Hello Neighbors,

The weather is cooling down, and so is San Francisco real estate. Between rising interest rates, slow return to offices, a shift in the housing and stock markets, and seasonality, inventory is creeping up in many parts of the city. However, as you can see in the graph below, Mission Bay’s inventory has been holding steady throughout 2022 despite high Days on Market. Inventory is currently at 2.5 months supply, similar to December 2019 levels.

I expect inventory to remain low now that interest rates have risen. Homeowners locked in at low rates won’t be motivated to sell unless their circumstances force them to sell. This may result in limiting inventory which could help offset the downward pressure on prices.

Even though a housing correction is seen across the nation, I believe the suburban neighborhoods will feel a more negative impact than the city. The San Francisco market was hit very hard during the pandemic, and prices may drop a little more with talks of a recession, but not as dramatically as they will in the suburbs.

Buyers: there are incredible opportunities for you. For homes with longer Days on Market, there is a lot of room for negotiations.

Sellers: Pricing correctly + market representation + home presentation are key to selling your home quickly and for the highest price possible. There are a lot of buyers on the sidelines tracking the economy, but they will jump if the right home comes on the market.
