This document has been designed to assist you in making your prestart selections. This Prestart Selection Guide provides a list of standard inclusions as well as some popular upgrades you may wish to consider. Please use the tick boxes provided to help you along the way, and ensure that you bring your completed Prestart Selection Guide to your prestart appointment to avoid any unnecessary delays.

Please note the following: The products/models listed in this document may change if any “Promotional Packages” have been included. Products listed in this document may become unavailable after receiving of this Selection Guide. In the event of this occurring, you will be notified at your prestart meeting. This document is not part of your Contract Documents and is to be used as a guide when making your selections. This document is to be read in conjunction with your contract plans. The images and colours represented in this document are not a true match to the Supplier’s products, and Smart homes for living take no responsibility for the variations. Therefore, it is advised that you consult the individual Supplier displays and catalogues where possible.


The Prestart Meeting is an exciting step in your home building journey with us! We have prepared this guide specifically to assist you in making your prestart selections. By taking the time to carefully examine each section, you will be able to add those special finishing touches to make this your dream home. Our experienced Prestart Coordinators will walk you step by step through your house plans and assist you in selecting colours and finishes for your home. The scope of your Prestart Meeting is to finalise: •

All internal and external colour selections and finishes

All product selections and upgrades

The electrical layout of your home

All relevant contract documentation

Please keep in mind that your Prestart Meeting will take approximately 3-5 hours to complete and while this is often an exciting time for you, your little ones may not feel the same way. To allow you to get the most from your Prestart Meeting we respectfully request that where possible you make arrangements for your children to be cared for during this time. This will enable you to give your home your full attention and make those important decisions that will bring your new home to reality. Your Prestart Meeting takes place at BGC Homes, 67Walters Drive, Osborne Park.


There are a few things for you to do before you complete your Prestart Meeting, so we have put together a detailed checklist to assist you. We would love you to come through and visit BGC Home before your Prestart Meeting, as this will allow you to make your selections at your leisure. BGC Home displays our standard range of internal and external selections, as well as upgrade alternatives and is open Monday—Friday 8 am—4.30 pm. If you would like to visit our Selection Room outside of business hours, please contact your Sales Consultant to discuss.

1. Review your Site, Elevation, Floor, Kitchen and Bathroom layout plans and make note of any minor amendments or alterations. Please keep in mind that structural changes are not permitted at your Prestart Meeting as your drawings have been finalised and are now ready to be sent for Energy and Efficiency Compliance and Engineering Certification. Structural changes include, but are not limited to, re-sizing of windows, ceilings heights, modification of internal and external walls and changes to the façade (elevation).

2. Complete an Electrical Plan – Note down any new items you wish to add at your Prestart Meeting (such as Power Points, Light Points & TV points) and/or relocations of any included items. Make sure you consider the location of any furniture that will be in your home. 3. Complete your Prestart Selection Guide. • Select your internal and external colours and finishes • Complete your ceramic tile and laminate selections • Complete your product selections for your main living areas, kitchen, ensuite, bathroom and laundry

Step 1: What shape to choose? Are you a Vistapave or Easipave? The shape of the paver can affect overall appearance externally of your home. Things you need to put into consideration is, are you installing a pathway? Narrow pathways are more suited to smaller format pavers, whilst larger format pavers can enhance the appearance of alfresco areas. What shape is going to highlight the features in your garden? Step 2: Texture and Colour Select the texture and colour. Textured pavers are ideal around swimming pools and wet areas to avoid a slip hazard. However you might want a smoother texture for alfresco areas. When selecting a colour, think about the look you want to achieve. Do you want a classy timeless look or a cosy cottage feel? Are you looking for a modern ambience or do you want your pavers to blend in with the existing environment? Our pavers come in a variety of textures and colours to suit any application or design. Step 3: Pattern The pattern you select can influence the overall appearance of your driveway and Alfresco. You need to consider which pattern will compliment both of these areas and give them the full potential. Now that you know what shape you are after, what texture and colour you will be having its time to flip the page and select the pattern.

Please note: Certain Estates will not allow the use of light coloured Colorbond roofs (i.e. Surfmist), whilst other ‘Green Smart’ Estates refuse dark coloured roofs. Please check your land developer’s guidelines of further information on your chosen Estate. Altering the roof cover from tiles to Colorbond, or from Colorbond to tiles will require a resubmission to shire and engineers, resulting in additional charges.

We recommend completing your Tile and Cabinet selections prior to your Prestart Meeting as there are so many colours and combinations to choose from! Wall and Floor tiling from the builder’s standard range ($44 per square metre) is included for the Bathroom, Ensuite, Laundry & WC to the heights shown on the plan. Tiling up to the underside of the kitchen rangehood is also included. Standard ceramic wall tile sizes:

These are ALL STAR wonders. Simple, fantastic energy-saving downlights with a great light spread. They feature a recessed diffuser to reduce glare on screens. Internal (Standard) Smartwall by GTEK is included as standard to all our homes. It is applied to double brick construction, drywall plasterboard lining replaces traditional wet set plater. With Smartwall by GTEK lining, cornice and ceiling being of the same material any cornice cracking is eliminated. With Smartwall by GTEK you are also offered a choice of 54 colours from Taubmans two coat paint system to your internal walls as standard. Please see enclosed ‘Custom Colour Selection’ brochure for all standard colours. External (Standard) One colour to gutter and one colour to fascia is included as standard to all home. Please refer to Colorbond roofing colours for selections. You will also receive two render colours (if applicable), or as specified, as standard. Please note: •

Cornices and ceilings are painted flat white as standard
