Although Skybox Realty has experienced a record year, the overall San Francisco Condo market has not. As we hit the halfway point of 2017, it has become clear that there are several diverging trends. The upper end of the San Francisco District 9 condo market priced above $1.5 million has slowed year over year with Average Price Per Square Foot ($1277/SF) declining and Days on the Market increasing (78 days). Units priced below $1.5 million are moving much more quickly with 38 days on the market. It’s interesting to note that the rest of the Bay Area market is super heated, with the notable exception being SoMA / South Beach. This may be due to the significant amount of New Development inventory currently available. The market has definitely become more favorable for buyers.
