Bodacious Blacksburg -By Chad Parries You’d be hard pressed to find anywhere in the state of Virginia, much less our region, that’s seen the flourishment and growth that the town of Blacksburg has in the 21st century. College town. Family living. Recreational options. Corporate development. Nestled nicely in the Blue Ridge Mountains, Blacksburg checks all those boxes, perhaps more now than ever. And people are not only noticing, but they are jumping aboard. According to the U.S. Census, Blacksburg, part of Montgomery County, has seen a 4.2 percent growth in population since the spring of 2010, now up to over 44,500.

[4]

Tom and Michelle Raub would be part of that increase, relocating from Myrtle Beach to southwest Virginia in 2015. “Every time we were here visiting, we fell in love with it,” said Michelle who drove up several times a year for Virginia Tech football games. “The people were amazing and there was a sense of community that we had never experienced before.” Since arriving, the couple has gone on to make their footprint in the town economy, owning two businesses on Main Street. Last June, they opened Sugar Magnolia which is a mix of Homestead Creamery ice cream, paper goods, fine chocolates, and more. The couple also owns T.R. Collection, a neighborhood gift shop in the same area. “There is so much opportunity in Blacksburg,” said Michelle, who serves as President of Downtown Blacksburg. “It’s a small mountain community, but families are coming in that are infusing all of this energy. We see all these

new folks coming in finding opportunities to meet needs and staying true to the history of Blacksburg and how we can give back to all we do.”

Pictured: City of Blacksburg, VA

“This area is really juiced to be a trend setter for the Commonwealth,” said Delegate Chris Hurst, who not only represents the 12th District in the Virginia House of Delegates, but also has been a Blacksburg resident himself for about two years now. “The whole culture, the arts scene, the energy...a lot of people are moving here and staying here and there are a lot of things for people to do.” Hurst specifically referred to the Farmer’s Market as one of his personal favorites of the town. Breweries like Rising Silo and Right Mind have emerged successfully, and restaurants like Bull & Bones and Avellino’s at First and Main are just two of the ever-growing dining options to go along with downtown pubs and bars such as PK’s, Sharkey’s, and Top of the Stairs.

The Roanoke Times | March 29th, 2019

It’s no secret that the engine that drives the town is Virginia Tech. While hosting over 34,000 students, the 2,600 acre campus sits on the edge of downtown Blacksburg and employs another 13,000 people, fueling an economy for the town and areas around it. “The things Virginia Tech is doing, and the graduates they are producing is just amazing,” said Raub. “People know Virginia Tech, of course, but the things we have as a town are cutting edge that make it an exciting time,” she continued, referring to agricultural, technological, and drone industries where the university helps the town thrive. And while the home of the Hokies may be the centerpiece, it is far from the only lure to of this gem of southwest Virginia. Perhaps best represented by that is the over century old Huckleberry Trail. This seven and a half mile walking path stretches from the

campus all the way into Christiansburg, with a new section coming later this spring giving walkers and bikers a gateway to the Jefferson National Forest just outside of town. And for those into water sports, New River Junction offers options for tubing and kayaking for those wanting to cool off in the summer, as well as nearby Claytor Lake and the Cascades for added outdoor endeavors in the surrounding areas. Last but not least, the historic Lyric Theater and Moss Art Center provide routine entertainment options for citizens near and afar. But at the end of the day, a town can have a plethora of options for everyone from children to college students to working class adults, but Blacksburg is known for its safe, neighborhood type feel.

“It’s one of those few communities left where you feel like families ride their bikes out, and neighbors are on the porch sipping lemonade talking to each other,” said Hurst. “It’s a culture that’s easy to identify with.” “When visiting, we always tried to find a reason to stay one more day,” said Raub. “There’s really nothing like it.”

Concept to Completion A focus on strong relationships has kept F&S Building Innovations growing in Southwest Virginia for more than 42 years.

