Dear Neighbors, South Beach & Yerba Buena condo year over year sales (-16%), average sales price (-3%) and average price per square foot (-5.5%) declined significantly in 2020, while days on the market increased by 13%. This was mirrored in the Mission Bay condo market and indeed all major US metro areas. This is in stark contrast to the single family markets in the greater Bay Area which had record years as the flight from urban areas accelerated in parallel with low interest rates in the year of COVID-19. The derivative effects of the virus resulted in remote working and the closure of restaurants, retail stores, sporting events, and cultural events. Rents declined more drastically than sales with 20-30% pro forma decreases across high density housing in Yerba Buena and South Beach. Many large institutional multi family buildings offered unheard of concessions of 2-3 months of free rent to impact their large supply of housing. The historically slow winter season was actually quite active with 55+ units getting into contract or closing in December. Albeit this was only true for well priced units. In my opinion this foreshadows a better transactional year. In the near term, I expect pricing to remain flat until the current large inventory / shadow inventory is absorbed. Over the long term, tangible assets should increase with the increasing money supply and San Francisco will sell itself.
