Dauntless Downtown Roanoke

-By Chad Parries

Trying to describe beautiful downtown Roanoke, Virginia could be compared to dining at a gourmet buffet with rows upon rows of your favorites. Where do you even begin?

[4]

Picturesque architecture, dozens of delectable dining options, ever-growing educational outlets, and a little fun during free time is just the beginning.

“Our mission is to get people downtown to live, work, or play,” Surrounded by the Blue Ridge Mountains, and a handful of contemporary suburban settlements for family, the Downtown Roa-

noke area continues to be a growing epicenter of industry, commerce, and gathering place for people all over the valley.

“If they can come here to shop and dine, attend events, go to the farmers market, that’s really our goal at the end of the day.”

keting and Communications Manager for Downtown Roanoke Incorporated. “If they can come here to shop and dine, attend events, go to the farmers market, that’s really our goal at the end of the day.”

“We are seeing a re-emergence of a lot of downtowns and ours is following that trend over the last ten years,” The economic scope of DR indeed supports the mission. This area is occupied by 77 restaurants and 50 retailers. According to the organization’s economic report, 24 new businesses opened within the last year. Nearly 16,000 individuals work in Downtown Roanoke for major regional organizations such as Carilion, Coca-Cola, the Western Virginia Water Authority, Wells Fargo, AEP, and Anthem, whom have all been around a number of years. Newer organizations such

as PowerSchool, have recently planted roots downtown to gain even more momentum. “We are seeing a re-emergence of a lot of downtown areas and ours has followed that trend over the last ten years,” said Clark. While over half (53%) of the retailers in downtown represent the food and drink industry, it also has nearly 600 downtown hotel rooms and over 5,500 parking spaces scattered over the area for visiting museums, galleries, shopping, and attending sports and concerts at the nearby Berglund Center. The after-work on Friday congregations have a plethora of positive effects for downtown besides selling tickets, but a domino effect of attracting folks to other aspects of the area. The newly renovated Elmwood Park continues to add notable events to its schedule nearly six years after a seven million dollar facelift that added a well-received amphi-

theater. Scotty McCreery and Foreigner will take to the stage there in August and September, respectively, as part of the park’s Budweiser Summer Concert Series. “Overall, it drives people into downtown who might not come otherwise,” said Clark. “Once people are down here, they see everything we have to offer, and what a nice place it is to walk around and experience… it’s beneficial for our businesses.”

“Once people are down here, they see everything we have to offer, and what a nice place it is to walk around and experience…” Clark also eluded to some of those visitors actually relocating downtown and building a residential base, as the number of units has exploded 442% in the last 12 years. - continued on page 6

-continued from page 5 Over 2,600 citizens now call Downtown Roanoke home with 98% occupancy.

“There has been rapid growth in downtown living,” “There has been rapid growth in downtown living,” said Clark. “Before, I’m not sure there were places for people to live, at least not in large numbers…once you started seeing those redevelopment projects, before they even open their doors, they are 100 percent leased.” Back in 2011, the Patrick Henry Hotel was revamped into luxury living and community space geared for students studying in the downtown area. Eight years later, upwards of $28 million is currently being invested for downtown living space.

Seasons & Occasions Deli and Catering has been operated by Ryan Scharf since 2012. At first located on Kirk Avenue, they quickly outgrew their space. Now located nicely inside Roanoke Higher Education Center, Scharf’s efforts are symbolic of the type of production that has coincided with the redevelopment for downtown.

“Our growth has really been unprecedented.” “Moving to the RHEC was one of the best decisions we made for the business,” said Scharf, who has continued to see a rise in daily business, as well as catering events throughout the valley. “As more students and people flock to the Higher Ed Center, we benefit from that. Our growth has really been unprecedented.” That infusion of students to the downtown area is certainly sparked by living options, as well as the quality of education. Virginia

Tech Carilion School of Medicine, and Radford University Carilion, which just completed the transition from its former name, Jefferson College of Health Sciences, and well as the previously mentioned Higher Ed Center have taken post-secondary education to heights unseen.

“When you look downtown and see so many young people, there is an energy and vitality that you can feel.” “This whole area is seeing so much growth that’s related to the academic environment,” said Dr. Nathaniel Bishop, Senior Vice President for Carilion Administration and President Emeritus for Jefferson College before its July 10 transformation with Radford. “When you look downtown and see so many young people, there is an energy and vitality that you can feel.”

The Downtown Roanoke Incorporated report estimates 2,500 students are studying and living downtown, but expect those numbers to continue to grow quickly as the educational opportunities with Radford and Virginia Tech snowball.

“Watching that growth has been really gratifying to experience,” “Watching that growth has been really gratifying to experience,” said Bishop, who has spent more than two decades with Carilion. He says his work with Radford University President Brian Hemphill will only enable further development. “It will continue…it’s been so easy to work with both of those institutions,” said Bishop referring to the presence of Radford and Virginia Tech’s School of Medicine in the Downtown Roanoke area. “The evolution

and explosive growth of healthcare has replaced what Norfolk Sothern once brought and this has become a real economic engine for Roanoke.” With robust advancement in seemingly every area, everyone’s perception of Roanoke can be different. But staple attractions like Center in the Square, the Virginia Museum of Transportation, the Taubman Museum of Art, Dr. Pepper Park, and the Jefferson Center can still entertain adults and children alike with events, exhibits, and walks through history as they have for a number of years. And once the summer is over, the events certainly do not stop. Whether it’s Movies on the Market, the ever-popular springtime Strawberry Festival, Dickens of a Christmas, or skating at Elmwood Park on Ice in winter, Downtown Roanoke is almost always offering something in terms of events, and business expansion is always occurring.