Over a 42 year period F&S Building Innovations has expanded from a one-man crew building one custom home at a time at Smith Mountain Lake to a large team of over sixty employees. If you’re looking for a blueprint on how to succeed as a smallbusiness owner, consider Gary Feazell. The 62-year-old founder and owner and his wife, Delores, have built F&S Building Innovations on Orange Avenue in Roanoke from a one-man, home-based operation to a construction company with more than 60 employees whose footprints are all over residential and commercial buildings in southwest Virginia. Feazell started his business 42 years ago

[10]

in Bedford County. As a builder at Smith Mountain Lake during the heyday of real estate development, Feazell admits, “it was good timing.” And while taking advantage of opportunities can boost a business, it typically takes more to build and sustain a successful one like F&S. According to his daughter, Gary Feazell has done it the right way. “We build relationships with clients, subcontractors - anybody we come into contact with,” says Alicia Smith, who began working at F&S at 14 part-time during summer breaks. She currently serves as the Residential Director of Marketing and resident interior designer and marketing director. “He

taught us the respect and integrity that he’s exhibited his whole life. That’s a standard we adhere to.” Smith is one of seven family employees who work at the Class A construction company. Her husband, Jeremy, has filled many roles over the years: helper, lead carpenter, warehouse manager, Residential division Manager and sales consultant. Feazell’s niece, Tina Rush, serves as president and CFO, and her husband, Gene, heads up the commercial division. Tina Rush, who started as receptionist, has been with the business since Feazell opened his first office at Smith Mountain Lake in 1987. “She’s a Godsend,” he says.

“She has been through the whole process from accounting and human resources to president and CFO.” Feazell’s quick to give credit to family members, who have worked their way up the F&S ladder, calling them dedicated and determined. “They work harder and longer and set an example for the other workers,” Feazell says. Feazell’s family and work life have always been intertwined. He started working construction for his older brother, Tony, after school and on weekends as a 14-yearold. Three other brothers also are in or have been in the construction business; two of them have worked at F&S through the years. One of the first houses Feazell built was a small brick ranch for he and his bride, Delores, his high school sweetheart. The couple married shortly after graduation. In the early days, the company did mostly residential construction around Smith Mountain Lake. F&S’s visibility increased when it introduced sunrooms to Roanoke and the New River Valley in the late 1980s. The company, which still sells sunrooms, became closely identified with Four

[11]

Seasons Sunrooms, and Feazell says it was branded “maybe too well.” In 1992, F&S started a commercial division, which accounts for about 75 percent of the business. One of the main focuses is health care construction. If you’ve been in a southwest Virginia medical facility, more than likely F&S had a hand in its construction. F&S is currently building the new 56,000 sf facility for Eastlake Community Church in Moneta – a $7.6-million project – which includes a sanctuary, gymnasium, classroom & teen area, administration offices and mall with coffee shop. The Commercial Team has also recently completed the renovation of the Blacksburg Kroger on Main street dubbed the ‘Gucci Kroger, a 10,000 addition to Carilion Giles Hospital, and many ongoing projects in the local hospitals. F&S is also putting more focus on home building, both custom and spec. They offer universal design with an open floor plan, kitchens and bathrooms designed for an aging population and one-level living.

donates to charitable causes and has been married to Delores for more than 40 years. He’s a member of the board of the Moneta Rescue Squad and vice chairman of RenewaNation, a national service organization promoting Christian education. Feazell says he and his family have been blessed. “If you treat others well and work at building relationships, you’ll be successful. We’ve proven that out,” he says. Feazell dismisses talk of retirement and says he’ll be around “until I can no longer walk. “It’s been my life, basically all my life. It’s all I know. I like being a part of it.” The F&S Team is passionate about contributing to the trade workforce. With the rapidly growing need for trained construction labor in our state and nationally, F&S is planning to start a construction institute within the coming year. Development is underway to fulfill that need.

“It’s a growing market,” says Smith. “The population is aging and we’re adapting to that.” Feazell is an active member of the community,

This Old Thing? Top 10 value-enhancing home improvement projects for older homes Do you own an older home, and are you looking to make upgrades that matter? Strategic enhancements not only increase a property’s resale value, but also its functionality. This is particularly important among young homebuyers. Sixty-eight percent of millennial homebuyers reported buyer’s remorse, according to a Bank of the West survey. Today’s high home prices in cities across the country mean that many millennials are buying older homes rather than newly built ones. Shortly after the purchase, these homebuyers feel disappointed with the dated features of their homes, unsure what and where to renovate. If you feel you’ve settled for your home, or perhaps you love the older property but want to give it a face-lift, here are some leading home improvement projects for older homes:

[12]

Technology additions: Smart-home features are frequently requested in new construction. Fortunately, your older home can become a smart home too when you implement technology, such as home automation. Thanks to WiFi, there’s no need for clumsy and costly rewiring. Smart thermostats, smart music and programmable lighting are prime examples.

