Old Southwest Charm -by Sara Cox

History is steeped in every corner of Old Southwest and South Roanoke. Old Southwest, with boundaries including Marshall Avenue SW to the north, Jefferson Street to the east, the railroad to the south and 10th Street to the west includes turn-ofthe-century homes, Highland Park Elementary School, the 33-acre Highland Park, and some of the Valley’s oldest churches. South Roanoke, developed in the 1900s, now includes small businesses, restaurants, a post office and tree-lined streets. Its boundaries are Mill Mountain to the east, Franklin Road to the west, Yellow Mountain and Garden City to the south, and Reserve Avenue to the north. The two neighborhoods, while demographically and architecturally distinct, are both

notable for their grand history. For instance, South Roanoke was part of a land grant of 1,910 from King George II in 1746. Old Southwest’s development began in 1890 when the land was annexed by the City from Roanoke County.

“Inclusive-exclusive with a plethora of housing types from single family to apartments to condos.” Today, both neighborhoods boast devoted homeowners and shop owners who revel in the increasing diversity. For example, Neighbors in South Roanoke’s president Barbara Duerk calls her neighborhood “inclusive-exclusive with a plethora of housing types from

THE CITY! single family to apartments to condos. We have a village center, a village green, a post office, restaurants, sidewalks and an awardwinning school,” referring to Crystal Spring Elementary School. Crystal Spring itself is a storyline, having originally been called Big Spring, then Fountain, then McClanahan’s Spring, and finally its currently name.

“Older homes that have really good bones and were built when a 4 x 4 was really a 4 x 4.” Duerk describes South Roanoke as a biking and walking community with bike racks at the elementary school, cross walks, and close proximity to downtown. The organiza-

tion’s concerns reflect that those who live in this neighborhood value its history. “The tree growth is reaching its life expectancy, and we’ve been looking into a neighborhood connector to the Greenway,” she says. Duerk, who moved back to the neighborhood where she grew up, is encouraged by young couples who are now moving in and remodeling some of the older homes “that have really good bones and were built when a 4 x 4 was really a 4 x 4.” She pointed out that South Roanoke has accommodated an aging population with apartments and condos, as well as an updated and rezoned neighborhood plan that makes it easier to take out remodeling loans. “This is the story we want to tell, that we want to provide a community where people want to return,” she said.

“...we want to provide a community where people want to return” Aaron Deal, chef-partner of The River and Rail Restaurant on Crystal Spring Avenue, established his Southern- and French-focused restaurant about 7.5 years ago, after pitching the idea to the other owners who had purchase the old Lipes Pharmacy. Currently he is opening a retail beer/wine/deli next door, in the old Tinnell’s Finer Foods building. He says that this new venture will feature about 30 to 40 seats. The appeal of this location along Crystal Spring was immediate, said Deal. - continued on page 6

“We see a regular amount of foot traffic from the neighborhood about two to three times a week. The neighborhood has been hugely supportive and has kept us alive.” He also sees regional and Eastern seaboard traffic. “It’s funny to walk in the dining room and know everyone, and sometimes know no one. Any given night it’s a whole mix,” he says.

“The clientele genuinely appreciates and understands the impact we are trying to make” He said South Roanoke neighbors have great energy, a tremendous amount of influ-

away,” she said. “I kind of look at my restaurant like a neighborhood watering hole. It’s more like Richmond, smack in the middle of a neighborhood with older homes. It has that appeal.”

Old Southwest neighbors feel just as strongly about their niche. This area is the City’s largest historic district and includes a convenience store, businesses, a residential population, churches, the school and the park.

“It’s a real mix of economics, artists, and old-fashioned fun.”

Evie Edman, owner of Evie’s Bistro and Bakery on 4th Street SW, relocated from Tower’s Shopping Mall in 1996 because of an old, vacant building that used to be a bakery and was too good an opportunity to pass by. “Our timing was really good with it. We have quite a few businesses over here – lawyers, medical offices, and Highland Park school – and Evie’s Bistro took off right

More so, she said, with the park nearby. She described it as an area that people stroll through, looking at the beautiful homes, allowing themselves to breath in the sense of community. It’s close to downtown, to Carilion Roanoke Memorial Hospital, the park, Mill Mountain Star … “You can watch the fireworks right on our sidewalk. People have grown up with us, and now they bring their

kids in, so it’s a family affair.” She says Old Southwest is on a positive trajectory. On Walnut Street, she said, some homes are selling for $650,000. “It’s a real mix of economics, artists, and old-fashioned fun.”

Hite said he has “brought it back to where it once was,” adding Boar’s Head meats and a better wine selection. “I love Old Southwest, and I like the historical facet of this neighborhood. My house was on the parlor tour a couple of years ago.”