But perhaps the best part – the proximity of everything does not come down to miles, but mere blocks. “It really is all about accessibility,” said Scharf. “We are a short five minute walk over the Martin Luther King Jr. Bridge for anyone working downtown. The scope of the area has definitely grown and it’s exciting to see Roanoke supporting its local businesses now more than ever.”

“With everything happening here, the growth opportunity is still huge” “With everything happening here, the growth opportunity is still huge” said Clark. “We look for more exciting changes in the next five to ten years with some exciting projects coming down the line for downtown.”

5 Home-Selling Repairs Before you put your house on the market, consider these important repairs.

[1] Replace torn window screens Considering how simple it is to repair torn screens, this repair is always worth it.

[2] Update grout Is your grout yellowing or cracked? Buyers will notice. New grout, on the other hand, can make old floors look like they came straight from the showroom. This is another small fix with a big impact.

[3] Revive an [8]

outdated kitchen

A full kitchen renovation is rarely worth it when it comes time to sell. If you’re updating the space just for your sale, focus on low-cost, high-impact projects instead. Painting wood cabinets, updating hardware, installing new countertops or appliances could be enough to make a big difference.

[4] Erase pet damage Did your (sort of) darling kitten scratch your bedroom door? Fix the damage before listing your home. Otherwise, buyers will look

for more pet damage. Though replacing pet-damaged carpeting or hardwood may be a bigger job than buffing out some scratches – it’s worth the expense.

[5] Fix water stains You’ve learned to live with the results of a longfixed plumbing snafu, but for buyers, a water stain suggests pesky problems hidden beneath the surface. First, make sure the problem is fixed by bringing in a plumber. Then repair any water-stained ceiling or drywall. - Source: HouseLogic.com Jamie Wiebe, courtesy of RVAR

Planning a Kitchen Remodel? 4 smart strategic approaches to remodeling your kitchen.

Homeowners spend more money on kitchen remodeling than on any other home improvement project. And if done right, a kitchen remodel can recoup much of its cost. A minor kitchen remodel of about $18,500 returns more than 75% of your investment, according to Remodeling magazine. Kitchen remodels in the $50,000-60,000 range recoup about 69% of the cost when the home is sold.

[10]

To help ensure you get a good return on your kitchen remodel, follow these 4 strategies to keep you on budget and help you make smart choices.

[1] Plan, plan, plan Planning your kitchen remodel should take more time than the actual construction. The National Kitchen and Bath Association

recommends at least six months for planning. That way, you won’t be tempted to change your mind during construction and create change orders, which will inflate construction costs. Study your existing kitchen, think about traffic patterns and choose all your fixtures and materials before starting. And don’t be afraid to seek help. A professional designer can simplify your kitchen remodel.

July 26th, 2019 | The Roanoke Times

[2] Keep the same footprint If possible, keep appliances, water fixtures and walls in the same location. Not only will you save on demolition and reconstruction costs, you’ll cut the amount of dust and debris your project generates.

[3] Add storage, not space Install cabinets that reach the ceiling. They may cost more - and you might need a stepladder - but you’ll gain valuable storage space for Christmas platters and other oncea-year items. In addition, you won’t have to dust cabinet tops.

[3] Communicate clearly with your remodelers Set house rules about smoking, boom box noise levels, bathrooms and parking. Hang a message board on site where you and the project manager can exchange messages. Drop by the project during working hours to demonstrate your commitment to quality. Offer refreshments (a little hospitality can go a long way), give praise when warranted and resist pestering them with conversation and questions when they are working. - Source: HouseLogic.com John Rita, courtesy of RVAR

“Reid’s Fine Furnishings has been a fixture on Grandin Road for over 24 years. Andrea and Bill Waide opened their doors in 1995 bringing exquisite furniture and accessories to an area that wasn’t known for either at that time. Because of their knowledge of their product and their skill at listening to the needs and wants of their clients they have expanded their store twice. Four years ago they opened their second store in the Forest, Virginia. The majority of pieces carried by Reid’s are American made. They hold the designation of being one of only 125 dealers in the United States to carry the Stickley Line of Furniture. This is the brass ring of furniture. It has that timeless look along with exceptional details. Ekornes is an additional line that Reid’s has added to is resume. Made in Norway, Stressless Upholstery is designed to provide maximum comfort. Stressless is ergonomically designed to support your spine and offer relief; a few moments in this chair and it’s no wonder its popularity is growing exponentially. Each piece at Reid’s Fine Furnishings has been individually selected. Customers can work with an interior designer to insure that they are delighted with their purchase. This complimentary design is just one more aspect that fills the mission statement of the owners for absolute customer satisfaction. One stroll through this store and it’s no wonder that the customers have remained so loyal. Thank you Andrea and Bill Waide for bringing such beauty to the little village of Grandin Road.”