Tankless Water Heaters: Tankless water heaters are ideal for older homes because they are easy to install, take up much less space and can reduce energy costs by as much as 60 percent. Because they heat water on demand, you never have to worry about running out of hot water. What’s more, longer warranties than what can be found with traditional storage-tank water heaters are now available. Check out the new 25-year warranty from Noritz on select tankless water heaters.

Wall Removal: Removing a wall between the kitchen and living room can enhance the functionality of the area and provide a modern open concept design. Cutouts in walls are another option if the wall cannot be completely removed. Remember to ensure any wall is not

load-bearing before removal, so you don’t impact the structural integrity of the home.

Popcorn Ceilings: Once upon a time, popcorn ceilings were the top trend installed in every house. Today, they distract the eye and make a home look old. Consider hiring someone to redo your ceilings or research how to scrape it yourself. Leave flat or add a knock-down texture, which is a popular modern drywall finishing technique.

New Paint/Wallpaper: That ‘70s pea-green paint in the bathroom and the ‘80s floral wallpaper in the bedroom instantly date your home. By updating the walls, your house will feel more modern and you can customize to your personal tastes. Dedicate a weekend to painting the walls in your favorite spaces and you’ll be amazed at the transformation.

Painting Old Grout: After years and sometimes decades, grout in bathrooms and kitchen spaces really takes a beating and turns a dirty color that’s impossible to clean. It can be time-consuming and tedious to replace grout, so to get a fresh look consider painting it instead. Specialty grout paint makes

spaces for air loss, such as air ducts, doors, windows, pipe inlets and the attic.

Update Hardware:

Embrace the History:

Hardware throughout a home gets dingy and dated. To update a space without an overhaul, simply change out the hardware. Cabinet knobs, drawer handles, towel racks and more in a modern metallic hue can make a space feel fresh again without much investment. Don’t forget about air registers, which can also impact the visual appeal of a space.

Be sure to research the history of the home and neighborhood. Would pulling out that original wood built-in be a detriment to the home’s authenticity and value? Perhaps you can hire someone to update the original wood flooring, so it has the modern stain tone you like, but the planks still maintain the home’s original luster.

Energy-efficient Insulation: There are many modern insulation options available today that weren’t around when older homes were built, and many of those homes have little to no insulation at all. In addition to insulation, remember to seal

Light Fixtures: Light-fixture styles change through the years and can make your home appear older than necessary. Replacements can make a world of difference. For example, replace an old brass chandelier with a modern pendant design. Not only will it be a style update, but the light output can make the space more usable.

Affordable Bathroom Updates These six ideas for updating a bathroom will help you elevate the space and add value to your home without a high price tag.

A bathroom renovation is a highly desired home improvement, but many homeowners put off making updates due to the perceived cost. Fortunately, you don’t need a complete remodel to get the bathroom of your dreams - nor do you need to break the bank.

if necessary. For example, new task lighting might help you get ready in the morning. If lighting is adequate, simply update fixtures for a fresh look.

Lighting:

A focal point of the bathroom, the faucet is often overlooked as a key space for updating with impact. Replacing a faucet is one of the most affordable ways to refresh the look of the bathroom. Check out the Studio S bathroom faucet collection, which is the perfect choice if you want to add a modern touch to your bathroom without hurting your wallet.

There are three main types of lighting: ambient, task and accent. Ambient provides overall lighting, task helps you perform a function, and accent highlights certain features. You may not have all of these in the bathroom, but you can enhance functionality by evaluating existing lighting and updating

It’s amazing how color can transform a space. If you want to make a big impact without much investment, you can’t go wrong with paint. Remember to choose a paint appropriate for the bathroom environment, where it can be more humid. Mold- and mildew-resistant options are a smart choice. When considering paint and supplies, don’t forget to look up and tackle the ceiling, too. The visual impact of a freshly coated ceiling is undeniable.
