At Cordillera that entails several new areas of development in the community that are underway which offer some of the best new lot and home opportunities that we’ve had in years. One additional new initiative for 2014 is to better capture in photos and video the wildlife and natural scenery in Cordillera Ranch. We have such a diverse and stunning landscape with such an array of animals roaming the area including whitetail deer, axis, fallow, sika, porcupines, turkey, fox and many different birds.

A hanger steak is a cut of beef prized for its flavor.

Derived from the diaphragm of a steer it was sometimes known as “butcher’s steak” because butchers would often keep the cut for themselves rather than offer it for sale. Very popular in Europe, It is also occasionally seen on menus as “bistro steak”. Anatomically the hanger steak is said to “hang” from the diaphragm of the steer. It is a vaguely V-shaped pair of muscles with a long, inedible membrane down the middle. As it is a supportive muscle and not an active muscle it is a unique cut of beef. It is redder than any other cut and

Happy New Year! I wanted to take an opportunity to share with you some of the exciting things we have planned for 2014.

There were a number of successful events last year that we hope to build on this year and a few new things planned for next year. The Bear Trap Friday afternoon game will be in its second year, and I hope you will come out and participate. It is a great way to get to know other players or just play in the weekly game with your own group. The format is a running quota with skins.

We will be doing our Men’s Night Events a little different this year as we will be hosting them every Thursday night during the summer. The first one will be held May 29 and they will run through August 28th. We will alternate between 2-man and 4-man teams each week and we will have a different format each week as well. We want this to be much like the Bear Trap game and make it as easy for you to come out and enjoy 9 holes of late afternoon golf with your friends. Announcements for MNO will begin in the Spring so stay tuned for details.

The MGA Staff Kick-Off Scramble will take place on Saturday, January 25th. The format will once again be a Scramble. New for this year we will have key Cordillera Ranch staff personnel joining each group. This is a great way for so many of us to get to know our members and a chance for you to maybe play with someone that you have not yet played golf with. I think this is going to be home-run so hope you will help us get the year started off right and play in the tournament.

On February 22nd, we will be hosting the First Annual Cordillera Ranch Putting Championship. We have an awesome day planned as we hope to identify the best putters here at the Club. Breakfast and Bloody Mary’s begin at 7:30 before heading out for a 9:00 shotgun. The format is best ball of the twosome and there will be two flights based on combined handicap. Team entry fee is $80 and we will have an optional skins game as well as pari-mutuel wagering for those who would like to make it a little interesting. I hope you will join us in something new that we think will turn into one of the most fun events we have here at the Club each year.

We will be working hard next year to get our staff down to the Practice Park more as well as on the course. This will allow us the opportunity to give more lessons and do more club fittings. Look for the demo and fitting equipment to be more readily available on the tee-deck as well as our GC2 launch monitor. If you have not been properly fit or are looking to test a new club and compare it to your current one, please have us work with you on the launch monitor.

Finally, PGA Assistant Golf Professional Gevin Allen will begin teaching full time here at Cordillera Ranch beginning March 1st. Gevin is very excited about this opportunity and he has worked hard over the last year to develop an instructional program that will benefit all of our members. He will have programs developed specifically for golfers of all varying abilities. I think he is going to do a fantastic job so please look forward to more information from Gevin over the next couple of months.

We are always looking for ways to grow and improve our golf operation so please let me know if you have any suggestions that will help us improve the member golf experience here at Cordillera Ranch.

PLAYING THE COURSE Hole #6 - 453 yards Par 4 – Handicap 7 This is the seventh installment in a series of articles describing course strategy for some of the best holes at Cordillera Ranch. The Jack Nicklaus Signature Course is ranked #5 in Texas by the Dallas Morning News. Hole #6 is an outstanding par 4 that has maybe the best view of any hole on the course and happens to come right after the number one handicap hole on the golf course. But don’t let this beauty fool you, it may be easy on the eyes but can play extremely difficult.

When playing the sixth hole you are at the highest point on the golf course. The views across the Texas Hill Country are absolutely breathtaking. The best place to hit your tee shot is down the left side of the fairway. The farther right you hit it brings into play a meandering creek down the right hand side. The long hitters do have an advantage here if they can carry the outermost point of the creek on the right as the hole opens up and can leave players with a very short iron to the green instead of a mid-iron.

Players hitting the tee ball on the left side of the fairway have the best approach to the green. This green is surrounded with bunkers on the left, front right and behind the green which leaves a small opening. Short right of the green there is a large lake that can be a factor for shots coming up short of this green.

