The sale is unique in bringing to the market a beat wholly bordered by the Llanover and Coldbrook Estates. Situation

The Salmon Pools

The fishing rights commence at the stone bridge on the A4042 in Llanellen and extend approximately one mile downstream along the left-hand bank. The beat lies in the scenic and rural Usk Valley and the river is designated of National and European importance for nature conservation (SSSI and SAC). The location is served by good road and rail networks, approximately 2Âź hours drive from central London. The area has a growing reputation for its fine restaurants, food-pubs and hotels, and offers a wealth of other services on the edge of the Brecon Beacons National Park.

The vendor has extensive knowledge of the river and the salmon pools on the Great Hardwick Beat.

Description The Great Hardwick Beat consists of nine main Salmon pools and provides consistent wild brown trout fishing throughout the season, for which the River Usk is renowned. The beat offers diverse opportunities for the fly-fisherman and spinner, and generally has easy access from the bank-side and for wading. Four of the salmon pools are practically exclusive to the left-hand bank. The river is of varying character, with sections of faster water over gravel, and deeper channels and pools with slower swims in-between. The river has no rights of navigation so there is no disturbance from canoeists. The beat lies wholly within private land, and an adjacent footpath is not subject to intensive use. The beat is readily accessible on foot, with most points of access directly off pasture. Exclusive off-road parking is available at the riverside. Elsewhere there are wooded slopes leading down to the water. The general accessibility, width and depth of the river is suitable for all ages and abilities to enjoy.

The vendor will be pleased to offer any general advice or information on request, and is keen to foster good relations with the purchaser. They will also be a local point of contact if so required, which may be of particular interest to prospective purchasers from further afield. The Sandhole (Front Cover) The Sandhole offers easy wading, with four reliable lies over 100 yards providing straightforward fly-fishing. Also productive with a spinner, markedly so towards the end of the season. Earlier in the year, the top lie against the far bank has yielded specifically good results.

The Bridge Pool

Bridge Pool The Bridge Pool is a reliable holding pool throughout the season. Good for both fly (notably grilse in the lower parts) and spinning. Easy pool to see salmon moving, with the deepest parts running to 20 feet. The Poplars A shallower pool, where salmon are less likely to hold in the lowest water, but straightforward to wade and easy for fly-fishing, and has typically yielded 12-15 lb fish, but as an example a 23lb 10oz salmon was taken from this pool in 2004.

Directions

(Pictured back cover) This consists of approximately 100 yards of deep fast water with tight lies along the opposite bank, and in deep water midstream.

From the Midlands, M50, A40 join the A4042 at Abergavenny towards Pontypool/ Newport. After approximately one mile the entrance is directly off the main road on the left-hand side immediately before the Llanellen Bridge. From London, Bristol Cardiff, M4, exit Jn 25/25a and join the A4051/A4042 towards Cwmbran and on to Abergavenny. After approx. 15 miles the entrance is on the right-hand side immediately after crossing the Llanellen bridge.

It holds fish well except in very low water. Good for both fly and spinner. Returns The beat has not been intensively fished, and offers considerable potential. Indicative returns from similar locations indicate catches of 30 salmon or more and considerably more brown trout, with sea trout also being recorded.

The river is fished subject to Natural Resources Wales’ Byelaws and Regulations. The season extends from 3rd March to 17th October (30th September trout) and retention of salmon catches is permissible from June to October.

The beat offers fishing for parties of up to four or five rods and the adjacent beats are in long-standing ownership and fished on a responsible and neighbourly basis which the purchaser will be expected to empathise with.
