Hello! And welcome to our introductory edition of SWVA Home & Design! I think – and certainly hope – that once you see our line-up of terrific and unique Roanoke neighborhoods that we’ll be showcasing, you’ll agree we have a remarkable city full of interesting and dynamic places to live. Roanoke is just flat out cool – with millennials swarming here, a wonderful arts community, a bumping downtown, and biking and hiking trails second to none! My family has just fallen in love with the super nice people, beautiful outdoors, trendy and delicious restaurants, the breweries, and laid back culture. I became the Advertising Director for The Roanoke Times just this past November – having moved here from Charlotte, North Carolina, where I worked for the Observer there. Prior, I spent fourteen years out in Northern California – same great industry -- different company. One of the first things I noticed about our newspaper was that we have a nice representation of Brokers and Agents alike that promote in our Sunday paper. So thank you!

Sublime Southwest County -By Chad Parries Jill Loope’s office at the Roanoke County Administrative Building sits high on the fourth floor overlooking a busy section of Route 419 and Starkey Road in the evergrowing hub of Southwest County, an area that sees a remarkable 43,000 vehicles travel through daily. From the ascension of South Peak, the evolution of Clearbrook, and continued growth of business and commerce in the five and a half mile section of Electric Road from the Salem line to Tanglewood, this chunk of

the valley is becoming more polished over the course of time. “I sit here and look out and see how much growth has occurred,” said Loope, who has been with the Roanoke County Department of Economic Development since 2000. She has served as the Director since 2013. “A lot of it is internal success, with local expansion and organic growth.” South Peak could very well be the high point of that boost. Located directly off 419 and 220, it oversees the entire Franklin Road area of the county from high above with living choices, restaurants, hotels, and shopping. It is one of the many developments to show up in the area in the last decade, making it attractive to local and national commerce. Other areas that bring in people from all over the valley include West Village in the Colonial Avenue section, and a rejuvenated Clearbrook with a rebuilt Wal-Mart and a luxury vehicle dealership from Berglund.

But for a community to continually thrive, the focus must stay on the future, One of the projects Loope is coordinating is 419 Town Center, a proposed dynamic retail stop in the current area of Tanglewood Mall. Loope says the county is planning a vibrant commercial corridor with a multi-modal transportation system and pedestrian friendly accommodations. The county began a study over two years ago to get community input into this proposed marketplace.

“There’s a connectivity this area brings to living, retail, work, commercial activity all together. I have a great vision that we connect these dots and embrace the economic engine of the valley,” said Loope referring to the nearby Fralin Biomedical Institute and Virginia Tech Carilion Center. “This energy is exciting”, she said. “It’s bringing students, doctors, and researchers to the community who have never been here before.”

In addition to the southern section of 419, upgrades are also planned on the northern side in the Oak Grove area. The median household income of this section of the county is in the mid to upper 50,000’s with the average in the mid to upper 70’000’s, making Southwest County desirable to those looking for somewhere to raise their family. Nicole Pardon is a Pittsburgh native who settled in the valley in 1998 with her husband, Steve, a fellow Pennsylvanian. They planted roots in Southwest County and haven’t left since. “We thought we may be here a year or two, and we ended up staying,” said Pardon. “We made some great friends and were completely sucked in.” One resounding praise from both Loope and Pardon were the schools that this part of the county has to offer. Three elementary Oak

Grove, Cave Spring, and Green Valley funnel into two middle and high schools, those being Cave Spring and Hidden Valley, respectively. Just this winter, construction began on a brand new $35 million Cave Spring High School that Roanoke Times Education Reporter Andrew Adkins says should be ready for the 2020-2021 school year. Hidden Valley High School, meanwhile, opened in 2002, and remains a beautiful, state of the art facility for learning. The connections from the schools have made a tremendous impact on Pardon and her family. “Without having family here, your friends become your family,” said Pardon, a mother of three boys. “The people we have met in the community through our children and school sports have truly become a network of people we can count on.”

All things considered, Southwest County is a centralized area to have recreational options within and all around, from hiking at nearby Bent Mountain Falls to nightlife and weekend options for folks of all types. That lifestyle of reliability, accessibility, and peace of mind is the defining characteristic Loope comes back to for drawing people to the county, and even more importantly, keeping them there. “People love the quality of life here,” she said. “Outdoor amenities, the recreation, livability, low crime, community feeling… that’s why people want to be here.”

That Special Something -By Loni Bier “There’s just something about Southwest County...”. Ask ten different people what they love about Southwest County and you will invariably get nine different answers.

The tenth answer will typically be a variation of “because I came to realize I never wanted to leave.” My family came to Roanoke in 1991 from New York. Upon meeting our realtor we were told we “must” live in Southwest County. He could have told me to live in Uzbekistan for all I knew about this area. But off to Southwest County we went with the promise of great schools, a wonderful place to raise a family and a growing community with every amenity a young family such as ours was looking for. To our surprise and delight, it held so much more.

Having lived in four different states in eleven years, within a month here, we knew we were “home”. Was it simply the genteel nature of southern hospitality or something else? Southwest County was something else indeed and we loved it! This community rallied around its athletes and sports and it was the platform that brought all of us together. Unless you have been living in Uzbekistan, Cave Spring has produced some amazing athletes who have gone on to national celebrity. Tiki and Ronde Barber are now sports commentators following glowing careers on the national gridiron. And what can you say about JJ Redick that

hasn’t already been said? Before becoming a scholar athlete at Duke University, he led Cave Spring High School to the 2002 Division I State Championship. From Duke he has played for multiple NBA teams, currently playing for the Philadelphia 76’s. When my family arrived in Southwest County there were few notable restaurants and few places to shop. So much has changed in the area, but the draw to this part of our beautiful county hasn’t changed a lick. It’s the people; it’s always been the people. We wanted a neighborhood and a sense of community and we got one with people I can still call my dear friends 27 years later. You know “there’s just something about Southwest County”; ask anyone who lives here, chances are they’ve been there awhile.

Bathroom Impossible Catch home buyers’ attention with a bathroom in an ‘impossible’ space When it comes to real estate, you’ve probably heard kitchens and bathrooms typically sell houses. While you may not have enough money for a kitchen remodel, adding a bathroom can be a more affordable way to enhance your property and catch buyers’ attention.

By adding another bathroom to your home, you immediately increase your chances of the property getting noticed. Technology makes it simple for buyers to search properties of interest by their designated criteria. One of those is “minimum number of bathrooms.” By adding to that amount in your listing, you’ll be getting in front of that many more potential buyers. Adding bathrooms to difficult spaces Bathrooms increase a home’s value and add to its functionality - both elements that buyers desire. Homeowners can begin to research opportunities to add bathrooms to their properties presale. This often means enhancing basements, garage slabs and other spaces