Hole locations on this green will dictate how aggressive you can be with your approach as front and middle pins are the easiest to get to and where most birdies can be made. Be careful of the far right hole location as an approach requires carrying the bunker and there is very little room before you will go long into the bunker or hazard that is directly behind the green.

The prevailing South wind here means the hole usually plays downwind. It is also a downhill hole that plays down valley so can often play one-club less. The putting surface can be a little quicker than what might first appear when you are putting from front to back on this green.

This hole really is an excellent one that happens to be sandwiched between a great par 5 and a great par 3. When you walk away with par on this hole you feel good because there is trouble lurking everywhere on this hole.

Rio Olympic Course using Same Turf as Cordillera Ranch Golf returns as an Olympic sport in the 2016 Summer Olympics in Rio de Janeiro after over a century absence. In 1904 golf made its second and final appearance at the games in Saint Louis at the historic Glen Echo Country Club. Many of you may know of golf’s return but many may not know the commonality between the course being built near Rio and the Jack Nicklaus Signature course at Cordillera Ranch. Zeon Zoysia, the same turf used on the tees and fairways at Cordillera has been selected as the turf of choice for the Olympic Course.

Zeon Zoysia is a warm-season fine bladed turf that is extremely versatile. It can be used on home lawns, sports fields, golf courses, and many other areas. It can thrive in a wide range of soil conditions and has moderate to excellent shade tolerance. Zeon is also very drought tolerant and requires significantly less fertilizer than bermudgrass or St. Augustine grass.

The Olympic Committee had a strong desire to build a sustainable golf course.

Zeon’s low water and fertilizer requirements were significant features in their turfgrass selection not to mention its beauty and playability.

Countless members have said they are ‘spoiled’ playing on the Zeon Zoysia surfaces at Cordillera Ranch. Rarely, if ever, does a player have a bad lie. The ball sits up as if it’s perched on a tee due to its upright growth habit and leaf density. It plays great during its summer growing season and even during its dormant winter season.

Zeon Zoysia comes from Bladerunner Farms in Poteet, TX owned by David Doguet. Doguet developed and bred the zeon at this farm and Bladrunner Farms is the largest privately held zoysia breeding facility in the world.

It will be fun watching the player’s reactions as they step off the course in 2016. I’m sure they will be amazed by this excellent turfgrass.

SNAG Golf Jack Nicklaus and SNAG Golf

In 2013, a national grassroots initiative to bring entry-level golf to millions of children and adults was spearheaded by Jack Nicklaus and SNAG® Golf in conjunction with the National Recreation & Parks Association (NRPA). SNAG stands for Starting New AT Golf.

Jack Nicklaus believes that golf is too slow out of the blocks. “Today, kids start playing athletics when they are as young as 4 or 5 years old, and by the time they are just 7, 8 or 9 years old, many of them have picked their two or three sports,” he said. And golf is not really at the forefront. Another challenge is that golf lacks the team component which can be really attractive to kids. Equipment is usually not kid friendly in golf. All of these things make it difficult to get kids involved and playing golf.

SNAG Golf was started by Wally Armstrong and Terry Anton, two former PGA Tour professionals. Equipment for the game consists of colorful, giant-headed clubs and oversize golf balls that make it easier for kids and all beginners to learn the fundamentals of the game. It is typically played in any large, open area like a park. A six-hole course can be set up in about 30 minutes. The emphasis for younger kids is on whacking the ball and having fun while the older kids get instruction and compete in Best-Ball formats against other teams. Nicklaus has formed leagues with parks-and-recreation departments across the country with the plan to have over 1,500 programs in place in 2015.

We have utilized SNAG Golf on numerous occasions here at Cordillera Ranch with great success. We implemented

it this past Summer in our Junior Golf Camps and the kids really enjoyed it. We have also utilized the equipment during special events here at the Club and private birthday parties. It should serve as a great feeder system into the game and provide kids with the necessary skills at an early age to get them playing regularly.

What Is TPI?

The Titleist Performance Institute (TPI) is the world’s leading educational organization and research facility dedicated to the study of how the human body functions in relation to the golf swing.

The Titleist Performance Institute is part of the Acushnet Company’s Oceanside Test Facility. The original facility was built in 1997 for the purpose of robotic, consumer and tour testing of Titleist golf clubs and golf balls. In 2003, TPI research facility was renovated and improved using state of the art technology from 3 dimensional motion-capture studios to the latest fitness machines.

