Quarter over quarter condo sales have remained steady and strong while average price per square foot increased 2.6% in the third quarter. Homes in new buildings outperformed the market. Rents also remained strong despite an influx of supply- perhaps due to the commercial occupancy of 181 Fremont, Park Tower, etc. The Avery has started selling and Mira is just about to begin sales. The Harrison is about 65% sold with remaining inventory from $1,081,000 - $8,800,000. Notably, another entire half-floor penthouse sold in the second quarter with only two half floor Penthouse homes remaining. On the resale front, there is steady demand for one and two bedroom homes on the first 2/3 of the building. Skybox Realty had a record breaking 3rd quarter with 28 transaction sides ($41+ Million) sold. We anticipate a slight seasonal slowing heading into the Fall / Winter.
