Dear Neighbors, GO VOTE! GO VOTE! GO VOTE! (Had to get that out of the way.) Rents fell significantly in Q3 as supply swelled with large rental buildings coming online, etc. and slowing demand. Sales picked up Q3 2020 vs Q2 2020, but are down Q3 2020 vs Q3 2019. Notably absent from the sales was the Infinity, which shockingly had no sales in the entire building for the second straight quarter. Amazingly a two bedroom has not sold at the Infinity for a year (October 2019)! Lumina had strong sales volume, with varied pricing that ranged from average to steeply discounted. The Harrison and One Rincon Hill seem to be holding up well relative to the other buildings, perhaps due to the abundance of views. Millennium showed progress with a couple of sales. One characteristic they all have in common are high levels of listed inventory and high levels of shadow inventory (new construction, people getting ready to sell). Q3 felt very strange in South Beach and Yerba Buena. Streets were mostly empty, the air was smoky and daytime seemed like nighttime on one Wednesday. In the last few weeks, there have been more people out and about (Please wear a mask!), and interest rates for mortgages continue to decrease. The general population becomes more conservative in the face of uncertainty, so we anticipate Q4 Sales / Rents will continue to slow as we approach the elections. Perhaps the nadir of the cycle.
