A
s the Vail Valley transitions from the winter season to summer, we are encouraged by recent activity in the Luxury Market with two homes over $8 million going under contract in the first few days of June. In the high end niche market of $5 million and above, the year started off with eight sales through May, six of which were listed by Slifer
Smith & Frampton Real Estate. We also continue to see significant properties close, such as Four Seasons Private Residences (now sold out), Solaris Residences and single family homes in Bachelor Gulch. Multi-million dollar transactions have also been negotiated in Lionshead, Vail Village and the Vail Golf Course area, as well as in Beaver Creek, Bachelor Gulch and Lake Creek. Of particular interest, several custom, private home developments are currently under way or have been completed, each setting new benchmarks for their respective areas. These are said to be valued between $30-$40 million, a new high watermark for the Vail Valley. We feel an investment in private residences at this level shows confidence in the market and a commitment to the Vail Valley.