Since 2003, TPI has studied thousands of golfers ranging from tour players to average golfers. TPI gathered important data of all golfers with various shapes, sizes, ages, and fitness levels. From these data, TPI has created a systematic golfscreening program to determine one’s physical limitations that may lead to swing

faults and mid-swing compensations.

These physical limitations may also cause an injury if it is not addressed. TPI prescribed exercises are design to address each physical limitation and swing flaws to improve their golf game.

You can watch the Titleist Performance Institute Show Mondays at 4:30pm on The Golf Channel. This show will take you through numerous exercises and drills.

The best way to get started with this unique training is through two of the TPI programs at Cordillera Ranch offered by certified TPI instructor Ann-Kirstine Allen.

TPI Golf Screening: This program is an opportunity to determine your strengths and weaknesses. Utilizing the TPI physical screening process, physical limitations and swing flaws are determined. A prescribed customized program will be assigned to you. The steps of TPI Golf Screening are below:

Physical Screening: The physical screening process will include tests that will determine mobility, stability, motor control, strength, power, and cardiovascular endurance.

Video Analysis: You are able to see your swing faults (for example over the top or a sway). These flaws are generally connected to a weakness in the physical screen.

Familiarization of the Prescribed Exercise: To ensure you will perform each exercise correctly. The client will typically perform the program for 4 to 6 weeks.

A Final Video Analysis Session and ReScreen: This final session will determine the client improvements.

TPI Golf Circuit Training TPI Golf Circuit Training is where you can compete, have fun and exercise with your golf mates and friends. The class is focused on specific exercises to improve flexibility, mobility, stability, strength, coordination, endurance, explosiveness, power and mental strength all needed during a round of golf. There is a direct correlation to your golfing ability and how proficient you are doing these exercises. The golf circuit class is a great way to improve your golf swing and overall conditioning.

Single Leg Hurdle Step with Arms Overhead with Club: This exercise builds balance and stability (core, glutes and hips). Balance and stability with your lower body is important to support your backswing and follow through.

Chop-Resisted No Rotation Tall Kneeling: Helps develop shoulder, trunk, along with lower body and shoulder mobility. This exercise will also improve the disassociation between the upper and the lower body.

Disassociation will improve the sequence of the downswing.

As they clink wine glasses in their private wine cellar, the Schofields smile at one another from across the table. Two people that have traveled the world together, and cultivated one another’s career in their relentless pursuit of happiness, they fully appreciate one another as an integral part of the other’s success. Two high-level executives that have functioned in various support roles for the other at differing times, their adventure ultimately led them not only to the Texas Hill Country, but also to Cordillera Ranch.

Keitha was raised in the Houston area, the daughter of a music teacher and computer programmer, and was forever the good student. “To this day I regret that I never even played hookie!”, she laughs. Eventually enrolling at Stephen F. Austin, she pursued a major in Journalism and Sociology; both degrees that she credits with much of her success. She begins, “First of all, I didn’t have a specific plan after high school; I just knew that I wanted to graduate and go to college. So when I got my first acceptance letter to Stephen F, I quit searching and enrolled.” She continues, “I loved sociology – I built my career on communication, and all those years when there was a crisis in a company, all the CEO wanted to know was who, what, when, where, and why? So I could dial in that information quickly, and pretty soon people start looking for you. It’s really a Masters in leadership with sociology because you simply learn about how people interact. If you can nail communications, and you know how to build teams, your career will take care of itself.”

While her career may have eventually done just that, it had quite humble beginnings.

“My goal after college was to make enough to pay my part of rent with my sorority sisters and make my car payment. That was it. I worked in a bank as an assistant to the Manager for the team that ran the letters of credit. The Houston Chronicle had offered me a job, but it was 3rd shift, and I figured it would interfere with dating! I was with the bank for a couple of years, and then just moved to a larger bank as selling data processing services to community banks all over Texas. Your success was measured by your appointments, the sales, and how many vegetables you got from their home garden.

Needless to say, these were very small time banks. I enjoyed it because of the people interaction, and I got my first real job there as they were introducing ATM networks, and I was put in charge of that network. I was able to create all the systems for the Southwest states. Eventually, I was running I.T., their debit and credit card systems, and was on the Board for the Pulse Network, and the BankCard Systems by ’83. That was a large bank, and that was a Senior Level job.”

As Keitha was growing up in the Houston area, a young Chuck Schofield was also navigating life in upstate New York. The son of a postal employee and a homemaker, Chuck lost both of his parents by the time he was 21. Also choosing Stephen F. Austin upon graduation, Chuck played baseball while attending college. He laughs, “If you’ve ever played ball in a New York winter, you’d know why I wanted to play down south in Texas!”

