Happy Summer, Neighbors! What a busy Spring it was for the San Francisco condo market! All the fear buyers had about living in a shared building during the pandemic has dwindled, and condo buyers are more active than ever. The number of sold listings in Mission Bay has been rising dramatically month over month. Last October was the slowest month for Mission Bay during COVID. 3 homes sold in October 2020 versus 18 homes sold in May 2021. Inventory was much lower pre-pandemic, but the increased number in sales indicate buyers are ready to reinvest in San Francisco. Not everyone will return to the office full-time, but people are making their way back into the city as they slowly return to work: In the graph below, you can see that prices in Mission Bay are climbing back up. The median sold $/ft went from $997/ft in October 2020 to $1143/ft in May 2021. That’s a 15% increase from the bottom. The recovery is strong, but it will take longer to recover than it did to fall: $1400 $1300 $1200 $1100 $1000 JAN 2020
