Dear Neighbors, At the end of Q2 2019, year over year sales statistics for Mission Bay were positive; average price +6.3% ($1.398 Million), average price per square foot +4.7% ($1,205/sf) and days on the market reduced 29% (19 days). A year over year decline in number of transactions (29 in Q2) and increase in price indicate a tighter market for Mission Bay. The Beacon led the way in number of transactions with 10 in Q2, with Madrone following behind with 7. Only a few new homes remain at One Mission Bay, and the first resales have appeared. Rents remain strong. Interest rates are significantly lower than they were a year ago, and are anticipated to continue to be historically low through the remainder of the year. The foreign national all cash buyer (ie China money) has dropped to normal levels. The majority of the standard 6 month employee lock up periods for the successfull 2019 Bay Area IPOs should end by Q1 2020. Their effect on the market will be positive. The Warriors new home at the Chase Center is scheduled to open in the new year and Mission Bay is quickly fulfilling it’s promise of becoming a quintessential work / live neighborhood for young families. We anticipate resale condominium pricing to be flat for the remainder of the year as new construction inventory in San Francisco is absorbed.