As graduation loomed, Chuck began to map out the beginnings of his career. “I didn’t have a darn clue as to what I was going to do after college. I had majored in Business Administration, and my plan was to go to the military, but they wouldn’t take me because of a heart issue. So I went back to Rochester and went to work for Chemical

Bank. I was excited to be back home, and I worked as an auditor for 36 branch banks.

That kept me on the road for quite a bit, and I enjoyed meeting all the new people, and it really gave me an opportunity to see the good and bad side of people.” Recruiters throughout the country took notice of Chuck’s skills, and he eventually was hired at a bank in Florida, and ultimately ended as the President of a bank in Houston.

“I was in graduate banking school when I met Keitha. We were at a community bank opening, and I saw her across the room. We went to a Virginia Slims Tennis Tournament at the Astrodome for our first date. We were just chit-chatting, and she told me she had attended SFA, and we talked about how we had been there at the same time, but never met! We talked about that a lot of the next 19 days, as we had 11 dates during that time.”

And at the end of those 19 days, Chuck and Keitha were engaged.

“I just thought he was so cute. He asked, ‘What is your mother going to say when she finds out you’re marrying a Yankee?’ I said ‘she could care less’. 20 years later we learned that she called my aunt and said ‘I can’t believe she’s marrying a Yankee!’” Chuck continues, “Everybody was pretty supportive. We both had jobs, our own places, and were old enough to know what we were doing. We were married a couple of months later. Both Keitha’s sister and brother had eloped.

She had suggested that we do the same, but I insisted that her parents deserve at least one time to walk down the aisle, and it was just fabulous.”

The newlyweds eventually built a home in the Woodlands area of Houston and continued their careers. Keitha had moved positions to Continental Airlines as their Chief Technology Officer, and the duo took full advantage of the perks. She explains, “We traveled constantly. We would eat dinner on a flight to Paris, enjoy the day there, and then fly out Sunday morning. We took full advantage of every opportunity to get out and explore.” Chuck adds, “You know, when she got the offer to work for Continental, she was uncertain.

I told her that I would never interfere with her career, but that I thought she should take the job. And it turned out to be a wonderful experience.”

Keitha was eventually courted by Farmer’s Insurance, based out of California.

Initially refusing the opportunity, Keitha finally met with them, and was presented with an offer. Chuck says, “She got this offer from Farmer’s, and we agreed that we would meet in New York. We went to a restaurant on Saturday afternoon at 1pm, and we sat in the bar and had some champagne. I said ‘you know I would never interfere with your job, but it would

the entire organization. Additionally, she was on a variety of Boards, and traveled relentlessly. Chuck adds, “Throughout all this, I’m quasi-retired. I’m doing consultant work in Houston, but my secondary job was with Farmer’s. I would interact with all the other agents and their spouses.

Farmer’s, unlike many companies, typically involves much more than just one person working within an agency. It’s oftentimes a husband/wife team that starts an agency.

“My sister lived here, and we came here on a weekend to visit her. Her sister said ‘You’ve got to buy some land here!’ We came out to Cordillera Ranch one afternoon, and bought 5 acres on Greystone Circle that weekend. 2 years later we began building with Robert Thornton.

We sold our house in California, and we knew that we would retire back to this

But before they moved back, Keitha and Chuck were busy. VERY busy. Keitha eventually ascended to the CEO of the Shared Services Organization for Zurich, the parent company for Famer’s, which included all of the support functions within

The expectation was that the family would attend the conventions and gatherings, and it was part of the culture. It was also one of the reasons that we loved it so much.” Keitha says, “In order for me to do what I needed to do, I needed him. We did it all as a team, and we talk about my career as our career. He was an integral part of everything that we experienced.”

During their career in California, the Schofields visited Keitha’s’ sister in

area; we had always wanted to live in a smaller city that was less than an hour from a major airport, and this was the perfect sized town, the land was beautiful, and oddly enough, when I (Keitha) was working at the bank early on, I had this huge project and this business owner, the owner of the bank, and the auditor for that bank (30 years later) all live here in Cordillera. We instantly felt connected to the area.”

Shortly before Keitha and Chuck’s retirement in 2010, they began to look at new options within the gates of Cordillera Ranch. Chuck explains, “Our first home here was the first large home we had built. There were things that we felt were missing from that house, and we talked to Robert (Thornton) and asked if there were ways to add on, and he said you were best to just build. I went on a quest to find a lot, and we found this lot. We bought it, and between he and Dave Morris (architect), they had a sketch the next Monday.

