An area that is a melting pot of cuisines and cultures, it is also known as a cradle for craft and creativity. Full of activity and buzzing with atmosphere, Venice Court will be at the heart of this long-established yet ever-evolving neighbourhood.

An eye for excellence, as well as the environment, has led the design, with careful consideration being taken to ensure that the materials used are contextualised yet understated.

Taking the shape of a modern interpretation of a pre-war mansion block and borrowing inspiration from the Little Venice vernacular, the facades of the building have been carefully designed to knit in with the rapidly evolving streetscape.
At the heart of the development sits a thoughtfully-landscaped green enclave. Conceived by Lloyd Bore Landscape Architects, it provides a beautiful sanctuary for residents.

“ London has long been regarded as a vibrant, historical, metropolitan city, however, it also has a characteristic local side. Partner all that with a unique style and you’re left with something pretty special.”
HIDDEN LONDON Just a short walk from Venice Court lies London’s best kept secret.
Little Venice and the wider Maida Vale area together make up one of London’s most picturesque residential neighbourhoods – yet one of the least known. Charming streets are lined with elegant white stucco-fronted terraces and grand red-brick mansion blocks, some of which overlook Regent’s Canal and its colourful range of houseboats and barges. Dotted in between are an assortment of attractive cafés, independently-run restaurants, highquality delis and florists that all help to forge a strong, village-like community.
An annual highlight for the area, forever emblazoned on the minds of children as the setting for one of Paddington Bear’s adventures with Mr Gruber, is the Canalway Cavalcade. Established in 1983 and held over the May Bank Holiday weekend, it’s the capital’s biggest and brightest waterway festival.
The ever-popular Café Laville (top right) provides tranquil views of Regent’s Canal and Little Venice.

Arts and culture underline the vibe in Little Venice: it’s the base of long-running London institutions such as the BBC Recording Studio, the Puppet Barge Theatre and the Canal Café Theatre.
As a result of this creative heritage, over the years Little Venice has been home to a cast of well-known characters including the novelist Katherine Mansfield and playwright Christopher Fry, as well as the model Kate Moss and musicians Jarvis Cocker and Björk.
“ There are some real gems in Maida Vale such as The Elgin pub which has a fantastic seasonal menu and La Piccola Deli which sources delicious things from Italy. I love it.” Josh Crow Website developer, Maida Vale resident

FROM APPLES TO ANTIQUES
History courses through the streets here. Originally opened on a three-acre site in 1830, then moving onto the street itself in the early 20th Century, it has counted the likes of the writer George Eliot, among its regulars. After the Second World War the area was rebuilt as part of the new Church Street estate and from the 1960s onwards, a trade in antiques and bric-à-brac flourished. Today, stallholders and traders represent the area’s vibrant and ethnically diverse community.
PAGE 23
PAGE 22
Church Street is home to one of London’s largest and longest-running street markets — and also one of the most diverse. Forever evolving, today it lies at the heart of a £3 billion investment plan which will result in a new cultural quarter. At any one day, there’s the opportunity to enjoy a wide variety of cuisines from Seychellois Creole street food, to freshly cooked fish or paella.
V E N I C E C O U RT
V E N I C E C O U RT
Core to the character of north Marylebone is the lively and varied quarter of Church Street.
For nearly a century, Church Street was also dominated by Jordan’s department store. Situated in an Art Deco building, it sold haberdashery with great flair, but when that closed in the early 1970s, Alfies Antiques Market occupied the space and now sells a vast and varied collection of art, antiques, jewellery and fashion. Attracting aficionados from all over the world, it specialises in 20th Century collectibles. Don’t miss its roof top restaurant with a spectacular view across the city. The eastern end of Church Street is now a centre for antique dealers in London, many of whom began at Alfies.
“ I love Church Street because the West End and Hyde Park are walkable, you’re minutes from Paddington, and the area itself has so much character and community spirit.” Holly Chamberlin, Journalist

WALK IN THE PARK Living at Venice Court you will be in the middle of two of the most famous Royal Parks.
A short stroll, jog or cycle along the canal towpath leads you directly into one of London’s finest parks. Regent’s Park is the largest grass area for sports in central London and is home to several iconic landmarks including the London Zoo, the open-air theatre and a boating lake.
Just over 20 minutes by foot, south of Venice Court, lies arguably London’s most famous green space: Hyde Park. The largest of all the Royal Parks, it’s an ideal spot for a weekend picnic and boasts some major landmarks including George Gilbert Scott’s Albert Memorial. The park also hosts a variety of events each year, from concerts in the summer to Winter Wonderland at Christmas. Alternatively, sign up for a riding lesson at the local stables. FASHIONABLE MARYLEBONE South Marylebone has been one of the most fashionable areas of London for centuries.
Avoid the bustle of Oxford Street and instead amble along the much quieter and elegant Marylebone High Street. Home to the famous Daunt Books and a range of boutique and luxury retailers, you will also find first-class eating and drinking destinations, from the classic Viennese café and restaurant Fischer’s to the modern Italian eatery La Brasseria.
V E N I C E C O U RT

Just minutes from the high street are also a number of quaint and stylish side streets. Seymour Place is now a collection of highly regarded restaurants and food shops; New Quebec Street has more of a village feel with a fishmonger, gastropub, boutiques and Boxcar Butcher & Grill, while Chiltern Street houses a mix of high-end retail alongside established businesses, and the world famous Chiltern Firehouse hotel and restaurant.