Stephen Hite, owner of Sunnyside Market, bought the business almost three years ago. He and his partner have also bought a 1913 restored home on 8th street in Old Southwest. He says the store’s clientele varies from lower income to well-to-do, “just like old Southwest. It’s very eclectic and very loyal. We have our regulars, for the most part. Sunnyside has always had, from what I gathered, an extensive amount of groceries.” The building dates to 1927, and it’s been a grocery/convenience store the whole time.

One of the most notable homes in Old Southwest is the Alexander-Gish home, built about 1830 with a gazebo added to it in 1900. Today, people can enjoy the story of the house that is one of the oldest in Roanoke during a parlor tour that runs December 7 and 8 and includes this home as well as others. This event, a fundraiser for the neighborhood, is on property that has been a home site since before 1750. In fact, Nannie Gish sold the land to the City for Highland Park in 1901.

The Roanoke Times | November 29th, 2019

Residents of Old Southwest are determined to keep this area vital. Miller’s Hill is a project that involves revitalizing 17 of 20 homes on the 400 block of Day Avenue to their original glory of single-family dwellings. Another project, Neighbors Helping Neighbors, is directly benefitted by the parlor tour fundraiser and aims to help neighbors in need, either financially or physically, maintain their homes. This event earned Old Southwest first place for Best Neighborhood of the Year at the 2009 Virginia Neighborhood Conference. Duerk pointed out that South Roanoke and Old Southwest have a lot in common. Most of the housing in both neighborhoods is early 1900s, both have businesses, revitalization, schools and parks.

Hello Roanoke!

REALTOR®

JOE KRAFT 540-761-0988 Winterize Your Home & Yard

Scarves. Pumpkin spice lattes. Leaves crunching underfoot. Sweater season is moving in fast, which means it’s time to start transitioning to fall maintenance to make sure your home and yard are ready for winter. The following are 10 things you can do to prepare for the cold and wet weather ahead.

Interseed Your Lawn A summer of heavy use can take its toll on even the healthiest of lawns. If your turf has some thin or bare patches, fall is the ideal time to reseed. A turf specialist at a garden shop or university extension office can help you choose the right kind of seed for your local conditions. After spreading the seed, water lightly and frequently (if it doesn’t rain) to keep the soil slightly damp until the seed germinates.

[8]

For those who live in the warmer, Southern regions of the U.S., interseeding with cool season grass seed can help you enjoy a lush green lawn year-round. Speak with a local landscaper or your university extension office to determine the best timing, seed and process for interseeding with cool season grasses as warm season lawns turn dormant.

Winterize Your Irrigation System If the ground in your area freezes down to the depth of your irrigation pipes during the winter, be sure to shut off the water to the system and drain the pipes before the first freeze.

Lower Your Mower Blades

instead of suffocating it. You may need to mow more frequently to keep up with the falling leaves, even if the grass itself isn’t growing quickly.

For the last few mowings in the fall (and the first few in the spring), set your lawn mower blades at the lowest recommended height for your type of turf. You no longer need the height of the grass to shade the soil and keep it cool, and minimizing the amount of moisture that’s trapped by the grass can help prevent fungal disease.

Clean Up Your Yard

Remove Leaves Don’t leave your lawn buried under a thick layer of leaves. If you don’t want to rake, try mulch mowing - chopping the leaves up into small pieces allows them to decompose more quickly, so that they fertilize the grass

The Roanoke Times | November 29th, 2019

Any object that sits on your grass all winter can create a dead spot. To protect your lawn, remove toys, furniture and other items from the grass. Be sure to cover or store anything that’s not designed to be out in the rain or snow indoors.

Prep Your Equipment for Spring Lawn Care

In addition to seeding, another great way to get a jumpstart on spring is to give your lawn mower a tune-up. By sharpening the blades before you put it away for the winter, it will be ready to get back to work when the grass starts growing again in the spring.

Check Your Roof Gutters & Spouts Leaks can lead to costly water damage, so check for potential trouble spots now, before the winter storms start. Look for broken shingles and damaged flashing around vents, chimneys and skylights; clean the leaves out of your gutters; and add extensions to your downspouts if the water runs less than three feet away from the foundation of the house. -continued on page 10

Check Your Doors & Windows for Leaks Eliminating air leaks around doors and window frames is one of the most effective ways to lower your heating bills. Caulk and replace weatherstripping where needed to prevent cold air (and potentially water) from entering. Don’t forget to make sure the seal between the garage door and the ground is tight as well.

Service Your Heating System [10]

Before you turn your heating system on for the winter, have it cleaned and inspected by a professional. Regular preventive maintenance will keep it running safely and efficiently and make sure minor issues are resolved before they become major problems.

joy the winter months with peace of mind. What’s more, the effort you invest in the health of your lawn now can pay dividends in the spring by jumpstarting your turf’s growth and minimizing weeds. Have you completed everything on the list? It must be time to curl up with a good book, a hot beverage and relax!

Winter wind and ice storms can bring down power lines and cause lengthy blackouts. If you live in an area where power outages are common and you have an emergency backup generator, test it now, and make sure you have engine oil and filters on hand.
