Graceful Grandin -By Chad Parries For anyone wondering if there’s a terrific, throwback vintage type town in Roanoke, look no further than right in the middle of it. Centrally located in the City of Roanoke on the outskirts of downtown is Grandin Village, part of the Raleigh Court area in what is unquestionably one of the more unique sects of the valley. Erica Sipes is the President of the Grandin Village Business Association and has also managed Imagination Station, one of the ever so popular small shops in the area since the fall of 2015. In her three plus years in

the community, there is one takeaway that stands above all. “Grandin is such an amazing blend of residential and business”, said Sipes. “So often, that line is just completely blurred…this is not a neighborhood where you just come once.” The wide array of small businesses and restaurants can appeal to folks of all types. Restaurants such as Local Roots and Rockfish Food & Wine offer contrasting menu options, but both specialize in serving the freshest ingredients and exceptional service. Grace’s Pizza and Village Grill have been dining staples in the community for years, and Scratch Biscuit and On the Rise Bakery are emerging options for a sunrise appetite. And if you’re just looking for that pick-meup, Little Green Hive can provide that boost with a cup of coffee or smoothie any time of the day. For those looking to scratch their shopping

itch, Too Many Books buys, sells, and trades books of all categories and hovers around 40,000 different selections. New to Me Consignment and Urban Gypsy are both quaint shopping options that have established roots and connections. And of course, it must be mentioned that one of Roanoke’s Co+Op locations is housed in Grandin Court, as well as the endearing Grandin Theater, which has been in operation for a remarkable 87 years.

Reasons the local businesses experience success include established morale with the locals, and Grandin is a very affluent part of the city. According to statisticalatlas.com, the median income for Grandin is $61,500 annually, far above the $39,200 for the entire City of Roanoke, and coming in higher than upscale neighborhoods of Mill Mountain, Westview, and Raleigh Court. Trulia also says the trends in Grandin Court show a fourteen percent year over year rise in median sales price. Sipes credits the people for making it the place it is today, whether it’s the business owner or the everyday citizen.

“Rents are up (in Grandin),” said Pardon. “The classic four square, split in half is higher than you’d expect. But people will pay for charm and the shiny hardwoods and classic feel. It was cool 20 years ago, and it’s cool today.”

“There will be kids that walk home from school. How often does that happen anymore?” said Sipes as a testament to the unity and safety of the community. “It’s the strong belief in one on one connection with shopping, it’s a lot of people helping people…and what could be better than that?”

Trulia estimates the median rent per month is over $1,000, while the median sales price

Despite the Easter weekend fire, Community Inn looks to be a popular spot for dining for years to come, as the neighborhood comes together to help recovery. A GoFundMe page has been established to assist the Community Inn family. gofundme.com/communityinn-fire-recovery-fund

Plus, use them to touch up imperfections on newly-painted walls without dirtying an entire paintbrush.

[3] Apply petroleum jelly [1] Soak brushes in fabric to places you don’t want softener to keep bristles painted. A little bit of Vaseline can go a long way soft. To prevent brushes from becoming hard and unusable, make sure to rinse thoroughly (no soap) and swish them in a mixture of fabric softener and warm water (half a cup of softener to a gallon of warm water) for 10

[12]

toward keeping your paint job clean. Using a Q-tip, go over all the bits and pieces you don’t want painted, like screws or hinges. With the petroleum jelly applied, even an accidental slip won’t leave you heartbroken.

[4] Look in your pantry to reduce paint odor. Paint’s intense odor can get really old really fast. For darker paints, add a couple drops of vanilla extract (artificial is fine) per gallon to reduce the nasty smell and keep your room smelling sweet for weeks to come. Because you don’t want the tint of vanilla to ruin the color of your paint, swap it with lemon extract for light-colored paints.

[5] Blow dry painter’s tape for easy removal. Painter’s tape is supposed to make your paint job easier and stress-free. But sometimes strips of paint peel off along with the adhesive -- or you just can’t get the darn tape to come off at all. Just turn a hair dryer (low heat only) toward your handiwork. Holding it about 3 inches from the wall will help soften the adhesive and ensure an even line, making removal a stress-free affair -- and ensuring you keep that crisp paint line. Trend Watch: Outdoor Living These 2019 outdoor living trends, in effect, will prove to create a year full of innovative outdoor projects that fit the needs of every homeowner.

Outdoor living continues to grow in 2019 as homeowners dream of adding spaces that provide tranquility, connection and touches of nature. More than just a home enhancement, these spaces are meant to inspire people to set digital devices aside and find moments of calm while making memories with friends and family. Now is the perfect time to plan updates to outdoor living areas so as the seasons turn, you’re ready to enjoy your outdoor space to the fullest. Joe Raboine, director of residential hardscapes at Belgard, offers his expert insight into top outdoor design trends of the

[14]

year that you should consider for your home.

Clean Style:

Pictured:

Blurred Lines:

Modern lines are a top interior design trend and it is expanding into outdoor living spaces, offering a seamless visual transition. Contemporary style with clean lines, textures and shapes have taken over more traditional styles, particularly among younger homeowners. Modular, largeformat pavers embrace this trend and are expected to continue to increase in popularity, with smoother textures gaining traction.

Outdoor entertainment area with stone and slate fire feature.

Beyond windows and patio doors, home designs are truly blending indoor and outdoor areas thanks to features like folding walls and collapsible screens. For example, imagine a family room that opens up completely to an outdoor patio for easy entertaining, made possible by retractable walls plus smart lighting and strategic heating and cooling sources for seasonal comfort. These types of integrated spaces make the backyard a one-of-a-kind extension of the home.

“Greige” Tones: The contemporary trend also leans toward monochromatic color schemes. Gray continues to be popular, with the growing trend of “greige” - blends of gray and beige tones - poised to take off in 2019. These muted hues blend seamlessly with the landscape, plus they allow homeowners to use strategic pops of color with furniture and flowers to create customized spaces that reflect their personalities perfectly.

Outdoor Kitchens & Fire Features: In an effort to make outdoor spaces an authentic extension of the home, livability is a priority. That means outdoor kitchens and fire features continue to be a top trend. Kitchen additions like pizza ovens are

reflective of the foodie movement, while fire features using gas fuel rather than wood are reflective of the desire for convenience, plus they are a good fit for many municipal regulations.

Sustainability: As more homeowners are prioritizing green living, outdoor designs that become a part of the local ecosystem are in high demand. This could include planting to support pollinators and integrating edible landscape into the design. Water features are growing in popularity, used to add a tranquil element to outdoor spaces while masking unwanted sounds, such as traffic or other noise pollution..

Visualization:

Belgard Design Studio can take a simple sketch with dimensions and a few photos and turn it into a 3D rendering or virtual reality experience so homeowners can see the true potential of their outdoor space.

Small Footprints: Outdoor living isn’t just for homeowners with large properties. Houses with small footprints are adding impressive outdoor spaces in surprising places. This could be maximizing alleyway access, adding a courtyard to a small backyard, or shifting the focus by utilizing the front yard to create a patio and fireplace area. If you long for an outdoor living space, don’t let space constraints limit your dreams.

Partnering with the right designer is key to achieving the outdoor space of your dreams. More homeowners are asking for 3D designs in order to properly conceptualize a space before it is brought to life through construction.