We saw Dave on Thursday, and on Saturday he called to tell us that he had already designed our home. He had the elevation completely done. It was a different type of house for he and Robert, and I think they both really got into it. We loved our home on Greystone, but having this one built in exactly the way we wanted for our long term needs has been fantastic.”

And their appreciation for the home extends beyond it to encompass all of Cordillera Ranch. Keitha explains, “We love Cordillera Ranch. I was worried about retiring and coming to a place that I didn’t know anybody. It’s a community, and that’s a word I’ve never used with any other place we’ve lived. People will say ‘It’s really good to meet you, and they mean it!’ and that just doesn’t happen in big cities.

I started playing cards with ladies in a regular group, and I didn’t know a person, nor the game, and now I’m in a room with 25 women, and they always treat me like I belonged and they knew me. And that’s been so special.” Chuck, an avid golfer, agrees. “When we started out here in Cordillera, it was more of a rural group of individuals. The progressive change via the golf course has brought in new people and has caused the community to really grow up. We have so many friends in here.

If you can’t find enough to do in Cordillera Ranch, then shame on you. I assure you that it’s not due to lack of options.”

Still traveling avidly, the Schofields continue to infuse themselves in the local community while seeking adventure abroad. While their passion for travel takes them around the world, returning to their home in Cordillera Ranch is most welcomed. Keitha finishes, “We thought we had traveled extensively until we met people out here that have been to places we can’t even spell. The people out here are fascinating, and it’s one of the more enjoyable aspects of being here. The people tend to define their lives by who they are now, and not by their careers.

And that is just beautiful.”

One of the great things about being at Cordillera Ranch on a daily basis is the diversity in wildlife that we are able to experience. Some of my greatest memories as both a child and adult are spent observing wildlife. I am fortunate to be pursuing a career that keeps me outside much of the time. Some of my greatest joys in recent years are seeing my children with a keen eye point out to me a bird they see or hear of the thrill when they observe something as small as a caterpillar hanging from a tree. Observing wildlife brings a great sense of calm to our daily lives, and I encourage you to slow down some time, go sit by a tree in the woods and simply watch and listen to the wild world around you.

Texas is an extremely diverse state with 10 distinct eco-regions ranging from desert in the western portion of the state to the dense forests of the east. Texas is second only to California in terms of its biodiversity, with the highest number of birds and reptiles and the second highest number of plants and mammals in the United States. Texas is bursting with wildlife of every conceivable shape, color, size, and disposition. Over 165 species of mammals are native to the state, as well as 213 species of reptiles and amphibians.

Texas also hosts the greatest diversity of bird life in the United States -- 590 native species in all.

The Texas Hill Country is an incredibly ecologically diverse landscape that is home to native and non-native species. In the next several issues of Cordillera Ranch Living we will highlight some of the wildlife found in and around Cordillera Ranch.

upon decades to best manage large game animals and also introduce several exotic species for hunters. Over time, many of the exotics in the area have found their niche in the ecosystem. Land stewardship and thriving populations of wildlife go hand-in-hand and healthy populations of native wildlife demonstrate that land is

part of a functioning ecosystem. I am not a biologist, so I will not attempt to explain the issues with having non-native animals competing alongside native animals. Exotics, or non-native game, certainly can be observed in and around Cordillera Ranch and I will highlight some of these species in the issues to come. Exotics started showing up on Texas ranches in the 1950’s as ranchers quickly discovered alternative sources of revenue and a large market for hunters who desired to hunt these animals in Texas. Today there are 51 species of exotics in the state, the most common being axis, sika and fallow deer, blackbuck antelope, aoudad, wild Corsican and mouflon sheep. I have seen all of these exotics in Cordillera Ranch.

The 2013 Year in Review and Outlook for 2014

by Charlie Hill The long, slow housing recovery finally accelerated in 2013 as most major markets across the country recorded home price increases and faster sales paces. Nationally, housing inventories have declined over 35% in the past four years putting more balance in the supply and demand equation. As this year in review indicates, Cordillera Ranch experienced similar upward trends in real estate sales and membership sales. As usual, most of the sales were concentrated in the Spring and early Summer with August through October being slower sales periods. This year the slowdown in September was more than seasonal; the national housing market slowed in September and October as consumer confidence dipped with fears surrounding the government shutdown and debt-ceiling issues. In November, activity picked up with several large home and lot sales.

