Skybox Realty 2022 Q2 Report

Hello Neighbors, Happy Summer! We’ve been seeing headlines of rising interest rates all year, but how is this affecting the Mission Bay real estate market? In the rolling 12 months graph below, you’ll see that the $/ft in Mission Bay has remained steady this year despite the huge ~4% increase in rates in 2022. It appears the rising rates haven’t affected the Mission Bay prices too much. $1.4M $1.3M $1.2M $1.1M 2021

This data is interesting because: 1. The Days On Market are rising for each home, and there are fewer buyers looking. 2. Inventory in Mission Bay is very low; this is the first time I’m seeing fewer sellers and fewer buyers at the same time. 3. The Bay Area suburbs are impacted by the rising rates, and there’s a cool down observed in suburban areas across the nation. Although buyers are cautious, San Francisco condo prices are already at the bottom due to the pandemic, and I believe the increased rates won’t affect the Mission Bay and San Francisco market as dramatically as the suburban market. Once again, it’s a very unpredictable year for the San Francisco market. Whether you’re living in your home or renting your property out, the market is changing fast, and this is a good time to reassess your real estate investments.
