Serenity at the Lake

-By Chad Parries

A thriving, laid-back community fit for families and adventure-seekers alike.

As temperatures continue to creep upward and the calendar turns from spring to summer, Smith Mountain Lake becomes not only one of the more popular areas in our region, but in all of the state of Virginia. However, over the years, it’s become a place people want to be for all four seasons. Located about 30 miles south of Roanoke, the lake contains a vast 22,000 acres of water and 500 miles of shoreline through a chunk of Franklin and Bedford Counties despite not being considered a town or city itself. Residents are divided into six zip codes – Huddleston, Moneta, Wirtz, Hardy, Union Hall, and Penhook.

[4]

In 2016, SML celebrated its 50th anniversary, and Gretchen Tipps, Director of Communications for The Willard Companies says the population of the lake area now sits at over 20,000 residents. Not bad for a body of water that was constructed back in the 1960’s for the purpose of generating electricity. The development of the area has even the area’s business leaders still in awe.

“This community is really the type of lifestyle people want...” “35 years ago, there was nothing. Now, everyone loves to be here,” said Tipps, a mar-

keting expert for an organization that has been vital to the growth of the area, developing Westlake and Waterfront Country Clubs, as well as playing a role in the ever growing Westlake Towne Center, Smith Mountain Building Supply, and Berkshire Hathaway Home Services, a premiere real estate developer of the area. “This community is really the type of lifestyle people want. It’s active, but laid back…we have the conveniences of the city without being in the city.”

Of course, citizens and visitors alike can play golf on the lush courses mentioned above, take a chartered boat ride on the lake, or even stay at a cabin at SML State Park, but one pre-

conceived notion business leaders of the area want to dispel right away is Smith Mountain Lake is a warm-weather hotbed only.

Lake Christian Academy has expanded into a new building. It’s not just a place for people who want to live on the water.”

“This is not a six week in the summer and then roll up the carpet type of place,” said Vicki Gardner, executive director of the Smith Mountain Lake Regional Chamber of Commerce. “There are activities going on constantly. Various groups keep things popping all the way through fall and into winter.”

Tipps also referred to healthcare organizations putting roots in the area as well, namely Carilion, who less than two years ago, partnered with Runk & Pratt Retirement Community to open an 18,000 square foot wellness facility at Westlake Town Center for families and retirees. Bud Grey, Vice President of Wellness for Carilion Clinic, highlighted the state of the art cardiovascular and weight equipment of a typical gym, but the unique features of the center also, such as a golf simulator, hot tub, and therapy pool with jets designed to swim and move against for rehabilitation.

“... It’s not just a place for people who want to live on the water.” Tipps and Gardner both say it’s the people of the community that has made it flourish year round with the same draws as an everyday thriving town or city. “There’s a lot for families to do,” said Tipps. “Our rec league sports are great, the public school systems are excellent, Smith Mountain

“It’s a beautiful facility,” said Grey. “Our mission is to improve the health of the community we serve. We wanted a gathering place for members as well as non-members in the community for everything from exercise to education opportunities to therapy.”

With a diverse population of the SML area ranging from families to senior citizens, catering to all could sound like a challenge, but it’s something that industry leaders actually turn into a strength of the community.

“We think we have a little [something] for everyone” “Everyone has a lake story,” said Gardner, who keyed on the springtime poker run and the famous SML Wine Festival, an early fall tradition of the area since the late 1980’s to bring together a contrast of demographics. “That beautiful mix of generational culture and new people coming in help you form new friendships all the time.” “The demographic [at SML] is all over the board,” said Grey. “We think we have a little for everyone.” -continued on page 6

- continued from page 5 Along with the wellness center, Carilion has also incorporated Urgent Care options, orthopedic and podiatry family practices, and has gone as far as to station one of its lifeguard helicopters at Westlake. Those generational cultures and new people Gardner referred to are responding to such moves, and the real estate market backs that up.

“...we love our visitors, and it’s why we get more and more every year.” “I want to see Smith Mountain Lake continue to improve and be a place for everybody,” said Glenda McDaniel, Long & Foster real estate agent since 1988. “I’ll see grandparents buy a lake house, and see their kids and grandkids come down and enjoy the lake and make great memories. It’s fantastic to watch…that’s their story.”

