A notable exception is Millennium Tower, where only one transaction has closed this year at a dismal $811/sf. Homes in new buildings outperformed the market. Rents also remained strong despite an influx of supply perhaps due to the commercial occupancy of 181 Fremont, Park Tower, etc. The new Salesforce Transit Center was a deserving hit, at least for the first 45 days it was open, before it was shut down by multiple large cracks in the steel structure. The Avery has started selling and Mira is just about to begin sales. On a personal note, I have had several highly intelligent and respected friends who have decided to move to Texas because of the favorable tax climate; a trend worth paying attention to. It’s too bad they missed the opening of Joshua Skene’s highly anticipated seafood adventure, Angler, which has taken up the old Chaya space along the Embarcadero. We had a record breaking 3rd quarter with 28 transactions sides ($41+ Million) sold. We anticipate a slight seasonal slowing heading into the Fall / Winter.
