What is Guest Room Management System?

A Guest Room Management System (GRMS) is a specialized software solution designed to enhance the operational efficiency of hotels and similar lodging establishments. Its primary purpose is to streamline the management of room inventory and reservations. This comprehensive system encompasses tools for efficiently handling reservations, tracking room availability, setting pricing, managing billing, and organizing customer information.

Incorporated within the GRMS are valuable features such as housekeeping management, inventory control, and robust reporting and analytics tools. These elements empower hotel managers to make informed, datadriven decisions to improve their operations.

By optimizing room occupancy and pricing strategies, a Guest Room Management System not only bolsters the hotel’s efficiency but also elevates the guest experience, ultimately leading to increased revenue.

Control of the lighting level, drapery position, roller shade position, and temperature set point can be streamlined and beautified to create guestrooms that delight and offer comfort at the touch of a button. The Lutron myRoom guest management system offers an improved guest experience both on arrival and throughout the stay. Welcome scenes are activated upon guest arrival. Guests open the door to a carefully curated scene that showcases the view and the finishes and furnishings in the room in its best light. There are currently 55,000 guestrooms in the world that use Lutron myRoom to deliver a special guest experience and extraordinary comfort. The recently built Ritz Carlton in Mexico City is one incredible example.”

Solution and Technology Some of the key automation functions are it lowers operational costs. When a guest leaves his or her room, for instance, automatic occupancy sensing and reporting allows housekeeping to make informed decisions about when to clean a room. While automated control of shades or tinting glass can cut cooling costs, particularly where the building facade receives direct solar radiation.

Hotels waste the most energy when rooms are unoccupied. Automation from companies such as Control4, Lutron, Legrand, ABB, BuildTrack, Havells, Siemens, Crestron, Schineder to name a few companies offer various solutions. The energy-management system can also receive that notification, prompting the temperature to return to a lower-power-consuming neutral level. Hotels often have unoccupied rooms on a given night, and if the temperature and lighting isn’t controlled, it is simply costing the hotel money.

Then there are the benefits gained from guests using Apps on their smartphones. Not only is technology making the check-in and checkout procedure more convenient, Bluetooth Low Energy (BLE) technology incorporates keyless entry into a guest’s mobile device. based services provide additional benefits, such as monitoring guest arrival and departure status, room usage and trends, enhancing emergency response, and directing staff and guests to available meeting spaces and parking.

Wireless systems using radio-frequency identification (RFID) are also being used to enable access to rooms and to detect when people or things enter and leave. There are companies offering solutions in which an RFID chip is mounted on the underside of food carts.

RFID readers that capture the transmission of the tag can be installed in hallways. So when a cart rolls into or out of a guest room, the reader senses that and sends an alert to staff that a cart at a specific location is ready to be collected. That saves labour time and improves guest satisfaction.

“One of the key functionalities of GRMS is its ability to communicate with third-party systems, including supervisors, access control systems, and Property Management Systems (PMS). There is a diverse range of control options available within GRMS, catering to various requirements and aesthetics. These controls encompass conventional (or mechanical) controls, BUS-SCS controls, touch controls, automatic controls (utilizing sensors and door contacts), hotel-specific controls (such as

Keycard readers and DND/MUR control), and “network” controls, which involve commands from external systems like supervisors, access control systems, and PMS. This array of control options offers a broad spectrum of functions, ergonomic designs, and aesthetics to suit any hotel environment, whether it’s traditional, modern, or luxurious. The “network” controls play a crucial role in enabling seamless integration with external systems, enhancing the efficiency and functionality of the GRMS in the hotel setting.” explains Mohit Suyal, Product Marketing Manager, Home Automation, Lighting Control and GRMS, Legrand.

Advantages and Benefits Room Control: GRMS systems enable guests to control various room amenities like lighting, climate (heating and cooling), curtains or blinds, and even entertainment systems (TV, audio) through a centralized control interface, often provided via a touchscreen panel, mobile app, or TV remote.

Energy Management: The system can optimize energy consumption by adjusting the room’s lighting and climate control based on occupancy and guest preferences, thus helping hotels reduce their energy costs and environmental impact.

Security: GRMS can integrate with the hotel’s security system, including door locks and access control. This helps in ensuring the safety and security of guests and their belongings.

Room Status Monitoring: The system can monitor room occupancy and status, allowing hotel staff to better manage room turnovers and cleaning schedules. For example, when a guest checks out, the system can automatically switch off lights and HVAC systems.

