- Expert advice

Home Report

Any advice given to you is based on experience and is intended to get you the best possible price in the optimum timescale. From our initial chat we will help you present your property in its best light and in line with feedback we receive from viewers we will continue to guide you on how to maximise the value of your home.

In line with new regulations, a valuation will be placed upon your property by an independent surveyor during the preparation of the Home Report. This is a legal obligation in Scotland and is required to be carried out prior to marketing. The final approach to asking price will be determined by a combination of the Home Report figure and by market conditions.

- Quality materials We prepare high quality marketing materials which reflect the quality of the properties we sell. Good quality brochures are dependant on professional photographs, floor plans, site and location plans to provide simple but effective information.

Taking things forward Bringing a property to the market is effectively a simple process. However it is important that the route is well planned and co-ordinated. The earlier preparations begin, the smoother the process will run.

Timing The rural market tends to be seasonal and whilst we can’t always schedule the need to move house it is important that we capitalise on the spring/summer and early autumn seasons as much as possible in order that your home is displayed at its very best.

Price The key to achieving a successful sale is not only in the presentation of each individual property but on the level of price set. The current market is particularly price sensitive and any property which is perceived to be overpriced remains unsold. We will guide you on obtaining a Home Report and setting the asking price to attract maximum interest and the best bids possible.
