As we write the mid-year Slifer Report, we are in the midst of yet another amazing summer in the Vail Valley Looking back to the start of the year, the market commenced 2024 with approximately 316 available residential properties in the MLS; the steady demand over the winter in conjunction with the constrained inventory equated to a 3 to 4 month supply which is typically considered a Seller?s market. However, the market dynamics thus far in 2024 are far more nuanced than the boom yearsof 2021-22 Buyersin the first half of the year carefully weighed the condition of the property against comparable sold dataand Sellersof newer or updated properties priced to the market enjoyed steady, and in some cases, robust demand While still constrained by historical standards,asof thiswriting thenumber of availablelistingsis currently at the highest it has been in a number of years, which is a positive development for themarket
In terms of the first half?s sold dollar volume it is notable that the market is up 28% over the same period in 2023with just over $1.1billion transacted.
