Phillips Place Phillips Place unites a dynamic mix of uses and lively public spaces with design influences ranging from the commercial streetscapes of Charleston and Savannah to the public gardens and residential townhomes of Bath, England. The project successfully creates a highly integrated, pedestrian oriented community, mixing unique commercial and multi-family residential options while enhancing existing neighborhoods and businesses. An internal “High Street� similar to a typical small town main street runs east to west serving as the central element of the site. It offers easy access to internal establishments from specialty shopping to fine dining and banking, all opening onto tree-lined sidewalks that flank High Street. Facilities also include a 100 room Hampton Inn, 400 multi-family dwellings, and a multiplex movie theater.

Birkdale Village The mixed-use community of Birkdale includes a village center (Birkdale Village) with commercial and residential uses and surrounding residential neighborhoods (Greens at Birkdale). LandDesign master planned the initial residential and commercial components, submitted rezoning documents, and completed construction documents for the residential neighborhoods within Greens at Birkdale. Amenity and streetscape plans were designed for the village, including a village park complete with an interactive fountain and two other pedestrian plazas.

Mayfaire Mayfaire is a 394 acre mixed-use development located in Wilmington, NC, New Hanover County for which LandDesign provided a full range of master planning, landscape architecture, civil/site design, utilities design and environmental design including innovative stormwater management. Due to the location of Mayfaire in coastal NC, the extensive presence of significant wetlands on the site, and the challenges of creating a viable market driven site plan, LandDesign implemented an overall strategic plan to respond to the myriad of constraints and challenges associated with this site.

Charlotte, NC
Blakeney LandDesign provided master planning, entitlements, design guidelines and site construction documentation services for this 300-acre master planned development south of I-485 at Rea Road and Audrey Kell Road in southeast Charlotte. The residential area is designed in traditional layout with alleyloaded garages, single-family homes addressing the street, tree-lined streets, and vast sidewalk systems to create a pedestrian-oriented community. Also proposed are 500-600 multi-family units, 500,000 square feet of office development, and 500,000 square feet of retail and mixed-use development. Outdoor amenities include a two-acre urban park that serves as a community gathering spot as well as a central hub for the large, connected public greenway system.

Downtown Silver Spring Downtown Silver Spring has undergone a stunning transformation. Four blocks in the heart of the city have been redeveloped into a mixed-use project and cultural center, now the home of the American Film Institute. Beyond streetscape design, LandDesign’s contribution included a main display fountain and plaza surrounded by restaurants and accentuated by an interactive fountain.

National Harbor Complementing the waterfront amenities of Washington, D.C., National Harbor provides a destination resort with marina service on the Potomac River. LandDesign participated in creating a master plan encompassing retail, hospitality, office, marinas, restaurants and residential uses. Enhanced by tree-lined boulevards, promenades and expansive waterfront, National Harbor presents a true waterfront community offering a range of amenities.

SouthPark Village To remain the cornerstone of Charlotte’s thriving SouthPark area, the dated SouthPark Mall was transformed from a 1960s-style suburban retail mall into a vibrant town center. From the original placemaking concept to landscape architecture and civil engineering, LandDesign brought innovation and creativity to both the design and phasing of the project. The site design for over 1 million square feet of retail, 150 luxury residences, and a 3,500-space structured parking expansion creates a series of unique outdoor experiences – a comfortable pedestrian promenade around the 94-acre site; The Village, a mixeduse residential and retail center; and Symphony Park, a performance space set against the backdrop of a beautiful 15-acre pond. The result, a hybrid of traditional mall and outdoor lifestyle center, won the 2005 International Council of Shopping Centers’ International Development and Design Award.

LandDesign collaborated with 505Design in developing a dynamic outdoor lifestyle retail center for the 2,500-acre master planned community of Castle Hills. Located in one of the fastest growing retail and residential corridors in Dallas/Fort Worth, The Bridges at Castle Hills mixed-use development takes modern interpretations of gothic/castle form and materials and integrates stone and ornamentation with the landscape experience. Water is used throughout, in both organic and more architectural translations, to weave together the rich exterior experiences. With over 1.2 million commercial square feet, The Bridges will be a unique destination for those who demand exceptional quality and a strong sense of place.

Riverwalk RiverWalk is 1,000 acres of natural hardwood forest located along 3 plus miles of Catawba River frontage, just 20 minutes south of downtown Charlotte in Rock Hill, SC. The concept for RiverWalk is to connect the active lifestyle to the vast natural and planned amenities that will include hiking, biking, boating, a regional baseball complex, a state of the art Velodrome that will be designed for Olympic training standards, as well as hundreds of acres of trails, gardens, parks and river access. RiverWalk will be a master planned community consisting of over 3000 residential units, a walkable town center, a business park, and over 350 acres of natural open space.
