Hell0 2020, The number of transactions was down in 2019 for South Beach & Yerba Buena, average selling price remained steady and days on the market increased significantly. Lumina outpaced the crowded field of buildings in South Beach almost doubling the number of sales at neighbors The Infinity & One Rincon Hill. The Harrison is almost completely sold out, while Mira continues a promising sales process. On the very high end One Steuart Lane is about to join the crowded new construction field which includes 181 Fremont, the Avery, and the (new) Four Seasons. Also notably, homes on Yerba Buena Island will begin sales. Our neighborhood continues to mature, Salesforce Park is sensational, Chase Center opened (also sensational), we got a Starbucks, more banks and a couple new restaurants. Folsom Street will see more shops and restaurants in the Avery alley and the retail space at Mira. We also have had torn up streets and a homeless population needing assistance. Part of that assistance has come in the form of the controversial Embarcadero Navigation Center. With amazingly low interest rates, a robust job market and significant new inventory, I anticipate a flat market for 2020.
