1. Let's figure out our communication plan. This is the key to everything. Do you prefer text, calls, or emails?

1. It's time to go look at the homes we've picked out. We've narrowed down your list and are ready to go!

1. We often find your new home on the first day, because of the work we've done.

2. What works best for you? Let's set up a showing schedule: after work, weekends, lunch time? Keep in mind that showing notes don't always show up in your portal and there may be 24-hour notice requirements, restricted times, etc. Communication is the key.

2. Your offer is potentially one of a few offers being submitted to the seller. Let's make sure it is a strong and appealing offer. Together we brainstorm tools to position you to be a successful buyer.

3. We are going to search for your new home together. I will get you set up on a search alert. It will be based on the specifications you are looking for in a home, and you will receive automatic alerts that are customized to your criteria. 4. Choose your lender. I can recommend a few. Give them the information required so they can give you a pre-approval letter. If you're a cash buyer, I will need your proof of funds letter. 5. Get your earnest money ready. You'll be submitting a check or wire with your offer. 6. Let's talk about timelines, and what happens once you're under contract on your new home. Cash and loan timelines vary greatly, and in new construction will vary even more. 7. Here's the fun part. Make a wish list of what you really want in your new home.
