Dear Neighbors, 2021 continued to be much stronger for sales than 2020, although Q3 activity in South Beach & Yerba Buena (121 sales) lagged to Q2 activity (155 sales). This may have been due to higher than normal activity in Q2, delta variant concerns / delayed return of office workers, and buyers on longer summer vacations. Sales prices remained constant. Activity picked up in the last few weeks of September with warmer weather. Rents recovered nicely and it seems that streets were filled with more pedestrians. The temporary Transbay Terminal will become the Crossings; outdoor entertainment, pop up retail, food trucks, street soccer and pickle ball courts for the next three years. Sweetgreen is opening at the bottom of Mira. Akiko is joining Bluestone Lane in the alley at the Avery. The neighborhood is filling in nicely. I believe we have bottomed out and are well on our way to recovery. December sales will be a good barometer for 2022. I anticipate pricing to be moderately higher as the recovery continues in 2022.
