The Beating Heart Of The UK 12

Derby is the UK’s most central city, home to 254,000 residents while a further 2.1 million people live in a 45-minute radius. With a relatively young population - half of the city’s residents are under-35 - we’re already seeing the early signs of a young, ambitious and growing tenant base that will be looking to rent. As the city grows, demand grows with it. Derby’s population is expected to increase by 9.5% by 2028, bringing with it an expected 21,300 new jobs. It’s expected this rapid population growth will be made up of young professionals - the skilled workers and graduates that are looking to forge a career in Derby’s exceptional business sector.

Why Go Elsewhere 56

Resident amenities form an important part of The Pavilion and the wider Nightingale Quarter, providing the finishing touches that sets the development apart within the local market. A major part of the planned regeneration is the rejuvenation of the landmark ‘pepper pots’, serving as a reminder of the site’s original purpose as the Royal Derby Infirmary. These beautiful buildings will be thoughtfully restored, maintaining the original exterior design and architecture, while transforming the interiors into exclusive amenities for those living in The Pavilion and the Nightingale Quarter. One of the ‘pepper pots’ will become an on-site gym, exclusive to those living in the development. Utilising state-of-the-art equipment, it’s ideal for busy residents that want easy access to an often overlooked amenity.