Real Estate: Recent Sales and Construction Recap Overall, through the trailing twelve months ended 11/30/13 there were $41.9MM in real estate sales in Cordillera Ranch, including all lot and home sales (excluding new home construction), which represents a 33% increase from the same period in 2012. Lot sales (developer and resale) accounted for $12.9MM of this figure (56 lot sales with disclosed price; another 5 with non-disclosed price) while home sales totaled $29MM in Cordillera Ranch. The highest demand for lot sales was the Clubs Village area, including Summit Pass, Di Lusso Villas and Nicklaus Signature Golf lots; Clubs Village accounted for 41% of lots sales in the last year.

Cordillera Ranch Realty agents accounted for 96% of lot sales in 2013. “In 2012 and 2013 the buyers that had the capability of getting back in the market were buying property again. They were planning for the future,” according to Rick Grimes of Cordillera Ranch Realty. “We conservatively managed the release of new lots in the downturn to keep the market as healthy as possible. Now that the activity has picked up, we’ve begun to release new lots in a variety of different sizes, price points and areas within the community. It’s exciting to be able to offer completely new home sites to buyers again.”

The following chart illustrates overall lot sales in the ranch in the last three years.

While Clubs Village was in demand for lot buyers, home sales were scattered throughout various parts of the ranch. Cordillera Ranch is really a community with at least five different distinct property types or neighborhoods ranging from Clubs Village home sites to Guadalupe River-Front properties to Ranch estate home sites to hilltop View estates and Di Lusso Villas.

As a result of this variety and the widerange in age of properties built from 1998 to 2013 there is always a wide range of price points available. In 2013, home sales ranged from $426k to over $2.9MM with an average price of $935k. The following chart shows the 10-year history of annual home sales average prices and number of homes sold.

The 31 homes sold in the twelve months ended 11/30/13 represent the most home sales in a year over the last 10 years and 63% jump from 2012. Moreover, the chart illustrates the steady increase in average home sales prices in Cordillera Ranch over the past 10 years; the 2013 average price is up 36% from 2004.

If you’ve driven through Cordillera Ranch recently you’ve probably noticed a lot of new homes under construction.

We’ve had 11 new home starts in the 4th quarter of 2013 alone, and there are currently 50 homes under construction in the community. At the bottom of the market in 2009 there were 20 homes under construction in the community. In addition to the 50 homes under construc-

tion, there are another 27 in architectural committee design review for a total of 77 homes either under construction or in design. Of the 50 homes currently under construction 17 are in the Clubs Village and the other 33 are scattered around the various neighborhoods in the rest of the community. “As the stock market has increased and confidence has gradually improved, people began to dust off those dreams of a custom home,” remarked Ray Stadler, partner in Stadler Custom Homes, a Preferred Builder at Cordillera Ranch.

“We have three homes under construction in Clubs Village right now and the last two spec homes we built and sold were in Clubs Village, including the recent sale of our Winged Foot spec,” says Damon Christofilis, partner in Burdick and Christofilis Homes, a Preferred Builder at Cordillera Ranch. “It seems to be where a lot of buyers are gravitating because it’s the hub of the social activities in the community.

We recently moved into Clubs Village from the Ranch area of the community and have really enjoyed being so close to the clubhouse and golf course,” adds Christofilis.

Real Estate: New Development Update As demand has rebounded we’ve worked to keep up by developing new lot product in the various different neighborhoods at Cordillera Ranch. We have four areas in various stages of development: Di Lusso Phase 2, Bear’s Ridge, Springs of Cordillera Ranch and Nicklaus Signature Golf lots. Here is a brief update on those four areas: Di Lusso Villas Phase 2 (in Clubs Village) streets and utilities are nearing comple-

Springs of Cordillera Ranch (new section across FM 3351) is in platting and presales phase. This offering of lots presents a diverse mix of four distinct sections with 3/4-acre lots, 1-acre lots, 2-acre lots and 3-acre lots. Clubs of Cordillera Ranch: Membership / Operations For the seventh straight year since the Club’s opening, we had a net increase in Club memberships in 2013. Overall there are 615 total members including Ranch and Golf members. Golf rounds are up year-to-date (through November) versus

prior year and we expect to finish 2013 with slightly more rounds than the 18,500 we had in 2012, in spite of the fact that we had significantly more rain days this year (thankfully). During the year, a number of capital improvements and upgrades were made at the various clubs facilities, a few notable ones include: new paddock and water lines at the Equestrian Center, purchase of the new Club Mercedes Limo Van and a new 15 passenger van, golf maintenance facility additions, bunker reconstructions, golf practice park and pool furniture refurbishment, resurfaced all tennis courts, new tennis ball machine, and new china and silverware for the food and beverage operations among many others. Additionally, the Club retired all of its bank debt in 2013 which is a major accomplishment considering the economic times. Operating the Club now without any third-party debt provides flexibility, stability and an extra level of comfort to our many members.