Integration with Property Management System (PMS): Many GRMS solutions are integrated with the hotel’s PMS. This integration allows for more efficient check-in and check-out processes, as well as billing and room assignment coordination.

Guest Services: The system can provide information and services to guests, such as room service ordering, scheduling wake-up calls, or requesting housekeeping services.

Customization: Hotels can customize the GRMS to align with their branding and guest experience. For instance, they can set up lighting and climate profiles for different room types or tailor the interface to match the hotel’s style.

Mr. Farook Merchant, Managing Director and Chairman of Messung Messung entered the field of Automation in 1981 by designing India’s first Programmable Logic Controller (PLC), the Meprolog-H. Their initial focus was on automating machines, and replacing electro-mechanical relay panels with more flexible and space-efficient PLCs. Over the years, Messung expanded their expertise in industrial automation.

In 2016, they made a strategic decision to venture into Home Automation, opting for a wired solution using the KNX platform.

Through extensive research and collaboration with European suppliers, Messung became proficient in designing and manufacturing KNX-based products. Their journey began with the development of a 4-channel ceiling fan controller and a 16-point actuator.

noticed that no one in the KNX field had the Ceiling fan controller in their portfolio. So, we began the process of making this product. We also noted that the 16-point actuator is the most commonly used hardware in the back end of any KNX installation.

Our design team then started this process and in two years we fine-tuned both the products and got them certified and registered.

We have many more products in the final stage of design and development and shortly all of them will go for certification. They include the

software which is the sole property of KNX.org.

Presently there are more than 400 manufacturers of KNX-based products and provide a huge variety of solutions to System Integrators and OEMs. Congratulations on the recent KNX certification for two flagship products. Could you provide in-depth professional insights into these certified products?

We began our journey in manufacturing KNXbased products about two years back and at that time we were distributing the products of some other manufacturers from Europe. We

KNX power supply, input modules, phase-cut dimmers, analog dimmers, a very innovative front-end User interface device with six keys and a colour display providing 32 functions. (its a proper room controller).

We have in the pipeline a very comprehensive IR four-channel interface to connect to AirSMART HOME WORLD | OCTOBER 2023 | 37

EN standards by the TUV laboratories, including undergoing the mandatory ESD test, Anechoic chamber test for EMI radiation and brown out tests.

This helps certify the products made by us will be able to withstand the harsh electrical and environmental conditions, all as per the EN Standards.

Since the conducted EMI/EMC noise is the most critical element in the EN standard testing methodology, we have procured our own inhouse EMI-EMC conducted and capacitive coupled testing system, this enables us to test this most critical element in noise immunity at the design stage itself. We also have mandated that during production all products will go through this conducted noise test by sampling method (10 products out of 100 are tested on this test setup).

All products after completion are put through

What stringent quality standards and manufacturing processes does Messung Ourican adhere to when designing and producing its KNX products, ensuring reliability and performance?

The important elements that we focused on while working on the quality aspects in the manufacturing was to set up our own in-house manufacturing line including SMT machines, optical inspection machines, reflow oven, dry heat chamber, wave soldering machine and automatic test jigs. Next in line was to implement strict ISO-9000 standard operating practices. We also implemented a complete lead free soldering environment and achieved ROHS certification.

the in-house environment chamber. Here all products are kept at an elevated temperature of 50 deg.C, for 12 to 24 hours. This eliminates what is known as ‘infant mortality rates’.

We’d like to learn more about the 16-channel multi-function actuator, MES-DO-16R, and the 4-channel ceiling fan controller, MES CFC4PRO. Can you provide detailed professional information about these products, their features, and applications?

The 16-channel multi-function actuator is designed to provide a lot of universality to the customer. All relays have 16 amps contact rating which enables them to put on LED lamps which can generate a surge of more than 80 amps.

All relays are bi-stable, means that the relay changes its state by a 5 msec pulse given to the coils, enabling the relay coil to be cool even if the operation is on for several hours or days.

We have implemented a large number of functions like On/Off, scenes, Curtain controls, and so on which are normally required by all the system integrators.

The four-channel ceiling fan controller is to control the speed of a standard Ceiling fan (not BLDC fans). The critical issue here was to control the AC voltage to the ceiling fans without chopping the AC wave as that would result in harmonics and humming sound in the fans which is not acceptable to customers.

In our ceiling fan controllers, we are using highquality AC capacitors and 16 amp bistable relays to increase performance characteristics and very high quality.

As an expert in the field, could you share your insights into the latest trends in the high-end smart home automation segment?

