Dear Neighbors, After a brisk 15 months prior, Q2 Condo sales deviated from historical seasonal peaks. Historically, inventory and transactions increase in Q2. Q2 2022 condo inventory increased, however transactions did not keep pace. The doubling of interest rates, crypto crumbling, stock market volatility and the less than anticipated number of employees returning to city offices played a part in the decline. There is 18.5+ million sqft of available office space in San Francisco. Higher priced homes with water views performed the best as the texture of the buyer demographic was more financially robust and less affected by interest rate changes. Buyer demographic in South Beach has been mostly existing owners, upgrading their homes. The Gap, Old Navy, Banana Republic and Athleta opened retail storefronts at the base of the Gap building. Multiple pop up food concessions and outdoor sports have opened at the Crossings (Temporary Transbay Terminal). Folsom street is becoming the pedestrian promenade we envisioned 20 years ago. Rents have returned to pre-pandemic levels. 33 Tehama flooded, displacing all 200+ residences armed with insurance money. San Francisco experienced an exodus of companies and -6.4% population drop in the prior 24 months. We are past the nadir and entering into an equilibrium for housing. Based on open house and weekly appointment traffic I anticipate a sluggish 3rd quarter. Now more than ever it’s critical to pick the right team that understands who the buyers are and what they want.
