Let’s make a plan It’s always good to have a plan. We’re here to help, and part of our job is to set up a plan of action so we can get your home on the market and sold as soon as possible. First day on the market — Once “Active” on our MLS, REColorado.com is immediately updated and the other website(s) will populate normally within 48 hours — Calls to show could come as soon as 15 minutes after listing is active — Depending on property, listing agent’s goal is to accompany all showings After the first day We believe communication is important. How you want to communicate is even more important! We would like to touch base with you regularly. If you would like to talk on the phone, or have an email summary or a text to check in, we want to make it comfortable for you. Minimum communication to expect First week: For the first week, we most likely will communicate daily. Second week, and the weeks after: At least once a week after the first week to share feedback, what we see happening in the neighborhood and in the market, and what the online stats are telling us. End of first month: We will analyze what happened in the neighborhood and see what if any adjustments need to be made with price, staging, etc., based on broker/client feedback. Under contract: We will coordinate the details and items to prepare for closing, based on the original contract. Once we are under contract, it is still important to have your house “show ready.” Remember, we still have to sell your house to the inspector, the appraiser, and the buyers will want to walk through before we close. Reminder: It isn’t closed until it’s closed! Celebrate after closing!


When to stage your home Let’s showcase your home’s beauty. Staging a property is intended to highlight the features of a home and show them to the best advantage. By decluttering, rearranging furniture and creating a cohesive look, potential buyers can focus on the architectural features and spaces of the home with less distractions. For example: A property with a stunning view through beautiful windows should be staged to highlight that feature. However, if the view is blocked by a huge TV, oversized furniture or distracting window coverings, then home buyers may miss or discount the view as an attribute of the home. A seller will want to show off every positive feature to capture the interest of the majority of home buyers and good staging supports that intent. Declutter and remove personal photos and decorative items to keep the buyer’s eye focused on the style, architecture and beauty of your home.

Let’s set the right price What is “market value,” and how is it determined? Determining the right price is important. Pricing is not an exact science. We help you determine your home’s list price based on the sale of comparable properties. Factors influencing pricing include: — The real estate market — The hard facts (i.e. square footage, view and condition of your home) — Desirable factors (including special amenities and property attributes) — What other properties are listed for Factors that don’t affect your home’s price are: — The profit you want to make — What your friends, neighbors or other sources say it’s worth — What you originally paid We’re going to get you the best possible price, but overpricing can negatively affect your sale. Over-pricing can mean: — You’ll have fewer showings — Fewer offers because it shows the buyers that the seller has unrealistic expectations — Helps sell the competition because it creates demand for homes that seem to be a better value — A negative broker response — Homes that stay on the market develop a negative stigma

If you are still dissatisfied, I will send you an unconditional release in writing. You will also receive a copy showing that the listing has been “withdrawn” from MLS.