With Google Home Kit and Apple Home Kit and Alexa providing standard and well-designed user interfaces, customers have now more options to interface third-party products and solutions like Phillips Hue and Sonos and similar solutions.

It’s very difficult to pin down what is the latest trend in Home Automation. For sure now customers are well aware that they need very reliable and ergonomically good quality

Messung is now working on a ‘Server’ based IP/ KNX interface with MQTT protocols to connect to the cloud, to give all the solutions mentioned above including their own Mobile App interface.

A luxurious home unit designed well with proper control of Scenes and proper use of lights and curtains can give the client a very good feel of comfort and calmness and be able to go from one use of space to another by the touch of just a button.

Energy efficiency: If the System integrator uses the KNX system efficiently and utilizes the functionality given in the various hardware properly then definitely the customer can get a very efficient system. With proper use of sensors and motion control, the customer uses his electricity to its optimum usage and still does not sacrifice his comfort and luxury.

A well-designed Air-conditioner maintaining the desired temperature at its appropriate and desired levels is always appreciated by clients. If the lights come On and go Off when the clients is not using the various spaces, definitely allows most efficient usage of energy.

KNX products were never produced in India and all the System integrators would import them paying heavy customs duty and other taxes and costs, plus the ever-increasing foreign exchange rates. With KNX products being

manufactured in India by Messung, customers now have the same technology in India that they were hitherto importing and with the quality and interoperability approved by the KNX certification and registration methods.

The products being made in India can now provide quick deliveries and a very strong RMA support. Customers who always wanted to know why their products failed can visit the Messung factory in India and quickly get their doubts sorted out. Plus now with an indigenous development team continuously improving the KNX products, Customers can now look for customized solutions to their specific requirements.

We are confident that KNX technology and the solutions for lighting and Air conditioning can give equally good solutions in Buildings and in the Industrial domains. We have been shipping our access points for several months now, and the feedback that we

In gathering feedback, we learned that most customers wanted to see switches with higher PoE budgets. With that information, we set out to make sure that customers would get a switch with a healthy PoE budget, and one that didn’t sound like a jet engine while it was running. The fans also do a fantastic job of keeping the switches cool.

What are the products/solutions that you plan to launch in the Indian market?

Every room unfolds into a unique story, the living room, for instance, boasts a captivating wall clock with a sailor’s map bordered with moss, serving as a focal point. The textured green leather wall emphasizes the seating area,

CEDIA announced the winners of the 2023 CEDIA Smart Home Awards EMEA on Friday 6th October at The Brewery, London. Industry leaders, professionals, and enthusiasts gathered in their finest black-tie attire to celebrate excellence in smart home technology and integration.

Attendees were invited to begin the evening with a pre-dinner drinks reception in the King George III room, which was sponsored by DbM. After enjoying a three-course dinner in The Porter Tun, Daryl Friedman addressed the room and provided an update on recent CEDIA developments.

This included the launch of the RP22 Immersive Audio Recommended Practice at the recent CEDIA Expo and how the workforce development efforts of both CEDIA and its members have moved forward since first discussed at the awards this time last year.

Matter 1.2: A Leap Forward in Smart Home Technology

The Alliance is thrilled to announce the arrival of Matter 1.2, the latest update that device makers and platforms can integrate into their products.

This update introduces nine new device types, substantial revisions, and additions to existing categories, as well as significant enhancements to the specification and SDK. Additionally, it includes certification and testing tools to ensure a seamless user experience. The Matter 1.2 certification program is now open, with plans to bring these innovations to the market throughout 2024 and beyond.

Nine New Device Types Matter 1.2 introduces support for nine new device types, expanding interoperability, simplicity, reliability, and security while unlocking new use cases and features for the future. These new device types include:

Laundry Washers: Offering progress notifications, with support for dryers in future releases.

Refrigerators: Beyond temperature control, this covers devices like deep freezers and specialized fridges.

Looking Ahead With Matter 1.2 available to device and app makers globally, the work on Matter continues to evolve. Teams from leading technology brands are actively developing future device types, features, and use cases. The smart home ecosystem will continue to expand, with new products entering the market and software updates enabling existing products.

In 2024, Matter will receive two new updates, further expanding device types and capabilities.

Room Air Conditioners: Now supported as standalone devices with temperature and fan mode control.

Dishwashers: Featuring remote start, progress notifications, and alarms for operational errors.

Robotic Vacuums: Includes advanced features such as cleaning modes and status details.

Smoke & Carbon Monoxide Alarms: Supporting notifications, audio/visual alarms, battery status alerts, and self-testing.
