Dear Neighbors, Q2 is officially in the books and the high density condominium market is on an upward trend amid a global housing feeding frenzy (US +13.2% in the year per Knight Frank Global House Price Index). In South Beach / Yerba Buena 122 / 33 condos sold respectively, an increase of 72% / 74% Q1 to Q2 and 294% / 725% YOY. The average sales prices in South Beach / Yerba Buena ($1,350,000 / $1,000,000 +12% / +67% YOY ) also showed positive improvements. Rents have followed a similar pattern. This can be attributed to a combination of factors; increasing money supply, low interest rates, high equity markets, high vaccination rates, lower infection rates, inflation, etc. Perhaps most importantly a return of the employees to offices began. Indeed many companies have indicated that a return to the office would occur this September. Although a return of the entire workforce to offices immediately is unlikely, increasing office occupancy can only have a positive effect. July and August sales may slow down a bit as buyers may have planned longer vacations for the summer after being cooped up for so long. There still remains months of supply of condos for sale, but the total available number of units on MLS has fallen by 60% since the beginning of the year. Once we drop below one month’s inventory I would anticipate more significant price increases. This may take another 12 months before the current inventory is absorbed.
