My Background Born and raised in Western Michigan, Chris Lankhorst earned a degree from Michigan State University in December of 1998 with a B.A. in Sociology and General Business Administration. Soon after graduation, Chris moved to Denver, Colorado for a career in the medical sales field. Craving to live the life he always dreamed in the mountains of Colorado, Chris and his wife, Christy, relocated to Summit County in 1999. Chris started his real estate career with Playground Destination Properties, an Intrawest Company, at Keystone Resort in 1999 as a Sales Assistant. Quickly after his start, he continued with Playground Destination Properties as an In-Resort Sales Operations Manager for Keystone and then Veranda at Turks & Caicos Islands, BWI. Following Sales Operations Chris joined the Copper Mountain Real Estate team as a Sales Specialist, and continued on to sell other resort properties at Winter Park & Snowmass, CO, Napa Valley, CA and Sun Valley, ID as Sales Team Manager. Chris has returned home and has come full circle to join Slifer Smith & Frampton Real Estate at Keystone Resort as Branch Broker, and manages a team that sells over $50M per year. ANALYSIS & COMPARATIVE MARKET INFORMATION In determining when and at what price to list the property, please consider the following observations: 

Interest rates continue to be some of the lowest we’ve seen in 30 or more years. We are even starting to see buyers get purchase with as little as 10% down on second homes.

Summit County has posted good numbers in both sales volume and number of transactions for 2012 versus 2011 and 2010.

Historically, our best traffic season throughout the County is early winter and into the holiday period of the winter and spring. Potential Buyers are here in the resorts and want to look! These potential Buyers also need to look a minimum of 2 times, which makes for our largest selling season in late summer and early fall.

There are currently no other 4-bedroom properties actively listed at Snake River Village and only 12 throughout the resort (7 of which are walking distance to slopes).

There is one 3-bedroom property currently listed for sale at Snake River Village. This is unit 2 and it is listed at $555,000. This property has been on the market for 256 Days.

The last 4-bedroom property at Snake River Village to sell was in April 2012, and this property was very similar to yours. It was listed at $649,000 and it sold for $635,000 or $379.33/Sq. Ft.

Days on market continues to be a struggle for much of our local market. Of the 3 sales mentioned above, the average days on market was 384 days.

Your property at Snake River Village has some great attributes; ski slope view, southern exposure, large living space, outdoor living space, 2-car garage, location, strong rental history...just to name a few.

Given the above, and also noting that I haven’t been in the property, I believe we should list in the range of $649,000 to $675,000. I believe at this price, and with the marketing/advertising that is stated in this listing presentation, we should be able to get some activity & more importantly, a SALE!
