Dear Neighbors, Happy New Year! The condo market in South Beach came storming back in 2021 with 408 units trading (up 72% YOY) at an average sales price of $1,310,621 (up 1.6% YOY). Large transactions of $3M+ also returned with notable sales of new construction such as $11.25M at the Avery and $11.5M at One Steuart Lane. There were 36 sales at the Infinity (up 414% YOY); traffic really increased when the SB800 lawsuit was settled in March. Lumina also was very popular with 51 transactions (up 65% YOY), although a possible SB800 lawsuit looms to slow things down in 2022. In Yerba Buena, new construction did very well, however the continued uncertainty at the Millennium Tower hampered the overall averages. December was unusually busy and I anticipate the trend to continue into the more favorable Spring selling season. Inventory is low, but there is a large shadow inventory of new construction and resales waiting for the Spring. Pricing will be highly correlated to office occupancy rate which in turn is correlated to coronavirus infection rates. I feel very positive for the market in 2022.
