Hello Neighbors,

Summer is finally here, but it seems the housing market is heating up everywhere in the Bay Area except for San Francisco.

News about big retailers leaving the city, tech companies still not enforcing employees to return to office, and rates hovering under 7% are some main reasons contributing to a slow, yet steady San Francisco market. And steady is good relative to what San Francisco had experienced in the last few years!

In Mission Bay, the months of supply is at 2.5 months, similar to pre-COVID in February 2020. Month of supply tells you how many months it would take for all the current homes for sale on the market to sell, given a monthly sales volume.

There are so many headlines about high interest rates affecting buyers negatively, but high rates affect both buyers and sellers.

Sellers aren’t motivated to sell since they’re locked in at a low mortgage rate; sellers are staying put, and this has kept inventory low. Buyers may be looking, but they’re cautious and taking their time; this has caused longer Days on Market.

Although demand has gone down throughout the city, the supply has gone down as well; there is a decline in home prices, but the decline isn’t drastic. Things are slowly improving in the city, but it’s going to take at least 3/4 years to see big improvements in San Francisco home prices.
