– FINAL MAJOR PROJECT – THE BIGGINS PROPOSED RENOVATION 1 –1 FINAL MAJOR PROJECT – THE BIGGINS PROPOSED RENOVATION
BRIEF: The Biggins House proposed development converts the listed building into 9 flats. These range from one to 3 beds in order to appeal to a wide range of potential residents. ‘Ideal Home’ factors have been identified and integrated into the design such as the provision of natural light and ample storage. The design of outdoor space encourages community integration by providing various outdoor facilities for the residents. Access to green spaces and an increase in outdoor activity are salient factors in mental and physical wellbeing. These elements also increase neighbour interaction, which leads to a happy community. THE CONTEXT
MARKET RESEARCH
The ‘Biggins’ is Grade II listed building on Bramham Estate, Wetherby which was built in 1698.
POTENTIAL RESIDENTIAL MARKETS
The Bramham Estate is famous for having one of the largest examples of formal gardens in the UK. Currently the Biggins is empty and used as a filming location, but in order to ensure its preservation, a new use for the premises needs to be found.
Due to the Biggins being located close to Bramhall Village it has the advantage of quick access a significant number of amenities. MARKET A – THE YOUNG FAMILY
THE CONCEPT
It is also an ideal location for commuting to Leeds, York & Harrogate so the flats could appeal to a variety of buyers.
MARKET B – THE RETIRED MARKET
MARKET C – THE YOUNG PROFESSIONAL
The UK is currently experiencing a considerable shortage in new housing and produces some of the smallest houses in Europe. The Biggins concept is to create a flat complex which enhances the historical elements of the building while providing the ideal requirements for living spaces such as lots of natural light and good storage facilities. Additional factors such as interacting with neighbours and access to green space have also been identified as factors which create happy communities. These factors are also proven to be good for health and wellbeing, therefore The Biggins proposed development will have an outdoor environment which encourages the residents to spend more time outdoors. This will increase neighbour interaction, leading to a happy community.

INITIAL PRECEDENT
EXTERIOR: The formal garden style could be integrated into the design to help convey the history of the building INTERIOR: Large windows take advantage of the views of the site. Roof skylights will also help create light spaces. Integrated storage and enhanced space planning will ensure spacious flats.

& INSPIRATION
Studies on gardening and communal housing conclude that regular access to green spaces are good for a person’s general health and mental wellbeing and prevents isolation. The Biggins proposed site encourages its residents outdoors. Inspiration for the garden design are below.

INITIAL SKETCHES ROOF SKETCHES
Researching contemporary housing design, I initially want to create a modern roof and extension addition as a counterpoint to the original property. However, after looking into listed buildings restrictions it became clear that in order to obtain planning permission, the original structure should be maintained.
FRONT GARDEN DESIGNS The Bramham Estate has one of the finest 18th century formal gardens left in the UK. To link the Biggins to the history of the general estate, the entrance way garden would convey elements of this formal garden design style.

A communal allotment area has outdoor seating and toilet facilities within the communal hut as well as communal electric dryers. Rotary dryers enable the clothing to be dried outdoors which saves energy, reduces clutter within the flats and is better for the environment.

SPACE PLANNING
FIRE EXIT FLAT H
FLAT F
The majority of the main structural walls were kept intact to keep the building costs low. Open plan spaces were created to keep the flats spacious and bright. The rooms were zoned to ensure that the seating and eating areas had access to the windows and garden views. Extra storage was included if possible. Each bedroom design has a large area for storage so the actual bedroom zone can be minimal and clutter free. Some duplex apartments were included in the design to appeal to dwellers who prefer a divsion between the private and public spaces.

2 – THE CONRAN SHOP - PROPOSED DESIGN BRIEF: to design a Conran Shop within Queens Arcade in Leeds. The arcade is a listed building so Listed Buildings regulations had to be observed as well as the design reflecting the Conran Brand. Another aim for this project was to examine other alternatives to typical 3D rendered visuals. Detailed Autocad sections were used to convey the space effectively and rendered in Photoshop, similar to a line drawing. The Sketchup model was rendered using the Dennis Technique.

GROUND FLOOR PLAN
The overall impression of the brand from visiting the Conran Chelsea store was clean lines, block colours and a mid modernist style. Display areas were also a key feature. The aim for the visuals was to reflect the brand and the direction chosen was to create a hand drawn, sketchy style. The sections were used as a main visual so many elements were drawn in Autocad then rendered in Photoshop. A basic Revit model with a walk-through was created. A Sketchup model also made and visuals taken from the model were rendered using the Dennis Technique, creating a watercolour image with sketched line detailing.

THE CONRAN SHOP – PROPOSED DESIGN
FIRST FLOOR The layout is based on an open plan mid-modernist living/dining room. These room sets can be changed regularly to display a wide product range. Dining and Living Room accessories are displayed in the shelving surrounding the dining room set. A small area is for a trend based display. Much of Conran’s furniture is classic but this area will cater to the fashion led customer. The chair collection will reflect the mid-modernist style that the Conran Shop epitomises, while the lighting area will contain a mix of lighting styles.

3 - BOUTIQUE HOTEL APARTMENT, ALBERT MILL, MANCHESTER BRIEF: to design a boutique apartment located close to Manchester city centre within a Grade II listed building in the style of London based architectural practise AOC. In the ethos of AOC, materials and patterns were used in untypical ways. The main inspiration was the regeneration of the Northern Quarter in Manchester, which retains the industrial elements of the buildings as well street art.

The space contains a makeup area, changing booths, a kitchenette and seating areas.
The design proposal matches this renovation style. Elements of the period features within the building are highlighted and modern versions of classic elements have been added. This classic style will ensure the spaces do not date quickly.

DRESSING ROOM FLAT B BED ROOM THE DESIGN AIM WAS TO CREATE A THEATRICAL, GLAMOROUS, YET FUNCTIONAL ROOM WITH A HISTORICAL LINK TO THE NEO-CLASSICAL DESIGN OF THE ALBERT HALL AND TOWN HALL IN GENERAL. As the room was large and bright due to the large windows, a maroon wallpaper was sought to compliment the maroon shade of the Albert Hall Interior. The dressing room has ample space to store costumes and accommodate a large number of performers. It contains changing cubicles, a makeup area, 2 large portable seating zones, as well as a kitchen with washing machine and dining area. The Kitchenette area has a microwave, fridge, freezer and washer dryer. This classic style will ensure the spaces do not date quickly.

QUIET ROOM THIS ROOM IS LINKED TO THE DRESSING ROOM AND IS AN AREA WHERE AN ARTIST CAN TAKE A BREAK OR HAVE A SLEEP IN BETWEEN SHOWS. There is a hidden bunk bed within a wall and the two Knole sofas also open out to become single beds. The paneled wallpaper creates a feeling of refuge and the ceiling lights will be on dimmers. This room can also be used as another storage area as there is shelving or another changing room as the outer door will have frosted glass. All the rooms contain the same CTO orb pendant to link the spaces together.