Outlook: While 2013 continued the recovery and turned the gradual upward trend into a steeper rise, the market outlook for 2014 is slightly higher lot sales activity with expected flat home sales activity considering that 2013 was a record year for home sales in the ranch. The area is benefitting from the continued Eagle Ford Shale oil and gas boom as well as health care expansions. In the past 18 months we’re seeing more buyers from out of state than in the prior four years. Many California and even east coast residents are finding Cordillera Ranch as a great option to call home. The combination of excellent schools (Boerne ISD), steady job growth, desirable climate, pro-growth state government, low taxes and unmatched community amenities has us positioned well for a great 2014. “We built this house for the family,” says Sue Boyd, “So everyone can be here at once. We have four kids, ranging from sixteen to thirty-one. And our first grandchild is due in March.”

Sue and John Boyd had been living in Denver for nine years when John’s work in the oil and gas industry transferred him to San Antonio. He says, “I knew about Fredericksburg and Kerrville, but I didn’t know much about Boerne. Then I discovered Cordillera Ranch and just loved it right away, and Sue did too. It’s a combination of Hill Country acreage and low taxes.

And only a twenty-five minute commute to work. It has everything we like – the clubhouse, golf. It didn’t take us very long to decide this was it. We interviewed four builders and liked all of them but we felt a special connection to Talashia Jansen and Ray Stadler (from Stadler Homes).

We were impressed by how personal they were and how they handled everything.

They were actually the first people we talked to.”

“Talashia took me all over,” says Sue, “to look at fixtures, plumbing, tile; everything you can imagine. I’d been saving

photographs from magazines of what I like and Talashia knew where to go. Most of the interiors came from Class, Covers and Colors in San Antonio.” She points to the suspended ceiling fixture over the central kitchen island, and adds,”This is based on a photo I saw.” The original custom fixture,constructed of dark wood beams and embedded with small tract lights is the central focus of the room.

“And the cabinets,” John adds, “after they were installed we put in a change order and added the glass cabinets on top for some of Sue’s collection of vases.”

The kitchen is certainly a key element of the home. “I can’t wait to cook Christmas for the family,” Sue says. “This is my prep sink,” ultra-modern, rectangular, stainless steel, embedded in the granite counter top. Opening a cabinet under the sink she takes out a cutting board and shows how it fits neatly over the sink. “And here are the prep bowls that you can set along the edge and then just move them to the stove,” a beautiful six-burner gas range.

Other features of the kitchen include a drawer microwave, two ovens, a steam oven and a built-in coffee maker. The

woodwork is dark with clean, with crisp modern handles --a cook’s dream.

A large curved dining room window looks out into the front of the property through clusters of native oaks. “We’ll be able to seat the whole family in here,” Sue says happily. She explains the unusual ceiling, known as a groin ceiling -- a term that means two overlapping barrels -- has a Venetian plaster finish which gives an old world charm. Besides the formal dining room, there is an eating alcove in the kitchen that overlooks the backyard. Next to it a granite counter functions as Sue’s desk and place to display her blooming Christmas cacti.

“I’d say this style is more contemporaryTuscan,” says Sue. “Some of the older homes have the dark burgundy walls,” as opposed to the soft neutrals she chose, and travertine tile flooring. A wine-room and “casita” (sometimes called a motherin-law suite), with a private bath, kitchenette and entrance from the front of the house, complete the first floor. Upstairs there is a game room, a bedroom with a balcony for their sixteen-year-old daughter, a student at Boerne High School, and a bedroom for their nineteen-year old son, a college student in Austin.

The living room has celestry windows that add light and dimension. And none of the windows have treatments which give a clean, modern look and gives a relaxed feeling of being inside and outside at the same time. John explains, “In Houston we had to close up the windows because of neighbors but here no one can look in, so we don’t need them. We only have drapes in the bedroom.”

“Ray and Talashia took us to other homes they had built and the people were so happy to let us come in and look,” Sue says. ”We went to one house three times,” says John,” and that’s how we decided on some of this.” An L-shaped black leather couch faces a corner stone fireplace, with a dark wood mantel and over it a flat screen TV. Sterling Technologies supplied stateof-the-art media throughout the house.

out deer. “I know some people want to live on a hill, for the views,” John says, “but I love the privacy here. When the trees are leafed out you can’t see any other homes.

