DR IVING A NOR THE R N R E NAI S SANCE Manchester, the UK’s second city, is flourishing amid strong housing demand and is becoming increasingly global, according to a report by leading estate agents JLL. It states that the Manchester City Centre residential market has been very strong for a couple of years and residential demand is significantly outweighing available supply, creating pressures within both the sales and letting markets. Buyer activity has risen significantly during the last year with both owner-occupiers and buy-to-let investors alike. The report 'Northern Renaissance', published in February 2016, says the prospects for the Manchester residential market remain very bright. Supported by an expanding economy, labour force and population, demand for housing is expected to increase further over the next five years.

B U R G E O N I N G D E M A N D A N D U N D E R S U P P LY Manchester’s property market is driven by the city’s ever increasing population. In the ten years to 2013, the city’s population grew by 17.8%, more than double the UK average. Looking ahead, it is forecast to grow by yet another 125,000 in the ten years to 2025, driven by a buoyant economy, increased urbanisation and the success of the city’s universities. Compared to London, the Manchester property market is undervalued and has significant potential for uplift. House prices in Manchester stand at 4.6 times the household income. This indicates a lower downside risk compared to investing in London property where average house prices equal 7.3 times household income. A comparison of the property price index between Manchester and London in June 2014 suggested that Manchester property had a 40% upside potential. The continuing undersupply of new properties combined with the burgeoning demand is driving a housing shortage. Property prices in Greater Manchester remain 13.6% below their pre-recession peak and conservative forecasts put price growth to 2019 at 20%.

A survey by HSBC last year revealed that landlords in Manchester are making the biggest rental yields – on average 7.98%. This has been fuelled by one of the largest student populations in Europe, strong demand for private rental accommodation and, by comparison with other regions in the UK, cheaper housing.

The proposed scheme will see £7 billion invested in science, transport and infrastructure over the next five years to nurture economic connectivity between Britain’s g reat northern cities and support the rebalancing of the national economy. HOUSING THE POWERHOUSE Over the last 30 years not enough houses have been built in Greater Manchester to keep up with the steady population growth. Today the economic success of Manchester, the growing number of jobs and plans for a Northern Powerhouse present new challenges. Now a new campaign, is seeking to address the problem. ‘Housing the Powerhouse’ is a bold initiative to persuade Greater Manchester’s leaders to adopt an ambitious strategy to increase the annual housebuilding target and adopt an ambitious strategy to avoid pricing out future generations. The campaign is made up of a number of housebuilders, investors and developers willing and able to build the homes required and we will be playing an active role. The campaign seeks to: - Make sure the needs of families in Greater Manchester are accommodated
by planning for enough good quality, new homes across the region over the next twenty years -- Increase the Greater Manchester annual housebuilding target to close to 16,000 – in line with its
level of economic growth and status as one of the most successful cities in Europe over recent years - Make sure enough affordable housing is developed, to ensure everyone can afford a home of their own -- Plan now to avoid a London-style housing crisis

THE RISE OF MANCHESTER
HIGH SPEED RAIL 2 HS2 is a planned high speed railway linking London, Birmingham, the East Midlands, Leeds Sheffield an d Ma nchester providing an engine for growth. The government’s clear commitment to the project, alongside other transport investment, will transform journey times to key areas – reducing the journey to Manchester by about half to just one hour. Phase Two forms a ‘Y’ shape from the West Midlands up towards Manchester and the North West with proposed stations at Manchester Airport and Manchester Piccadilly. It is anticipated that this phase will begin operating from around 2033 as part of the integrated HS2 network with the rest of the UK rail network. This massive infrastructure project will signal a world class transport system that has the potential to cement the North as a global centre for innovation and trade, with Manchester at its heart.

A N A I R P O R T T O M AT C H T H E S TAT U S O F A G L O B A L C I T Y Manchester Airport is set for a ÂŁ1 billion redevelopment which will transform the site over the next decade, reflecting the ambitions of the city. A glass super-terminal, bigger taxiways and the latest technology will all play a part in the revamped airport. The scheme will be the single biggest construction project ever to take place in Greater Manchester and will more than double the size of Terminal 2, with 900,000 sq ft added and linking it to Terminal 3. Terminal 1 will be demolished. The redevelopment will boost capacity from the current level of 23 million travellers a year to 30 million. It will provide a further boost to the economy of Greater Manchester and is in addition to the ÂŁ800 million scheme to build a landmark Airport City of offices, shops, parkland, warehouses and manufacturing sites, backed by Chinese investment.

THE ME TROLINK Metrolink is Manchester’s expanding tram network, the largest light rail system in the UK. The familiar yellow trams can be seen running on the seven routes that radiate from Manchester’s city centre to termini at Altrincham, Ashton-under-Lyne, Bury, East Didsbury, Eccles, Manchester Airport and Rochdale. These vital transport arteries provided a total of 31 million passenger journeys in 2014/15. Expansion of the network has been a key strategy of transport planners, with a second line through the city centre scheduled to be operational by the end of 2016 and proposals for a new line to Stockport and a loop around Wythenshawe.
