Dear Neighbors, Q3 showed signs of weakness for the Mission Bay condo market with a mere 17 units trading hands, a decrease of -41% over Q2. Year over year sales paralleled with -19% decline. Year over year average price per square foot was strong at +12%. Inventory is up with 25 units listed for sale. One Mission Bay is almost completely sold out. California Assembly Bill 1482 passed, limiting rent increased to 5% + CPI up to 10% max. This should have little effect on sales demand for the high rent of Mission Bay. The Chase Center has awed in its sparkly debut! Bruce Bochy retired; adios amigo & gracias. Mission Rock has begun its significant build upwards. Our neighborhood’s identity has emerged as a clean, forward thinking, modern, family friendly neighborhood. Streets are crowded with construction, vehicles & pedestrians.
