now has a direct rail connection to Oxford and

Birmingham. It is the traditional gateway to the Thames Valley and a university town with a strong base in the creative and digital business sectors. Buckinghamshire stands on the cusp of a programme of growth, which will likely see in the region of 50,000 new homes created between now and 2033. In addition, a significant number of national infrastructure schemes (including the potential impact of Heathrow Airport, Crossrail, HS2, Western Access to Heathrow, The Oxford to Cambridge Expressway; East West Rail) are forecast to impact on the locality. Experian forecasts suggest that Buckinghamshire’s population will grow by 14.8 per cent between 2013 and 2033, ranking High Wycombe the 12th fastest growing LEP area in the country. High Wycombe is a remarkably well connected town, with excellent transport links available by road, rail and air. The town sits alongside the M40 Motorway, a short distance northwest of London. Bucks New University’s High Wycombe campus is home to just under 10,000 university students, located just a short walk away from The Old Works. Over the past ten years or so a magnificent £100 million has been invested into the university facilities. The recently built flagship building known as The Gateway, is a state-ofthe-art complex that hosts media production studios, a library and gym all under one roof. Buckinghamshire itself is one of the leading local authorities in the UK for school results, with pupils achieving higher than average results. 100% of pupils achieve expected levels in Maths and English at over 10 schools, with the most-sought after options in High Wycombe including Royal Grammar School (Boys), Wycombe High School (Girls) and John Hampden Grammar School. Enjoy the local green space at The Rye, located in the town centre of High Wycombe, a short walk from the High Street. The park covers an area of more than 53 acres and is the second largest park in the district. At one end of the park is the Lido, an outdoor swimming pool open in the summer and public tennis courts. At the back of the park there is a stretch of water called the Dyke where you can hire boats. For fitness lovers, the £25 million Wycombe Leisure Centre boasts a 150-station gym, 50m swimming pool and 12-court sports hall. There’s also a number of other gyms nearby to suit all tastes including Anytime Fitness, David Lloyd and GymFit4Less. For sports fans, Wycombe Wanderers play their League Two Football home matches at Adams Park, just over a mile from The Old Works. If you’re looking for entertainment, the Wycombe Swan Theatre presents some of the best music, theatre and comedy in the country with high-quality programming. The thriving entertainment complex is within the heart of High Wycombe town centre.