After a real estate explosion in the early 2000’s, McDaniel admitted the SML market took a hit much like all other areas through the recession, but the last few years has seen a steady recovery. “It’s been kind of a roller coaster ride, but it’s going uphill again,” she said. The data would support that, as the number of waterfront homes sold rose every year from 2012-2017, until a slight decline last year. In addition, waterfront lots in general have sold at an increasing rate every year since 2015. Both Gardner and Tipps stressed the proximity to Roanoke, and how the 30 to 40 minute drive is shorter than a lot of people think, perhaps because the SML area feels like a different world once arriving. “You can come out and spend the entire day, and be home before the sun sets,” said Gardner.

“And we love our visitors, and it’s why we get more and more every year.” Because there truly is something for everyone, Gardner urges folks to download the Smith Mountain Lake app on their phone or tablet to always keep up with what is going on in the area. She also says their visitor guide, available both virtually and in print, can offer a little piece of the community to everyone while also giving them the opportunity to be a part of something special together.

“…we have remained a family all these years.” “This place could have ended up being a bunch of snow cone shacks,” said Gardner. “But instead, it has become a well-built, well-developed community…we have remained a family all these years.”

“We really are easy to get to,” said Tipps.

3 Ways to Prepare for Stormy Weather Three simple strategies to ready yourself for any weather event.

No matter where you live, the weather can be unpredictable any time of year. Storms can disrupt your family’s routine, but a little preparation can mean reducing the stress that unexpected weather events can cause. Preparing for storms or other weather conditions just takes a few practical, proactive steps that can save you time, money and give you peace of mind.

[1] Prep your family. [8]

Make sure everybody in the family is equipped with everyone’s phone numbers (not just on phones), in case batteries go dead or service is inaccessible. Create a practical plan for what to do if school buses are delayed or canceled, or if Mom and Dad can’t get home from work on time. Designate safe places for everyone to go or meet in the neighborhood during a weather emergency. Make sure older children who may be home alone know where to find emergency supplies such as flashlights if the power goes out before parents can get home,

so they feel confident about handling any unexpected situation.

[2] Prep your car. Invest in the best tires, and ensure that they’re in tip-top condition to protect you and your family during icy or snowy weather. Check your tire pressure to make sure the PSI is at optimal levels recommended by your vehicle’s manufacturer, since tire pressure can decrease around 1 PSI per every 10 degrees

May 31st, 2019 | The Roanoke Times

the temperature goes down. Make sure you have a good spare tire. Keep your vehicle gassed up when temperatures are colder, to prevent gas line freezing, and make sure you’re caught up on maintenance such as oil changes, safety inspections and manufacturer recalls. Make room in your trunk for emergency supplies like jumper cables, a first-aid kit, blankets and a safety flare, in case you are stuck in your car for any length of time.

[3] Prep your home. Feel ready for any weather conditions by assembling an accessible emergency box, complete with flashlights and spare batteries, bottled water and non-perishable food, plus a first-aid kit. Then, be prepared for power outages due to weather events by investing in a generator. Automatic standby generators from Kohler are permanently installed outside a home, similar to a central air conditioning unit. The generators connect to a home’s electrical system and run on natural gas or

propane. When power is lost, automatic standby generators turn on within 10 seconds, even when nobody is home, and units can be remotely monitored from a smartphone or laptop. Larger generators can power everything from lights and HVAC to sump pumps and home security systems. Smaller units can power a few key circuits. Having a generator can prevent a host of inconveniences, from food spoilage and lost communications to loss of heat and lighting. Thinking ahead before the unexpected happens saves time and money - while relieving your worries - during any kind of storm. Being prepared is worth the investment, offering you and your family peace of mind. You may not be able to control the weather, but you can absolutely control how you prepare and respond to it, no matter what the forecast.

NEST REALTY IS A DIFFERENT KIND OF REAL ESTATE BROKERAGE. Our difference is born from our belief that buying and selling real estate is the most important financial decision you will ever make. But, how are we really different? Our approach to practicing real estate is simple, actually: • We believe we should offer our clients and agent amazing marketing, technology, and support. • We think every Nest client deserves a delightful client experience. • And we believe supporting our local responsibilities is part of our responsibility. Want to learn more about Nest Realty? We love speaking to buyers, seller, and agents about our approach to real estate here in the greater Roanoke area.