And Swede Creek, which backs up to our home, runs all year. It even kept running in 2011 which was a really dry year.” He shows where native grass seeds have been planted. “We like that the landscaping has to be mostly natural. It really feels like living in the country. And it’s so quiet.”

“In a few years I imagine grandkids squealing and splashing in the pool,” says Sue. “We added a powder room off the outdoor living space so wet swimmers don’t have to go into the house.”

Another unique feature is John’s finished shop complete with a hydraulic lift for vehicles. My dad was a mechanic,” John says, “And I like working on cars – changing the oil, working on brakes. Sometimes my job gets stressful and this is a way for me to mellow out. Eventually, I may do other things like work with wood.”

John points out that the house is very green, “It’s a foam house, they injected foam insulation. It’s really very energy efficient.”

Sue’s getaway is their serene bathroom suite. “His” and “Her” sides are connected by a glass-walled shower. Recessed lighting, a modernistic chandelier, built in TV and fireplace all add to the peaceful

spa feeling. The free standing Kohler tub looks like a piece of art, a white ceramic vessel to relax and revive in. Sue keeps in shape working out on her upright punching bag in her private workout room.

“John was kind of worried about me,” Sue says. “I was a city girl. I grew up in Redondo Beach, and lived in Chicago, and Houston and Denver. I’d never lived out in the country. But you know, it’s really easy to get to Boerne, or La Cantera. I don’t feel I’m missing out at all.”

BERGHEIM VOLUNTEER FIRE DEPARTMENT Cordillera Ranch Supports Bergheim Volunteer Fire Department Several Cordillera residents have joined together in an effort to recognize volunteers from the BVFD for their support to our community. Spearheaded by Club Members, Terry Smith and Terry Weller, a monthly recognition dinner is being held at The Clubs of Cordillera Ranch. Once a month during the Club’s popular “Goldrush” night, a Club Member will host a fireman for dinner as a special thank you for all their efforts. This effort allows for both the BVFD and residents to get to know each other as well as supporting the fundraising efforts of the 2015 SHINDIG benefitting the BVFD.

Title/Role with the BVFD: As Building Manager for the Bergheim VFD, area community organizations contact me to reserve the fire station for meetings. I developed a “Use of Bergheim VFD” policy which was approved by the board. This policy is provided to organizations to complete, sign agreeing to the policy and return to me. I am also responsible for the maintenance and keeping the station clean, including removing trash and recycling.

Title/Role with the BVFD: I’m just a firefighter, I haven’t been there a lot lately because of school but I normally go on calls and help with cleaning the station and checking trucks.

Years with BVFD: I became a member of the Bergheim VFD in 2009 before it officially began operating.

“Day Job”: I am a student at the University of Mary Hardin- Baylor in Belton, TX and in the process of getting a Bachelor of fine art in studio art. I am trying to transfer down to a School in San Antonio so I can continue being active in the Bergheim fire department.

“Day Job” I retired with nearly 37 years of Federal Government Service in Acquisitions and Management. This includes 4 years of military with a tour in Vietnam. I am a Life Time member of the Veterans of Foreign War. Favorite part about working with the BVFD: My favorite part is the satisfaction of giving back to my community. This may sound corny, but I’ve been blessed and it’s important to help those in need.

Why did you choose to volunteer with the BVFD? I heard they needed volunteers. I consider it an investment in protecting our community. Plus the fire station is less than a mile from my home.

Least favorite part of your role with the BVFD? The least favorite part of my role with the Bergheim VFD is having to clean rest rooms. But it’s all part of keeping “our home” clean.

What’s one thing that people don’t know about being a volunteer Fire Fighter?

One thing that people may not know about being a volunteer fire fighter is that it takes many hours of training and continuing education to meet the ever-changing required qualifications.

There are also some medical qualifications needed to be a First Responder. Finally, it helps to be physically fit to be a fire fighter and first responder. Please keep in mind that there are a variety of jobs within the volunteer fire department that can be performed by those of us that are not physically fit to fight fires.

All volunteers are welcomed.

Years with BVFD: I’ve been with Bergheim since I was 16 in 2010 but I wasn’t officially voted in until 2011 when I turned 18.

Directions

Beat all eggs first then mix in all the other ingredients.

Pour into a 9X13 buttered pan and Bake for 35 min.s @ 350.
