Q&A with Rod Slifer As a feature in this, and upcoming issues of our Update, we asked some questions of the partners of Slifer Smith & Frampton — Rod Slifer, Mark Smith, Harry Frampton and Jim Flaum — to give our readers a more personal look at our company and the work they’re doing .

What is your “ideal vision” for the Vail Valley ten years from now?
What are some of the lessons you’ve learned from past experience?
Ideally, I think one of the best outcomes for the Vail Valley during the next ten years would be the consolidation of local governments from Edwards back to Vail, so we can all share in one voice and one vision. During that same time span, I think the Valley will be built-out in terms of new development, but there will still be opportunities for redevelopment that is done tastefully and in a density similar to what we have today.
You can’t change the market. It takes a lot of patience to get through the challenging times, and it often times requires going back to the basics of calling on and writing to as many prospects as you can. It’s also important to never let yourself get down. As long as you stay positive, and don’t dwell on things, positive things will happen.
What is your take on the local and national real estate market? The Vail Valley has been affected to some degree by the soft national market, but we’re fortunate that we don’t have a large quantity of unsold projects. In fact, the number of unsold units and residences in the Valley is still very reasonable. In markets such as California, Florida and Las Vegas, the opposite has been true, where overbuilding took place and today there are large numbers of unsold units.
What is your “ideal vision” for the Vail Valley ten years from now? As a company, we’re very sensitive to recycling and energy efficiency. Since we’re so involved in real estate, our team is very knowledgeable about the sustainability aspects of the properties they represent, so we’re able to share important information on behalf of all our clients.
What are some of the things you’re looking forward to in the months ahead? Summer! That word alone probably says it all for those of us who came to Colorado for skiing in the winter and stayed because of the beautiful summers.
